Well, the quiet finally broke and we had a very busy week in the distressed sale market segments, both the foreclosures and the short sales.More activity was seen with bank-owned properties, with 7 listings going into escrow. To top that off, there were 12 price reductions and 8 new listings.Short sale inventory added 7 new properties, while there was only one price reduction and one property put into escrow. Additionally, two listings were withdrawn, usually indicating that they went back to the bank and will show up on "that side of the fence" in the future (unless it is sold at

Both segments of distress sale properties (foreclosures and short sales) were still quiet as they have been for the past several weeks. There are currently 54 bank-owned homes on the market (only 2 more than last week) and nearly an equal amount of short sale properties (at 51 - the exact number last week). Four REO (real estate owned) homes went into escrow, there were 6 new listings added and only 3 price reductions. Both segments of distress sale properties (foreclosures and short sales) were even quieter this past week than the week before. There are currently 52 bank-owned homes on the market and nearly an equal amount of short sale properties (at 51). Two REO (real estate owned) homes went into escrow, there were 8 new listings added and 8 price reductions. Four new short sale listings hit the market this last week and 2 price reductions.The low-end market in Arrowhead Woods is being watched by buyers with eagle-eyes. Not a whole lot of news this week - activity in both the foreclosure and short sale market segments was relatively quiet. There are now 47 bank-owned properties showing in our multiple listing service and 48 short sale properties (it is interesting how the two segments stay pretty close in total numbers to one another).There were 7 new REO listings this past week, while 5 went into escrow. In short sales, there were 2 new listings, 1 went into escrow, 3 had listings expire, 2 were withdrawn (and will either go to auction or to the bank-owned "side of the fence"

What a week! Numbers of new listings exploded this past week in both the bank-owned and short sale segments: 16 new bank-owned properties and 11 new short sale properties were added to the ranks, bringing the total number of foreclosures to 45 and the number of short sales to 53!Was this a blip or a trend? Stayed tuned.... ** A point of clarification...I have included any property in the short sale section that states that the home is currently a short sale or that could POSSIBLY be a short sale. Depending on the offer, there may be no need to short sale.

The trend continued again this past week (as it did the week prior) with another 7 bank-owned listings going into escrow. There were only 4 new bank-owned properties that came onto the market to replace them. This means the total number of foreclosures has now dipped-down further to 32 homes. This number is almost the same as when I started tracking these numbers in March of this year.What does this mean? How much of this was affected by the recent holiday? I'm not sure. This trend has stayed consistent over the last three weeks - will it continue? I think it might, though I still

This is the first week that I can recall where the number of foreclosures and short sales actually went down (though only slightly). As of today, I show that there are 47 bank-owned listings in our multiple listing service and 38 short sale properties available.This past week, there were only 2 new bank-owned listings. The big news is that 7 REO properties went into escrow and there were 8 price reductions.Short sale activity continues to plod along with no really significant movement - 3 new listings and no price reductions at all. Doing my weekly report this morning I had an "Aha-moment." Up until today, I had been searching key words in the remarks section of our multiple listing service to come up with the results that I put in this posting (ie: bank owned, short sale, reo, lender, approval). It occurred to me, though, that there may be other listings out there that this search wasn't turning up. And sure enough, I found out why. Some listing agents have been inputting listings that are either bank-owned or short sales without disclosing this fact in their descriptions of the properties. They have been putting

Here, we give an accounting for the new listings and those whose prices have been reduced. Bank-owned listings still haven't broken through "the fifty mark" with 49 properties available. Five new REO properties on the market this past week and 5 price reductions. Two listings went into escrow.There was a lot more activity in the short sale market this past week. Okay, so the "buzz-words" in the real estate communities these days are "foreclosures," "bank-owned," and "reo's." With "the-sky-is-falling" abandon, the media is hyping the talk about the current real estate market. Prices are dropping, people are losing their homes right and left and distress sales are the majority of the deals being done these days. AAAHHHHHH!!! Don't get me wrong - there are definitely areas of the nation where this is, sadly, true. But real estate is a funny animal - it is local, not national. Good markets exist in pockets, in niches. Bank-owned properties are one step away from crossing into "the 40's" in terms of number of listings for the first time since I've been doing this page. Seven new REO homes make the list this week, along with an equal number of price reductions. Short sale properties still hover closer to 30, as has been the case the entire time I've been tracking them. Three new homes and three new price reductions round out the group for this past week. Four bank-owned properties went into escrow this past week with list prices ranging from $84,900 to $319,900. Seven new bank-owned listings took their place, while five price reductions hit the market. Bank-owned properties continue to sell well, especially at the lower price ranges. There are good deals to be had. Four price reductions in the REO sector, with almost as many new listings (3). The number of foreclosed home listings remains around 35 - seems they are selling at roughly the same pace as new ones come on. The total number is edging closer to 40 - almost 10 more than when I started doing this analysis about 2 months ago.
