Buzzzzz......buzzzzz......buzzzzz...... One of the big "buzz-words" in real estate across the nation has been "bank-owned." Also, referred to as foreclosure properties or REO properties, buyers are anxious to buy up homes in this sector of the market. There are some fantastic opportunities for buyers these days and I personally feel that these opportunities will continue for some time. Lake Arrowhead, Crestline and Running Springs comprise the areas covered in the Rim O' the World Association of Realtors and are the locations where I make my living as a Realtor (going on 10 years now in sales....4 more as a licensed property manager

Active properties continue to rise (now up to 1069 from peak to peak). Lakefronts are one home away from 40 total listings available. I expect that new listings will keep going up over the next week with the 4th of July holiday on the horizon. We should probably see an increase in the number of price reductions as sellers position themselves for the numbers of people who will be coming to the area to celebrate our nation's birthday.Arrowhead Woods posted an average days on market of less than 100 days (95.5) with other areas showing around 125-135 - not too bad. Doing my weekly report this morning I had an "Aha-moment." Up until today, I had been searching key words in the remarks section of our multiple listing service to come up with the results that I put in this posting (ie: bank owned, short sale, reo, lender, approval). It occurred to me, though, that there may be other listings out there that this search wasn't turning up. And sure enough, I found out why. Some listing agents have been inputting listings that are either bank-owned or short sales without disclosing this fact in their descriptions of the properties. They have been putting

This is a weekly updated page of bank-owned properties and short sale properties in our mountain communities from Crestline, through the Lake Arrowhead communities and through the Running Springs areas. Here, we give an accounting for the new listings and those whose prices have been reduced. Bank-owned listings dropped a tad this week, down to 46. Seven new REO properties on the market this past week and 5 price reductions. Short sale activity mimicked the last two weekly reports with, again, only one price reduction and zero new listings - very, very quiet. BANK-OWNED (REO)
