How to appear more professional to your clients Part II - 05/30/08 07:11 PM
If you are just reading this, be sure you have read the prior blog because this might not make much sense.
We talked in the prior blog about our presentation to buyers and the fact that we waste a lot of time telling them about our company, our fellow agents, our (5 comments)
Let's start taking our profession seriously - 05/30/08 01:17 PM
I am always amazed that any time we attend a gathering of agents, someone invariably uses the word, "professional." I know that in may ways, our industry lacks professionalism but let's stop a minute and take a closer look at the people that most of our customers consider professional. Most are (3 comments)
Condos in California are about to explode - the sad truth - 05/12/08 04:51 PM
I have been in this industry a long time. I wondered how long the No Doc loan scam was going to take before it exploded. And, when it did, wow!
Condo/PUDs are next in my opinion. Forever, the law requires the seller to provide all the disclosure documents as required by (1 comments)
How I made a lot of agents made - Part 2 - 05/12/08 11:51 AM
I guess I wasn't very clear or persuavive in my earlier post criticizying Dual Agency. Several comments took the position that they do it all the time and their clients were happy. One even said that they wanted to create a win/win situation. Oh good, let's all hug!

Who says that Farming doesn't work?? - 05/10/08 08:39 PM
I know that some of the national trainers in real estate tell agents that farming is a waste of time. I can tell you as an ex manager at Coldwell banker that I had 2 agents who made over $500K per year ..farming. But, I guess it was a waster of (4 comments)
THIS IS NOT A BAD MARKET II - Agents wake up - 05/10/08 08:25 PM
One of my disappointments in this market is also the agents. In many offices, you could fire a cannon through the office and never hit anyone. Since I teach continuing education at the association, we have seen more than 50% fall off in attendance. Doesn't it make sense that agents would (4 comments)
Who says this is a bad market - 05/10/08 07:48 PM
I can't understand the media who contiually puts our negative comments about the market. Yes, it is different but why does that make it bad. Living in Northern California in the heart of Silicon Valley, I wonder where the rescission is. My wife and I went out to dinner last monday (7 comments)
What Home Inspectors don't Inspect - 05/09/08 03:03 PM
On one of my prior blogs, I mentioned that Home Inspectors really don't inspect everything. So, here is a list of some of the things that I identified. Be sure to check with whatever inspector you are using, look at their contract and find out what they are and are not (6 comments)
Buyers should attend all inspections - 05/09/08 02:53 PM
In one of my recent blogs, I talked about inspections. One comment asked me if agents should attend the inspection. The answer is yes. First, when the report comes out, you can understand what the inspector is saying. Also, it is quite common for Inspectors to say one thing at the (4 comments)
Beware of Home, Roofers and otherInspectors - 05/09/08 02:12 PM
One of the things I teach in my college consumer classes is to be careful when picking a Home Inspector. This warning also is especially relevant to real estate agents, especially Buyer's agents.
Here are a few ideas that I teach in my agent continuing eduction classes:

Big Issues with Credit for repairs instead of Seller repairs - 05/09/08 01:32 PM
One of the comments from a previous Blog, suggest that we can credit the buyer with $ in lieu of the seller making the repairs. This creates a potential problem. Too often the estimate is not enough to make the repairs, so, what happens then. Let's say the contract stated (1 comments)
The downside of Pre-closing Walk Through Inspection - 05/09/08 01:09 AM
As you know, just prior to close, most real estate contracts include a clause that allows the buyer to make one last inspection of the property. The main reason for this inspection is to insure the house is still there but most of all, it is to verify that any repairs (2 comments)
Getting more time on your Contingencies - Listing Agents will hate you - 05/08/08 08:07 PM
To often, Seller's agents think they are doing their Seller a favor by countering the buyer's offer with a shorten time frame to remove contingencies. Then, when the contract says that the Seller has X days to provide the buyer with disclosures, what happens if the Seller is slow in providing (4 comments)
