I have been working at trying to buy a car for about a month now.  It has not been an intense effort but still I have been persistent.  Maybe it is the feeling that I am being  surrounded by sharks the minute I pull onto the car lot.
I felt somewhat comfortable at one dealerhip until the salesman did not know the standard Ford new car warranty period. Even though I knew it and correctly stated it, he advised me I was incorrect.  There is  lesson here about product knowledge I think.

Brevard County, Florida Real Estate–834 Laurel Drive Rockledge, Florida–Short Sale SOLD–$120,000   This 3 bedroom 2 bath 2 car garage 1,818 sq.ft. home located in the St Michel Village subdivision sold on May 17, 2012 for $120,000. This was a short sale. Short sales take a little longer to close than a standard sale.  The property was listed in early January 2012 and was under contract in only 34 days. List date to closing date was only 133 days – about four and half months.  From contract date to closing date was still only eighty days which is actually not bad … (7 comments)

This is an excellent explanation of the "why" some things cost as much as they do.  Sometimes the consumer perceives the effort as minimal because the time expended was less than minimal.
Rarely is it the length of the process.
The knowledge is very often much more important than the time required.  Your doctor does not charge by the time although many times we would like to see it happen!
Selling a home requires execution of a plan of action.  Efficient execution by a knowledgeable real estate agent should not diminish from the skill required.

6 Home Improvement Projects Whether You're Selling Now or Later! - 05/17/12 12:33 PM
May is National Home Improvement Month?  I had no idea there was an entire month dedicated to promoting home improvement!
As a real estate agent I really enjoy listing a home that has been properly maintained.  I love those little improvements that make a 15 year old house look like a 2012 house.
And, more importantly, BUYERS LOVE IT!
I always caution homeowners to know their limitations when approaching any repair or improvement.  I have seen some good intentions go very bad.
I will admit I probably have been an active participant in a couple!

As I was arriving at the office last week I was greeted at the door by this guy...
another new real estate agent I guessed.
Seems a bit overdressed with the black and white formal look...after all we are Florida Real Estate Agents.

Amazing the comments this little picture has received.  I have seen many a snake in the grass but never one at the front door!

Buyers Decide Within 8 Seconds Whether They Are Interested In A Home - 05/07/12 06:01 AM
I have never carried a stopwatch with me when I show homes but maybe I should if indeed
"BUYERS DECIDE WITHIN 8 SECONDS WHETHER THEY ARE INTERESTED IN YOUR HOME."
I don't know the exact measured time but I know they decide quickly.  There is not much time to impress buyers or their agents.
Sure staging, cleanliness, de-cluttering, de-personalizing and other items are important but sellers need to remembr this key point...
If the curb appeal does not look inviting it may just be setting the wrong tone for the grand entrance.

Florida Homes For Sale - Under Contract is Not Sold - 05/04/12 07:38 AM
Not long ago I read an article that stated something to the effect only 37% of homes “under contract” make it to closing these days.
Although I am not 100% certain where this statistic came from I am certain of this......
It is good to remember a signed contract to purchase your home does not mean it is a done deal.   There are lots of things that can go awry along the way to the closing table.  Of course if you have a good real estate agent working for you they should be able to help get most issues resolved!
