loan process: Rate & Point Lock Letter…………Got To Have One!!! - 07/04/07 05:43 PM
I continue to hear Realtors talk about their Buyers getting to the Closing Table and their Interest Rate is different from what they were originally told.  In a day where information is available at a click of a mouse button this should never happen.  Buyers need to take the time to educate themselves before they make the most expensive purchase that they have ever made in their lives.  If they do, or we who are helping them make that purchase provide them with the necessary advice, an Interest Rate change without their prior knowledge would never happen.  Let me explain why … (65 comments)

loan process: Questions That Loan Officers/Brokers Have To Ask!!! - 05/14/07 09:18 PM
This past week there were at least two blogs written “Another one bits the dust!!!” and “Miami Real Estate Dilemma”, about Closings falling apart at the last minute.  These Closings fell apart because things that should have been addressed on the forth page of the 1003 (Loan Application) in the “Declaration Section” were not addressed, or maybe not even asked by the Loan Officer/Broker at the time of application.  The forth page is a page of the 1003 that might not be given as much attention by some Loan Officers or Brokers, as is given to the other three pages of … (58 comments)

loan process: Communication Could Prove To Be A Problem…..#2 - 01/22/07 09:04 PM
Two months ago I wrote a Post “Communication Could Prove To Be A Problem”, about a hearing impaired Borrower that one of the Realtors that I work with referred me to.  Since then I have communicated with this Borrower several times by e-mail, and we even scheduled three appointments during this time.  Each time she did not show up for the appointment, and did not contact me until two to three days later to tell me she was not able to keep the appointment because of a family situation.
Well today we finally met, and the meeting was very different that … (21 comments)

loan process: CHFA Mortgages………..Great For First Time Homebuyers!!! - 12/21/06 04:51 PM

The Connecticut Housing Finance Authority The (CHFA) is Connecticut’s Premier Mortgage Loan Program for “First Time Homebuyers”.  There have been a few Posts written here on ActiveRain, that have provided some information about different components of the CHFA Loan Program. So I thought it might be beneficial for “First Time Homebuyers” if a Post was written covering all of the features that make up the CHFA Loan Program.  Even though CHFA is a Loan Program specific to Connecticut, it is important for “First Time Homebuyers” who maybe planning to relocate to Connecticut to also have information about it.  Therefore … (31 comments)

loan process: 1st Time Homebuyers.........What You Need To Do First!!! - 12/05/06 10:55 PM
Let’s face it, buying a home can cause some anxiety, but it doesn’t have to. The more you understand about the financial aspects of buying a home and the process you’ll go through, the smoother the transaction will go. But that understanding depends upon working with knowledgeable professionals who will take the time to fully explain everything.  It is my intent with this Post to provide prospective Buyers with the necessary information to begin this process.
There are three very basic, but in my opinion the most important steps that any Homebuyer, but especially First Time Homebuyers, should take when they … (96 comments)

loan process: The Stress Of Buying A House - 10/17/06 10:49 PM
Let’s face it, buying or selling a home can be one of the must stressful things that anyone ever goes through in their life. I see this stress every day, and it doesn’t matter what stage of the process they are in.
The seller stresses about whether their house will sell in time for them to have the money to buy the new home.  They stress about the inspections. They stress about  getting the new mortgage. They stress about whether or not the people buying their house will be able to get a mortgage.  They stress about moving.  I am … (28 comments)
