Each month, I post a blog entry for examining statitistics and trends for real estate activity in Mobile and Baldwin County. This monthly analysis includes number of homes available for sale, number of homes sold, the median sales price of a home in Mobile and Baldwin County, Days on Market for Sold Homes, and Absorption Rate (the number of months suppyl of homes). The statistics are derived from the Mobile Association of Realtors MLS (GulfCoastMLS) and the Baldwin County Association of Realtors (Navica). I try to post these statistics around the 10th of the month. Starting in May, I will be adding a new data element: Number (2 comments)

The US Department of Agriculture offers Rural Housing Direct Loans that are directly funded by the US government. These loans are for low and very low income households to obtain home ownership. Applicants may obtain 100% financing for existing dwellings, purchase a site and build a dwelling, or purchase newly constructed dwellings in rural areas. (Most areas in Baldwin County and a good portion of Mobile County are considered rural by USDA standards). Mortgage payments are based on the household's adjusted income. The statistics have been tabulated for all residential sales in Mobile and Baldwin County. For Mobile County, data was derived from the Gulf Coast MLS system for all single family and condominiums sold in Mobile County. For Baldwin County, a residential unit is defined as single family and data was derived from Baldwin County Association of Realtors MLS system. It appears that the market has slowed dramatically in Mobile and that there are signs of market improvement in Baldwin County. We were suprised the number of sales was down from the previous month. Normally June's numbers are a little higher than May's but that was not the case this month. The Mobile County and Baldwin County MLS Statistics and Trends have been calculated based on closed transactions in the month of May 2008. The following charts show units sold, the median sales prices of homes sold, the number of units available for purchase at the beginning of the month, the days on market for homes sold, and absorption rate which is the number of months of inventory. The Mobile County and Baldwin County MLS Statistics and Trends have been calculated based on closed transactions in the month of April 2008. The following charts show units sold, the median sales prices of homes sold, the number of units available for purchase at the beginning of the month, the days on market for homes sold, and absorption rate which is the number of months of inventory. The Mobile real estate market is much more active that its corresponding market in Baldwin County.

The Mobile County and Baldwin County MLS Statistics and Trends have been calculated based on closed transactions in the month of March 2008. Starting this month, the stats will be presented by using the features found in Google docs. The tables and charts are sharper and the data seems to be better represented. Please let us know what you think of the new format.
There has been an increase of activity for the second straight month for both Mobile and Baldwin County but the activity levels are down from the same period last year. In Mobile County the 346 sold (0 comments)

oops - I just discovered that last month's post was never available to the public. Here is January 2008's report. We have compiled the latest statistics using the Mobile Area Association of Realtors (GulfCoast MLS) data. Traditionally January is the slowest month in terms of real estate activity. This January showed the same trend. There were 280 sales in January in Mobile County according to the MLS data. This represented a drop of 16% compared to the number of sales in December of 2007. Last January showed a tad bit higher drop when compared to the total number of sales in December of 2007. The (0 comments)
mobile: Northrop Grumman/EADS Wins Air Force Tanker Contract - 03/02/08 07:57 AM
Friday will go down as a great day in the history of Mobile. As a resident of the Atlanta area back in the early 90's I remember the excitement when it was announced that Atlanta was going to be host of the 1996 Olympics. Here in Mobile, the feeling was very similar on Friday afternoon. Like the Olympics announcement was for Atlanta, the announcement that Northrop Grumman/EADS won the contract to build Air Force tankers was a suprise both locally and nationally. mobile: Builders Lower Prices on Existing Inventory - 10/20/07 10:29 AM
Two of the largest builders in our area Adams Homes and Mitchell Homes have lowered prices on their existing inventories for their homes located in Mobile and Baldwin County. It appears that an effort has been made to sell these homes before the end of the year. Adams Homes is offering additional incentives such as interest rate buydown or assistance with insurance/tax prepaid items if the buyer uses one of the builders preferred lenders. mobile: Mobile Area Home Price Appreciation - 10/11/07 09:52 AM
The following chart will show the difference in average sales price for a home sold in Mobile in the first 9 months of September, 2007 compared to the same time period in September, 2006. The difference in price is known as appreciation. The Saraland, Satsuma, Axis, Creola leads in the home price appreciation. This may be due to the news of the new Thyssen Krupp Steel mill to be built north of here along Highway 43 in the Calvert/Mount Vernon area. The Dauphin Island Parkway, Midtown North West, and Cottage Hill S are areas in Mobile where homes are being purchased and (2 comments)

September showed a drop of 22% in number of units sold in Mobile County. This trend was also apparent at the time last year. The median sales price of a home in Mobile County has taken a drastic turn down in past two months. We show a drop of $18,000. We still show an increase of $3000 when compared to December of 2005. We had a drop in median sales price last September and then it went up again in October. We will have to see what happens this October. Our inventory levels in Mobile County have doubled since December of 2005. The (0 comments)

The Gulf Opportunity Zone Act, known as the GO Zone, has been in effect for two years. I thought that I would take a look at its affect on the Mobile County housing and real estate market. There has been a tremendous response locally in Mobile County to the available accelerated depreciation benifits for investors buying property in the GO Zone and putting them into the rental program. I can not speak for my neighbors to the west in Mississippi and Louisiana or to my north in the other counties in Alabama that are located in other areas affected the GO Zone. In (0 comments)
mobile: CNN Money Names Mobile as Top 10 Bounce Back Market - 10/03/07 12:58 PM
Well I guess it is a good news when a major media site ranks you in the top 10 of anything. Last week CNN Money released its top 10 markets where a bounce back can be expected. I am not sure what the Mobile area is bouncing back from because it has been a really good market for home price appreciation since the fall of 2005. CNN Money has ranked Mobile in its top ten cities in the country. According to their web site, the housing market may be melting down in other parts of the country, but Business 2.0 worked (2 comments)

We have ran August's MLS statistics for both Mobile and Baldwin County. The sales numbers in our South Alabama area took a dip from July's sales numbers both in number of sales and median selling price. Historically August real estate sales has been slower than July because most families want to be settled before the new school year starts. Last year, we saw the numbers rise in August but it was anomaly when looking at historical data. The market is definitely shifting. In Mobile, the inventory levels have risen each month since the first of the year. We have roughly a 6 (0 comments)

We create a monthly MLS Statistics review of the 3 MLS associations that we belong: Gulf Coast MLS, Baldwin County Association of Realtors, and the Pensacola Association of Realtors.
