I went to a David Knox seminar today and I have to tell you...I was impressed!!! I am not easily impressed. I usually go to these things begrudgingly and already have an negative attitude when I walk in. Today, it was different. I REALLY liked this guy!! He totally kept my interest for 3 hours. Normally I am the Queen of Doodling & Fidgeting. I actually have clean, legible notes. Absolutely NO DOODLING.
He made total sense and I took away many, many useful tips. He kept us engaged without being an imbecile. He did some recognizable voices that kept the … (18 comments)

Where have all the newspapers gone??? - 02/25/09 07:12 AM
I walk my dog every morning for a half hour. We walk all around the development and in doing so I observe a lot. I notice when neighbors get new roofs, new windows or when the hot water heaters have died. I take notice and try to keep a tally in my head. This way I know what to personally expect next as far as my own home maintenance goes plus I see who is putting out a large amount of garbage. Maybe they are cleaning out to sell. I beef up my contact with them.

I got a call yesterday from a very well known seasoned Manalapan agent from another company. I have never actually had a deal with her but at one point I had clients who were very interested in one of her listings in Marlboro and we seemed to be on the phone 10 times a day. My clients had a lot of questions and she was very accomodating. My clients offered a ridiculous amount to start and when we finally came to terms with her sellers and they agreed to a price, my clients got cold feet and pulled out. My neighbor called  me yesterday and asked me to come over and give her a market analysis on her Manalapan home. She and her husband are thinking about downsizing and going to an adult community. They are done with the maintenance, the lawn and the snow!!! I really want this listing. It is right in my own development and I want my sign on her lawn.
I was extremely honest with her and gave her a realistic price. She was disappointed and was hoping for more. I could not in good conscience give her an over inflated price. I had to be … (13 comments)
