The McCue Mortgage Company this week began to participate in the new Connecticut Housing Finance Authority (CHFA) FHA 203K Loan Program. FHA 203K Loans have been around for a long time, but it now has a little added twist through the Connecticut Housing Finance Authority (CHFA), and McCue Mortgage is one of the first Lenders to participate in the new Connecticut Housing Finance Authority (CHFA) Loan Product. Today I Said Goodbye To A Good Friend And Fellow Worker. - 06/28/11 05:58 PM
Today I said my final goodbye to a good friend and fellow worker. Phil Turner past away this past Sunday at noon time, after battling cancer for 15 months. It was 15 months of receiving good news, only to be quickly followed by bad news. During those 15 months Phil would be told that it appeared that the cancer was under control, to only quickly be told within a few days after that, that the cancer was progressing again. For 15 months Phil endured these ups and downs, but even through this Phil exhibited the class and outlook on life that he did with (15 comments)

Today MReport reported that banks are seeing an increase in in-house regulators. These regulators are not hired by the bank but by the Federal Reserve Bank of New York and the Office of the Comptroller of the Currency. Read more about it at "Big Banks Seeing More Regulators in House" I have not noticed any new personal at McCue Mortgage that would possibly be filling this role, but "Oversight and Bank Regulator" are not foreign to us. We as well as other Lenders like ourselves get audited on a regular bases, and you never know what files will be requested by regulators. As if (15 comments)
Today I will be spending the day at my house with my wife, two sons, and my daughter in-law. For me these are the special time, when I can spend a day with the family. I hope that the rest of the fathers get to spend their day in their own special day. Enjoy it, and appreciate the blessings that we are so fortunate to have.

Back on the 5th of this month I wrote a blog announcing the "Middlesex County Chamber Of Commerce Business After Work held yesterday at the Courtyard Marriott in Cromwell, Connecticut. The Middlesex County Chamber holds many of these Business After Work events throughout the year, but none of them are as good as this one. The food was excellent, and the event was very well attended. They had a beef tenderloin that was so tender that you did not even have to chew it. The shrimp was HUGE and plentiful, as well as the assorted cheeses, and drinks. They also had a dish (9 comments)

I wrote a blog on Tuesday about an e-mail I sent to Vice President, of Government Affairs, for the CT Association of Realtors, Tim Calnen. asking him the following question: "Could you tell me on how I can find out how Connecticut Congressmen voted on the proposed Bill requiring a 20% down payment on new home purchases?" Mr. Calnen, graciously responded back to me quickly and also clearified that this was not a Bill before Congress. OK this is not funny, this is the third time that I have tried to write a blog this evening, and the power keeps going off every time I am about to post it. This is my final try. We have been fortunate here in Middletown where live. Over the last week and a half most of the town around us as have been getting hit by severe weather causing high winds, heavy rain, and power outages, but we have escaped all of that, that is until today. I subscribe to MReport.com and today they reported on a survey conducted by Lake Research Partners and Public Opinion Strategies, that I found the results very interesting. Despite everything that we hear about the housing market, this survey showed that an overwhelming number of Americans still consider homeownership a good investment and a top priority in their lives that is worth the risk. This news was refreshing given the news that we hear about on a daily bases on foreclosures, and short sales. In my opinion this survey is good evidence that the American People have not given up on homeownership, and that for the (32 comments)

Last Friday Lenn Harley wrote a blog "FIGHTING THE GOOD FIGHT WITH THE VIRGINIA ASSOCIATION OF REALTORS!" in which she provided a link about how the Virgina Congressmen were in opposition to a new proposal to require a 20% on Mortgage Loans. I comented on Lenn's blog and she suggested that I check to see how Connecticut Congressmen stood on this issue. Mortgage Fraud On The Risedue to more and more Borrowers not telling the truth when they are applying for a Mortgage. Borrowers are lying about their intent to occupy the property that they are applying for a Mortgage on, and about the income they make. As a result occupancy fraud has risen as much as 25%, and income fraud more than 70% The qualifying guidelines are far stricter for investment properties, verses owner occupied property, also fewer Mortgage Programs are available as well. Investment properties require a higher downpayment than owner occupied properties, as well as higher Closing Costs, because of additional points (41 comments)

Residual Income also known as Qualifying Income is very important when it comes to qualifying for a VA Mortgage, and it is arrived at by determining the Veteran's Total-Debt-To-Incomeplus other expenses.
