Phoenix AZ Metro Area Real Estate Statistics

The Phoenix Metro Area real estate market continues as number one for price growth. According to David M. Blitzer, Chairman of the Index Committee at S&P Dow Jones Indices, “Phoenix continued its climb, posting an impressive year- over- year return of 23%; it posted eight consecutive months of double-digit annual growth.”

According to S&P Dow Jones Indices (Case-Shiller), year-over-year price improvements in Phoenix have been over 20% now for four straight months!

Stan Humphries, Zillow’s chief economist, says, “Phoenix is the most advanced real estate market. It was one of the first to go into recession, and one of the first to emerge from recession. Phoenix has been a lab where we’ve gotten to see the effects of a high foreclosure rate and high negative equity.” The price of homes in metropolitan Phoenix real estate could rise 8.5% this year, according to Humphries.

In the Phoenix AZ Metro Area, foreclosures were down 78% in January 2013 from their high in 2010, according to RealtyTrac.

Distressed sales are a composite of short sales and lender owned sales in Maricopa County whose orginal owners were compelled to liquidate their property under duress. The number of short sales in August rose 11.1% to 2,201, representing 25.3 % of total sales. Short sales and foreclosures combined 5,835 representing 67% of total sales in the valley.

Top Tax Deductions for Investment Property Owners

Since we are in tax season, I thought it best to review some of the top tax deductions for real estate investors. When filing your taxes, don't forget to take full advantage of all the deductions available for owners of rental property.

Mortgage Interest - The interest owed on a loan used to acquire or improve an investment property is a tax deductible expense. In addition, interest payments on credit cards for goods or services used in rental activity is also deductible.

Depreciation - Residential income property can be depreciated over 27.5 years; commercial 39 years. Depreciation is often the largest deduction a real estate investor can take.

Repairs - The cost of repairs to rental property are fully deductible in the year in which they are incurred. The repairs must be ordinary, necessary, and reasonable in amount. Some examples of deductible repairs include painting and fixing broken fixtures.   Replacing a roof would not be considered a ‘repair', but rather a capital improvement and the cost associated with replacing the roof would increase the basis of the property.

Travel Expenses - Property owners are entitled to deduct the costs associated with traveling to and from the rental property.   The drive to a property to deal with a tenant complaint would qualify as a tax deductible expense. Likewise, flying to Hawaii to repaint a rental property would also qualify as a tax deductible expense. For overnight travel, you can deduct your airfare, hotel bills, meals, and other expenses. If you plan your trip carefully, you can even mix landlord business with pleasure and still take a deduction. Please note however that IRS auditors closely scrutinize deductions for overnight travel. To stay within the law and avoid unwanted attention from the IRS always properly document long distance travel expenses.

Home Office - Landlords may be able to deduct home office expenses provided certain minimum requirements are met.

Employee, Independent Contractor and Professional Services Expenses - Fees paid to gardeners, painters, attorneys, accountants, property management companies, real estate investment advisors, and other professionals can be deducted as operating expenses as long as the fees are paid for work related to the rental activity.

Advertising - Any advertising costs associated with marketing the property for rent or for sale can be deducted.

Insurance - Insurance premiums can be deducted for almost any insurance policy related to the rental property. This includes, fire, theft, and flood insurance for rental property, as well as landlord liability insurance.

Vacant Property -Keep in mind: if the property is vacant either because the property is either up for sale or is waiting to be re-tenanted, the owner may still be able to deduct all ordinary and necessary expenses (including depreciation) for managing, conserving and maintaining the property while the property is vacant.

SBA 7(a) loans are provided by authorized banks and commercial lenders like CBLP's Lending Partners, who all participate in the program. FHA Flipping Waiver Extended to December 31, 2011

HUD has recognized the value of investors and their ability to facilitate faster re-sales and rehabilitation of foreclosed properties. Also, that the practice of "flipping" a property (purchase and re-sale happen within a 90-day time frame) is not always a bad thing. In an effort to get investors (and their money) back in the game FHA has extended the waiver on its 90-day flipping policy to December 31, 2011.

The following conditions apply in order for a "flipped"

home to qualify for FHA insured financing:

All transactions must be arms-length with no inappropriate agreements
- Seller must hold title
- No previous flipping activity on the property
- Property must have been marketed openly and fairly via MLS, etc
When sales price exceeds sellers acquisition cost by more than 20%:
- Value increase must be documented through rehab costs or explanation by appraiser.
- Lender must order a property inspection report and provide to buyer prior to closing. Inspection must cover:
  - Structure - foundation, floor, ceiling, walls, roof
  - Exterior - siding, doors, windows, walkways, driveways
  - Plumbing, electrical, heating and air conditioning systems
  - Interiors
  - Insulation and ventilation
  - Fireplaces and solid fuel-burning appliances
- A second appraisal must be ordered and paid for by someone other than the buyer (remember HVCC prevents the borrower from paying for more than 1 appraisal)
