We were suprised to see the number of sales dropped in Mobile County because activity has been fairly brisk. The good news is that Baldwin County has continued to show both increases in quantity of sales and the sales price. May's transactions show a continuing trend of increasing number of sales in both counties. It was the fifth straight month where the number of sales increased from the previous month. The number of sales of existing homes dropped drastically in both counties. This is a trend nationwide with the uncertainty of the economy. The statistics have been tabulated for residential sales that occurred in Mobile County and Baldwin County during the month of October according the Gulf Coast MLS data (Mobile Association of Realtors) and the MLS data from the Baldwin County Association of Realtors. The monthly analysis worksheets and charts have been tabulated for activity in September 2008. The analysis includes all sales reported in the Mobile MLS (Gulf Coast MLS) and the Baldwin County MLS (Baldwin County Association of Realtors). Summary Mobile County real estate activity is holding up rather well considering everything. Both median sales price and number of sales increased in September. The Mobile County and Baldwin County MLS Statistics and Trends have been calculated based on closed transactions in the month of April 2008. The following charts show units sold, the median sales prices of homes sold, the number of units available for purchase at the beginning of the month, the days on market for homes sold, and absorption rate which is the number of months of inventory. The Mobile real estate market is much more active that its corresponding market in Baldwin County.

Starting this month, the stats will be presented by using the features found in Google docs. The tables and charts are sharper and the data seems to be better represented. The numbers have been compiled for single family sales in Baldwin County, AL based on data reported in the Baldwin County Association of Realtors. Februrary's numbers were better than January but the numbers show that there is an abundance of inventory available to choose from. The statistics for Mobile County real estate activity has been compiled. When we reported January numbers last month, it seemed that us local realtors took the month of January off. There were not many transactions to report in January. January is traditionally one of the slower months of the year. Compiled with Mardi Gras celebrations taking a huge chunk of January this year and the overall angst of the public concerning real estate, our January numbers took a big dip. oops - I just discovered that last month's post was never available to the public. Here is January 2008's report. We have compiled the latest statistics using the Mobile Area Association of Realtors (GulfCoast MLS) data. Traditionally January is the slowest month in terms of real estate activity. This January showed the same trend. There were 280 sales in January in Mobile County according to the MLS data. This represented a drop of 16% compared to the number of sales in December of 2007.
