I couldn't wait to see what the graph looked like this year as 2009 was a down year for home prices across the country. In normal markets, when interest rates are low (see history of interest rate chart below), home prices normally increase. Even at the previous historic low in 1963 rates were around 6%. Last year they averaged just under 5%. The government has kept interest rates artificially low. There is always a price to pay when the government interferes in the markets. Unintended consequences can be expected later this year and in future years.

Average Selling Price for Detached Single Family Homes
Average selling price, since 1983, for detached single family homes for the towns of Alamo, Blackhawk, Danville, San Ramon and Walnut Creek, California, with corresponding inserted interest rate chart.
I've charted and graphed price changes for the last 25 years in these areas. It's interesting to note that if you were to project a line at an angle aligning the most stable years you'll see we're still about 25% higher now than we should be, but that's just my opinion.

san ramon: Updated History of Home Prices, Contra Costa County - 12/29/06 06:05 PM
As a real estate broker, it's my responsibility to provide my clients with the information they need to make informed decisions. I use Microsoft Excel to chart and graph the average yearly contract interest rate and sold price of single family homes in Alamo, Blackhawk, Danville, San Ramon and Walnut Creek.
When home prices and interest rates are displayed in chart format, it's much easier to educate prospective buyers and sellers about the real estate market. But more importantly, it shows what a fantastic investment real estate is, especially considering it's usually a leverage investment.
