Passed experience with good appraisers out of their territory is they would call me for help. Have times changed so much they can't ask for help or is it they just don't care? The latter seems the case in this recent under appraisal problem. This appraiser completely skipped an identcal home with the excuse "it was too old". It closed exactly 6 months and a day from her appraisal and would have saved the deal. Then she said "I am legally not allowed to talk to you". I'm not the lender...I'm the listing agent. There is no law stating appraisers cannot talk to Realtors. Why did she say that and why did she then HANG UP ON ME? How rude!

When we Realtors act out unethically there is a committee called the Professional Standards Committee that will deal with us. Why doesn't the appraisal commutnity have a similar organization? Who can we report this undesireable activity to? Or, are we just going to let the banks, appraisers and the like continue to take advantage with no recourse?
