Connecticut Housing Finance Authority (CHFA) FHA 203K Loan - Introduction - 06/30/11 07:15 PM
The McCue Mortgage Company this week began to participate in the new Connecticut Housing Finance Authority (CHFA) FHA 203K Loan Program.  FHA 203K Loans have been around for a long time, but it now has a little added twist through the Connecticut Housing Finance Authority (CHFA), and McCue Mortgage is one of the first Lenders to participate in the new Connecticut Housing Finance Authority (CHFA) Loan Product.
Over the next few days I plan to do a series of blogs about this new Connecticut Housing Finance Authority (CHFA) new 203K Loan Program.  Many of the features of this 203K Loan Product will be … (10 comments)

Today I Said Goodbye To A Good Friend And Fellow Worker. - 06/28/11 05:58 PM
Today I said my final goodbye to a good friend and fellow worker.  Phil Turner past away this past Sunday at noon time, after battling cancer for 15 months.  It was 15 months of receiving good news, only to be quickly followed by bad news.  During those 15 months Phil would be told that it appeared that the cancer was under control, to only quickly be told within a few days after that, that the cancer was progressing again.  For 15 months Phil endured these ups and downs, but even through this Phil exhibited the class and outlook on life that he did with … (15 comments)

More Banking Oversight - 06/21/11 06:26 PM
Today MReport reported that banks are seeing an increase in in-house regulators.  These regulators are not hired by the bank but by the Federal Reserve Bank of New York and the Office of the Comptroller of the Currency.  Read more about it at "Big Banks Seeing More Regulators in House"
I have not noticed any new personal at McCue Mortgage that would possibly be filling this role, but "Oversight and Bank Regulator" are not foreign to us.  We as well as other Lenders like ourselves get audited on a regular bases, and you never know what files will be requested by regulators.  As if … (15 comments)

Today I will be spending the day at my house with my wife, two sons, and my daughter in-law.  For me these are the special time, when I can spend a day with the family.  I hope that the rest of the fathers get to spend their day in their own special day.  Enjoy it, and appreciate the blessings that we are so fortunate to have.

Velocity Of Money & Interest Rates - 06/17/11 05:36 PM
If you watch the news on a daily bases, one of the things that is often reported is Personal Spending and Personal Income.  These reports are supposed to provide a better insight into the health of our economy.  But what most people do not realize is that Personal Spending and Personal Income also influence home mortgage rates.  Personal Spending and Personal Income play a role in the interest rates that will be available at the time a home is purchased or refinanced.
The reason for this is because of what is referred to as the "Velocity Of Money".  The government has … (20 comments)

Middlesex County Chamber Of Commerce Business After Work - 06/14/11 09:15 PM
Back on the 5th of this month I wrote a blog announcing the "Middlesex County Chamber Of Commerce Business After Work held yesterday at the Courtyard Marriott in Cromwell, Connecticut.  The Middlesex County Chamber holds many of these Business After Work events throughout the year, but none of them are as good as this one.
The food was excellent, and the event was very well attended.  They had a beef tenderloin that was so tender that you did not even have to chew it.  The shrimp was HUGE and plentiful, as well as the assorted cheeses, and drinks.  They also had a dish … (9 comments)

Where Do Connecticut Congressmen Stand On 20% Mortgage Downpayment Proposal? - 06/10/11 01:38 PM
I wrote a blog on Tuesday about an e-mail I sent to Vice President, of Government Affairs, for the CT Association of Realtors, Tim Calnen. asking him the following question:
"Could you tell me on how I can find out how Connecticut Congressmen voted on the proposed Bill requiring a 20% down payment on new home purchases?"
Mr. Calnen, graciously responded back to me quickly and also clearified that this was not a Bill before Congress.  Mr Calnen pointed out that this is a:
"proposed "Regulation" of a bunch of Executive Branch Agencies (like HUD, the FDIC, Federal Reseve, etc) - - known as the … (4 comments)

The Weather Finally Got Me!!! - 06/09/11 10:12 PM
OK this is not funny, this is the third time that I have tried to write a blog this evening, and the power keeps going off every time I am about to post it.  This is my final try.
We have been fortunate here in Middletown where live.  Over the last week and a half most of the town around us as have been getting hit by severe weather causing high winds, heavy rain, and power outages, but we have escaped all of that, that is until today.
Today the power was off for most of the late afternoon into the early evening.  … (12 comments)

Majority of Americans Still Want to Own Their Own Home - 06/08/11 10:07 PM
I subscribe to MReport.com and today they reported on a survey conducted by Lake Research Partners and Public Opinion Strategies, that I found the results very interesting.  Despite everything that we hear about the housing market, this survey showed that an overwhelming number of Americans still consider homeownership a good investment and a top priority in their lives that is worth the risk.
This news was refreshing given the news that we hear about on a daily bases on foreclosures, and short sales.  In my opinion this survey is good evidence that the American People have not given up on homeownership, and that for the … (32 comments)

Where Do Connecticut Congressmen Stand On 20% Mortgage Downpayment Proposal? - 06/07/11 11:16 PM
Last Friday Lenn Harley wrote a blog "FIGHTING THE GOOD FIGHT WITH THE VIRGINIA ASSOCIATION OF REALTORS!" in which she provided a link about how the Virgina Congressmen were in opposition to a new proposal to require a 20% on Mortgage Loans.  I comented on Lenn's blog and she suggested that I check to see how Connecticut Congressmen stood on this issue.  After searching the Internet high and low and not finding anything on how Connecticut Congressmen stood on this issue, I decided to send Tim Calnen, Vice President, of Government Affairs, for the CT Association of Realtors and e-mail and ask him … (7 comments)

Mortgage Fraud On The Rise - 06/06/11 07:39 PM
Mortgage Fraud On The Risedue to more and more Borrowers not telling the truth when they are applying for a Mortgage.  Borrowers are lying about their intent to occupy the property that they are applying for a Mortgage on, and about the income they make.  As a result occupancy fraud has risen as much as 25%, and income fraud more than 70%
The qualifying guidelines are far stricter for investment properties, verses owner occupied property, also fewer Mortgage Programs are available as well.  Investment properties require a higher downpayment than owner occupied properties, as well as higher Closing Costs, because of additional points … (41 comments)

VA Mortgages ............... Residual Income - 06/04/11 04:50 PM
To quickly recap this VA Mortgage Seriers, we have covered so far the VA Condo Approval Process, an overview of the VA Mortgage Loan Program, VA Mortgage Funding Fee. and How To Obtain A Certificate Of Eligibility.  Next I will explain how Residual Income is calculated.
Residual Income also known as Qualifying Income is very important when it comes to qualifying for a VA Mortgage, and it is arrived at by determining the Veteran's Total-Debt-To-Incomeplus other expenses.
The Total-Debt-To-Income, for those that are not familiar with this calculation takes into consideration the Total Housing Payment (PITI), plus other revolving monthly expenses. Therefore we … (8 comments)

VA Mortgages .................. How To Obtain A Certificate Of Eligibility - 06/03/11 06:21 PM
To recap this series on VA Mortgages so far I have covered the VA Condo Approval Process, an overview of the VA Mortgage Loan Program, and VA Mortgage Funding Fee.  Next we will look at How To Obtain A Certificate Of Eligibility.
There are several ways to obtain a Certificate of Eligibility.  The easiest way is to let the Lender that you are working with do it for you.  Lenders have two ways that they can assist a Veteran in obtaining their Certificate Of Eligibility.
Automated Certificate Of Eligibility (ACE)- The Lender can in many cases obtain a copy of the Veteran's Certificate Of Eligibility … (6 comments)

VA Mortgages .............. VA Funding Fee - 06/02/11 04:18 PM
So far in this series on VA Mortgages I have covered the VA Condo Approval Process, and an overview of the VA Mortgage Loan Program.  Next we will look at a component of the VA Mortgage Loan Program that is some times misunderstood, the VA Mortgage Funding Fee.
VA Mortgages have a Funding Fee which is much like the FHA UpFront Premium.  But unlike the FHA UpFront Premium which has a provision that part of the UpFront Premium maybe refunded, the VA Funding Fee does not.  Also the VA Funding Fee has several different Funding Fee Percentages depending on the type of Veteran, … (11 comments)

VA Mortgages .............. Overview - 06/01/11 01:26 PM
Last week I posted the first blog in this VA Loan series.  As I stated last week, in most cases I would start off by giving the highlights of the program as an introduction to the series of blogs that I plan to do, but in this case I start off by addressing the Condo Market first. My reason for doing this was because, a large number of Condo's came off the FHA Approved Condo List at the end of last month, making it more difficult for those who are looking to purchase a Condo to do so. VA like FHA has an Approved Condo … (15 comments)
