55 communities brevard county: Heritage Isle Viera, Florida Market Report June 2009 - 07/06/09 11:12 AM

The 55+ active lifestyle community of Heritage Isle in Viera (Melbourne, Florida) continues to be active (pun intended!). During the month of June 2009 there were five houses that closed in Heritage Isle. The lowest selling price was a 2 bedroom 2 bath 1 car garage patio home that sold for $138,000 (short sale). There are 11 properties under contract as well. Of these 7 are short sales. Anyone familiar with the short sale process knows these may take months to close. I had an email contact the other day. Not a surprising event. After I exchanged a couple of emails and provided general information about the 55+ communities in Brevard County, Florida, I proceeded to ask "the questions".
Such as...
What is your time frame? Have you been qualified by a lender? Can I have a copy of the pre-qualification letter and then the name of your lender? All of a sudden it was as if I had offended the prospective buyer!
