To clarify, no, Mom and Dad didn't need to convert their home office back into my bedroom! I know that it is only October, but the cold weather months are just around the corner. Who knows when the first truly cold storm of the year could hit... For those of you who don't know, I drive a snow plow in the winter-time. It is a great way to make a few extra bucks when there's snow on the ground (there aren't too many buyers who are hearty enough to see houses during snow storms) and it is nice to offer my services to clients, fellow agents, neighbors and friends. Haley had been excited about the chance to see Misha again (we first saw her at Mountain Top Days in Running Springs and Misha has been the topic of many conversations with Haley....she even calls her Teddy Graham crackers "Misha Bears."). I've heard horror stories, a lot of them, about buyers dealing with bank-owned properties for sale. Having successfully closed several escrows REO (real estate owned) listings this year, I want you to know that you don't have to look like this when dealing with banks.... (Okay, admittedly, Haley looks crazy, but happy here...I think she looks like a great side-kick for Max in "Where the Wild Things Are!") Total inventory, peak-to-peak, for bank-owned properties continues to hover right around 60 units (58 to be exact). Head's up...there's a new listing...not even on this list it is so new...a 3 bedroom A-frame house in Arrowhead Woods (with lake rights) for only $215,000. Numbers are declining across the board, pretty much....total inventory is down another 10 or so to 990 units and houses in escrow are down to 86. Only 5 properties sold this past week, though there were 40 new listings.The 5 properties that sold averaged only 76.9 days on market, though the list to sell percentage was way down (due to one house in Running Springs that was listed for $515,000 and sold for $360,000 - or 69.9% of the list price). Including that sale, the list to sell percentage for last week was 93%....if you take that one property out, the list

There were a bevy of price reductions this past week, 12 to be exact, with the majority of them in the Crestline area. Four properties went into escrow and only 4 new listings came onto the market to take their places. Total inventory, peak-to-peak, for bank-owned properties continues to hover right around 60 units (59 to be exact). With total inventory of single family dwellings in the multiple listing service (not including out-of-area listings) at 995, that means that repos represent 5.9% of the total homes available....just to keep things in perspective.... This post is actually just getting us back on track since I was out of town last Saturday and did the last update only 4 days ago...However, in those 4 days, 5 foreclosures have gone into escrow (1 in Arrowhead Woods and 4 in Crestline). So now it is time to discuss the other side of the coin - the sales where agents have represented the buyers. After the last two parts of this series (one dealing with active listings, the other dealing with sold listings) I wasn't surprised at all about the findings.... Of the 331 members of the association, 173 have not sold a single home to a buyer client this year (that's 52.3%). Another 62 agents have only sold one. Put those numbers together and you have 71% of the association with zero sales or one sale with a buyer client so far

In my recent morning stroll through Lake Arrowhead Village with Haley, we noted the several different species of wildlife that live in the Village. Here are some that we came acros... At first glance you may not see them, but look more closely and you'll see about 10 ground squirrels foraging in the dirt for seeds, etc, out on the peninsula by the swings. They are pretty bold from having people feed them, but please keep in mind that they are still wild animals and, therefore, unpredictable. Do NOT try to feed them, pet them or pick them up!
