FHA announces new PMI rates for 10/1/08 - 08/27/08 02:22 PM
HUD just released a new Federal Register (FR) notice today outlining their new PMI structure. As you will recall the "risk based pricing" PMI was put on moratorium by the recently passed housing bill. You can read the FR notice here or just cut to the chase: -Purchase Money Mortgages and all Full-Credit Qualifying Refinances = 1.75% upfront -Streamlined Refinances = 1.5% upfront -FHA Secure = 3% upfront Monthly PMI rates will be as follows: -For terms greater than 15 years the rate will be .50% if 95% loan to value or lower; .55% if over 95% LTV. Straw poll event at Lake/Sumter Community College - 08/06/08 10:34 PM
There is a big Hob Nob / Straw Poll event at the Lake/Sumter Community College campus. The event allows you to meet just about all the local candidates prior to the August 26th primary and "cast your vote" in their support. Load the bus and bring your friends, husband, brother, sister, wife, mother, father... you get the idea. These Polls are actually for bragging rights but go a long way when folks read the results the newspaper the following morning!

FHA downpayment 101-rules to live by in the 10/01/08 world-updated - 08/05/08 10:41 AM
Ok it's a new world come October 1, 2008, or is it? What's old is new again and it looks like we are just reverting back to the days before SFDPA's (seller funded down payment assistance). So does that mean we're going to stop writing loans- no way! Let's go over what we can do to fund a purchase. We now know, as of HUD's early September mortgagee letter, that we have a reprieve on the 3.5% down payment rule until Jauary 1, 2009. That means buyers acting before that date can qualify with slightly less (3% total cash). Now we (5 comments)
There is much discussion pertaining to the impending demise (or not) of seller funded down payment assistance (SFDPA) plans like Nehemiah and Ameridream. For those of you who agree the buyer should be required to have some down payment, your arguments are more than valid. As a RESPONSIBLE lender I have wrestled much with the idea of seller funded down payment assistance. I support the new bill and support SFDPA's because: -100% has existed and still does. VA and Rural Development still allow 100% financing and seller contributions towards costs. These loans are performing well, without excessive defaults, for a (23 comments)

AR blogger Fred Chamberlin has just reported it as well but there has been a bill introduced in Congress that would allow SFDPA's to continue indefinitely. The bill seems to exhibit a lot of give and take with HUD in that it calls for 620 minimum scores and less than 680 scores could be assessed higher mortgage insurance rates. The bill also states these programs will offer homebuyer counseling when requested. All seem like good ideas.
