Via Claire Record (Keller Williams Realty--Boerne Hill Country): Dear Active Rain, I've been blogging my little heart out for the last several weeks thinking that maybe...just maybe...I would get featured again. I haven't been featured in awhile and have started to wonder. When you're dating and the guy stops calling or stops calling you "sweet thang"...you kinda think that maybe he's losing interest. I just returned home from Rain Camp Orlando...with a tremendous headache! No, it was not the traffic although it was awful! No it was not anything I drank. Rather it was information overload. Never have I received so much information in one day! Ben Kinney is very entertaining as well as knowledgeable in the ways of social media marketing. He provided some tricks, some good starting points and some "secrets!' As things were wrapping up I wondered how I would implement these new strategies. Walt Disney had it right when he said “Of all of our inventions for mass communication, pictures still speak the most universally understood language.” There are a lot of quotes about pictures including the oft quoted “A picture is a thousand words.” I was in one listing this week and, although vacant, I should have known when I saw this near the front door... Then as I viewed the house I noticed this...Florida Gators colors everywhere! Except for this one room that was maybe for a Florida State or North Carolina State fan! Our individuality and differing tastes make us different. Take a stroll in the mall or along the shore at Cocoa Beach, Florida and you will see a wide variety of looks and confirmation that we are definitely different! It is the same with people selling a house or condo. No matter how often it is spoken - sellers always think their place is special and so much better than the next guy! The reality is your preferences may be extreme nonconformist, nontraditional, or just plain gaudy.

Heritage Isle, Viera Florida 55+ Community - Annual Market Summary As of July 2010 - 08/02/10 12:52 PM
Heritage Isle in Viera is considered by many to be the premier 55+ community in Brevard County Florida. The below chart shows the single family house activity in Heritage Isle for the period of Aug 2009 through July 30, 2010. It appears pretty consistent that about 3 houses (condos not included in these numbers) sell every month with some negotiation by sellers. When you start selling above the 95% list to sell ratio you see most properties priced reasonably close to value. There are six properties under contract at this time while one single family home sold in July 2010. For (10 comments)
I just had this conversation with some this afternoon. They wanted to know the value of a house for sale.... I tried to explain why they need a real estate agent - not a database - at least in Brevard County Florida!
