The monthly analysis worksheets and charts have been tabulated for activity in September 2008.  The analysis includes all sales reported in the Mobile MLS (Gulf Coast MLS) and the Baldwin County MLS (Baldwin County Association of Realtors). 
Summary

The Mobile County and Baldwin County MLS Statistics and Trends have been calculated based on closed transactions in the month of April 2008. The following charts show units sold, the median sales prices of homes sold, the number of units available for purchase at the beginning of the month, the days on market for homes sold, and absorption rate which is the number of months of inventory. The Mobile real estate market is much more active that its corresponding market in Baldwin County.

If you are a seller in Baldwin County the trends reported in the following charts are probably not news to you.  The numbers have been compiled for single family sales in Baldwin County, AL based on data reported in the Baldwin County Association of Realtors.  Februrary's numbers were better than January but the numbers show that there is an abundance of inventory available to choose from.  Until the sales activity picks up, Baldwin County will continue to be a buyer's market.

The statistics for Mobile County real estate activity has been compiled.  When we reported January numbers last month, it seemed that us local realtors took the month of January off.  There were not many transactions to report in January.  January is traditionally one of the slower months of the year.  Compiled with Mardi Gras celebrations taking a huge chunk of January this year and the overall angst of the public concerning real estate, our January numbers took a big dip.

Here is January 2008's report. 
We have compiled the latest statistics using the Mobile Area Association of Realtors (GulfCoast MLS) data.  Traditionally January is the slowest month in terms of real estate activity.  This January showed the same trend.  There were 280 sales in January in Mobile County according to the MLS data.  This represented a drop of 16% compared to the number of sales in December of 2007.  Last January showed a tad bit higher drop when compared to the total number of sales in December of 2007.
