I was watching a youth soccer game on Saturday morning.  It was rather warm and these kids, especially the younger ones, follow the ball (each other) like a swarm of bees. 
Oh, and sometimes they score goals!
I heard a coach encouraging a little one who was sitting on the sideline telling him "sometimes you will sweat; sometimes you have to get dirty!" By the way, the same kid went in the game during the second half and scored two goals!
OK, I will admit it...the child was my nephew Double-A Ron [Aaron}. He is only five years old!

This is not a real estate post. Far from it although there is a lesson in it for us all.
My wife and I were out to eat tonight with my son and his friend. She has a newborn and a five year old son. Her son, Robert is his given name, is a smart kid that I have called "Bobby Boy" since I held him as a newborn.

Where do these agents get these prices? - 04/23/09 08:37 PM
I perform Broker Price Opinions (BPOs) for lenders who are deciding whether tp accept an offer, re-negotiate a loan or whatever.  I have been doing these BPOs for a couple of years in my specific farming area.  I know the values here.
Now, my beef....
When I see a home listed for $100,000 more than the comparables I cringe.  Where do these agents get these prices?  I use the comparables that are the closest, most similar and sold within the past 2-3 months.
Are these agents doing the comparative market analysis or just using the bigger idiot theory.

When you hear someone refer to the three R's, your mind probably thinks "reading, 'riting(writing) and 'rithmetic(arithmetic). 
As Earth Day approaches tomorrow (April 22, 2009), another "the three R's" comes to mind as well - "reduce, re-use, recycle."
You can look at lots of things in life and business and coin your own set of "the three R's" for the situation. In real estate the convoluted and seemingly complex process can be simplified to...

Sometimes it is the little things that we do that lead us to uncharted territory.  Sometimes, although the intentions are good, the end is disastrous.
This is not some commentary on our current economic or political condition.
I was reading a post this morning by Laura Gray entitled You want me to pay for what.  And it brought back memories of when I sold my town house in Maryland.
About 15 years ago, after I retired from the Navy, I was leaving Maryland headed to Rockledge, Florida - new job, warm weather. I had a 3 story townhouse, nice two years old.

This is a bit lighthearted, perhaps even a bit sarcastic. If you are too serious or don't have a couple of minutes to waste.... go to the next post!
We have all seen the commercials. Someone wins the Super Bowl or World Series or some great contest and they always ask the question. The usual canned response..."I am going to Disney World!"
I usually don't dream (as in sleep). I do have dreams though.

Best Places to Retire - Cocoa Florida makes the list! - 04/09/09 09:08 AM
U.S. NEWS & WORLD magazine features lots of lists. They are no different than most publications. Their lists include healthiest places, brainiest places, outdoorsiest places, greenest places, etc.  I am sure you see a pattern here. If not, check out their main list page.
I was bit surprised to read this morning's Florida Today newspaper front page and see Cocoa, Florida listed as one of the best places (actually one of 10 affordable cities for retirees) to retire.

Where is this? OK, it is not in the Viera Florida area where I market real estate? I will say it is closer to a Ray Charles' song title, a place where they grow good onions, and where Phil Niekro pitched!

I was out this morning early to take photos of a property in the Capron Ridge subdivision of Viera, Florida. This was for a broker price opinion (BPO) – an opinion of value.
As I was returning to the office I noticed a buzzard as we call them in Florida feasting on a diet of carrion (from the Latin caro, meaning meat).  In some places, especially down south, it is known as road kill - the carcass of a dead animal!
