There is new construction available in Viera's premier 55+ community of Heritage Isle for those not wanting re-sale properties. Heritage Isle is relatively new so the "oldest" properties were just built in 2004! When one thinks of new construction these days they think long waits. That is because the scenery has changed since the days five years ago when builders were selling homes faster than they could build them in Brevard County, Florida! Someone asked me recently the “going price” for a three bedroom 2 bath house with a two car garage. I understood what they wanted to know but the answer was not as clear. It is a lot like calling a car dealer and asking what the "going price" is for a verhicle with four doors, four tires and an engine! You see, in my market (Brevard County, Florida) there 1,272 three bedroom two bath two-car garage homes for sale as of this morning. Of these... 433 of these that were built after the year 2000. 61 located within 55+ communities such (14 comments)

March is almost half gone. Time does move much too rapidly....unless you are awaiting a short sale approval! It is for that reason I took most of the past week off. On March 10th my wife and I celebrated our 32nd anniversary. See, time does fly! On March 11th we celebrated our son's 27th birthday. On March 12th I was visited my niece's 12 year old son in a Jacksonville hospital where he is receiving chemo and radiation treatments for a presently inoperable tumor. Yesterday, March 13th would have been my departed father's 81st birthday and, coincidentally, was exactly 33 years (20 comments)
As a seller's agent I always know how the sentence will end that begins "I know the offer is low...." However, if you and I have done our jobs as the professionals I know we are.... then your offer price will not really be a low ball offer but rather a good starting point. People like choices - not being placed on the spot! In the current Brevard County, Florida real estate market there are not as many properties on the market as there was 3 years ago - about 4,400 now, about 8,000+ then. That is a good thing as many of the “looking for a bigger sucker” types have already left the market. I believe, for the most part in the Brevard County market, what you have left are the serious sellers - including new construction. As I reviewed the new home listings in Rockledge, Viera and Suntree (Melbourne), Florida this morning I (11 comments)

When considering whether a home makes the cut or is "the one" for purchase what property characteristics and factors do buyers consider most often consider? Some of the factors include age, square footage under air conditioning, view, bedroom count, bathrooms, garage space location, school quality, curb appeal, direction front door faces, condition, type sale - standard, short, foreclosure, yard/lot size, seller motivation Every buyer weighs each characteristic differently although ultimately price is the major factor!
