SOCIAL MEDIA.. AND STEPPING OUT OF YOUR COMFORT ZONE... WATCH MY INTERVIEW - 01/28/12 03:38 PM
MY INTERVIEW WITH “THAT INTERVIEW GUY,” MICHAEL KRISA
A short time ago I was interviewed by Michael Krisa, “That Interview Guy” about the world of real estate and how it has changed over the years. When I began my career back in 1987 there was no such thing as the internet.. agents were provided a book every week with black and white photos of the house… that’s it!! There were no lockboxes either…
Here is my take on real estate today, how it has changed and evolved, the world of social media, and stepping out of your comfort zone..

THE VALUE OF AN EXPERIENCED AGENT..... PRICELESS - 01/15/12 11:41 AM
There is nothing quite like experience having an experienced real estate agent representing you in the world of real estate to have that slight advantage. They say that knowledge is King.. but knowledge AND experience are a good marriage.
I was working with a young couple looking for that perfect home. Unfortunately, they could not agree on a house that both could agree on. We started looking in one specific area of the city, but soon found out that the kind of home they really wanted was out of their price range. The geographic search area had to be changd, and … (4 comments)

ENERGY AUDITS.. A PROACTIVE STEP TO SELLING YOUR HOME - 01/15/12 08:35 AM
Home Energy Audit Checklist
We all know and recognize that saving energy is cost effective, but you may not recognize how inefficient your home really is until you conduct an energy audit. You can spot many problems in your home with a simple walk-through. Keep a checklist of areas you inspect and any problems or issues you find. This will help you prioritize your energy efficiency upgrades.
Lighting
Energy expended by lighting accounts for about 10% of your hyrdo bill. Check the wattage of the light bulbs in your home. You can exchange 100 watt bulbs and in most cases use … (2 comments)

WHAT IS IN YOUR BEST INTEREST? BEING A CLIENT OR A CUSTOMER? - 01/11/12 09:35 PM
The real estate industry sometimes uses language that appears at first glance to be clear, but do you as a consumer know what some terms really mean? At first glance, the words "Client" and "Customer" seem pretty clear-cut, but they mean completely different things to a REALTOR®. It also means a tremendous difference in how seriously you are taken as a Buyer.
Think we're splitting hairs? The words "Client" and "Customer" and the way they relate to the REALTOR® as individuals make a tremendous difference in the types and level of service you receive. After you read why, you'll know absolutely … (2 comments)

DON'T FORGET TO DRESS THE OUTSIDE... ITS THE FIRST THING PEOPLE SEE... - 01/11/12 09:32 PM
Curb Appeal…. How Important Is It?
A vast majority of home buyers decide whether or not to look inside a home, based on their first impressions of the outside… does it have “curb appeal?” ..the view they see when they drive by or arrive for a showing. You can ensure people want to come inside your home by spending some time working on its exterior appearance, making it inviting for buyers to want to see more.
Most potential buyers find it difficult to visualize changes, and often won’t take a second look at a home if the first impression does not … (2 comments)

OPEN HOUSES... WORTHWHILE EXERCISE.. OR WASTE OF TIME? - 01/11/12 09:18 PM
There are many opinions from agents on the worth of conducting open houses. Some believe it is a waste of time, others feel it is a worthwhile exercise. I suspect those that feel it is a waste of time aren’t taking the necessary steps in preparation to have a successful one, or going in with a positive mindset. Of course, it is up to the Seller if they request that you conduct one… and I most always recommend at least one public one, in addition to one for agents. The main objective for having an open house is to get as … (3 comments)

OUR EVER CHANGING INDUSTRY... EMBRACE THE CHANGES OR GET LEFT BEHIND!! - 01/11/12 11:08 AM
PRE-LISTING HOUSE INSPECTION WELL & SEPTIC TESTING Buyers and Sellers have evolved into savvy people thanks to our ever changing industry, and thanks to the internet which give us information at our fingertips at a click of a button.
When I first got into real estate back in 1987, house inspections were rarely performed, at least where I was living. It was very rare to even see a lockbox on the property. Back then I had to travel to each office prior to showing the properties to get each key for the houses I was showing. After I showed the properties … (0 comments)

RENOVATING? BE PREPARED FOR DELAYS - AND EXTRA $$$ - 01/11/12 09:52 AM
For those of you who have lived through the renovation process of a kitchen, in particular, you know how frustarting it can be… not to mention the inconvenience of not havig a sink or stove. Resorting to having to wash dishes in the laundry tub (thank goodness it is on the main level) and relying on either a hot plate, toaster oven or microwave to cook with, for 5 people!!
The company I contracted with instructed his sub conractor(in my presence) to leave the sink in as long as possible, and also the stove as I have 3 young children here … (0 comments)
