This is my entry into the “Diary of a REALTOR® Contest: Why I Chose Real Estate! Well to begin with…I was born at a very young age. I was a bundle of joy – 11 pounds and 8 ounces, of which about 5 pounds was obviously charm. You will have to take my word for it as I have no pictures of my youth. And, no it was not because cameras were yet to be invented! The photo to the right is myself, my grandmother, cousins, brothers and sisters...I am the tall one! New listings generate the most interest early on during what I refer to as a "golden period." This interest can be squashed pretty quickly when a property is not at its best - from the start. Further, quality pictures on day one are key. In a buyer's market there are fewer second chances! Coupled with a competive market price, staging is well worth the price. As a seller, remember, attacking problems later can be costly - considering the carrying costs (mortgage, insurance, association dies) and likely price reductions!

Cost of Living in Heritage Isle (and Master Planned Communities) While discussing costs associated with living in Viera's premier 55+ community Heritage Isle with a caller yesterday afternoon, I realized many prospective buyers fail to understand all the costs associated with living in a master planned community. Buyers appear to look primarily at the taxes on the property which are based on the assessed value minus all the exemptions. To understand property tax exemptions in Brevard County, check with the Brevard Property Appraisers Office. Buyers in master planned communities and developments like Heritage Isle need to look at the other associated costs. (14 comments)
Summer can be brutal – not only in Florida but most places in the United States! Allison Stewart presents some great information here about prevention of heat exhaustion for humans and pets as well. Dogs have a limited ability to cool themselves. They do not sweat but rather cool themselves by pants and through their foot pads. Of course, walking on a hot sidewalk does not allow much cooling through the feet! As you enjoy the summer sun, remember Fido! Or in my case, Diesel Dog!

Pool Safety–It is an owner’s responsibility! Every time I sell a house with a pool I always caution the buyers about pool safety. As a real estate agent in Viera Florida I have found having a pool in your back yard may be a requirement for some. But, having a pool in your backyard is a responsibility for all homeowners! The US Consumer Product Safety Commission has numerous publications available for consumers. Another great reference for homeowners is the web site for the Pool Safety Council, a Washington DC based non-profit advocacy group dedicated to overall pool safety and, specifically the (4 comments)

Homes for Sale in Viera West (Viera area west of I-95 in Brevard County, Florida) Buyers looking to purchase a new home in Viera Florida will often identify the specific area of Viera as “the new area” or “the old area.” If you have never been to Viera, the new area is considered to be the homes to the west of Interstate 95 in Brevard County. The homes in Viera West were built after 2004 with new construction continuing today while Viera East was constructed from the early 1990s through today (new construction still underway in Capron Ridge). Which Mortgage Lender Should You Use in Brevard County, Florida? Most home buyers in Brevard County, Florida obtain mortgages on home purchases. So far the June 2011 residential sales in Brevard County has seen about 48% of the buyers paying cash. Obtaining mortgage pre-approval is the key initial process when preparing to buy a home. And the choice (and competition) among mortgage lenders is high. So who would I, as a real estate agent selling homes in Brevard County, Florida recommend? I do not care which lender my buyers use as long as the lender offers a quality product (rate, term), (5 comments)
