Heritage Isle in Viera is considered by many to be the premier 55+ community in Brevard County Florida. The below chart shows the single family house activity in Heritage Isle for the period of Aug 2009 through July 30, 2010. It appears pretty consistent that about 3 houses (condos not included in these numbers) sell every month with some negotiation by sellers. When you start selling above the 95% list to sell ratio you see most properties priced reasonably close to value.

The 55+ active lifestyle community of Heritage Isle in Viera (Melbourne, Florida) continues to be active (pun intended!). During the month of June 2009 there were five houses that closed in Heritage Isle. The lowest selling price was a 2 bedroom 2 bath 1 car garage patio home that sold for $138,000 (short sale). There are 11 properties under contract as well. Of these 7 are short sales. Anyone familiar with the short sale process knows these may take months to close. I must admit that is a tad bit over stated. I sold my old, worn out, Mercury Villager van this week.
Not for a lot of money but I was satisfied with what I received.
Hopefully the new owner will handle it carefully as it is old - 13 years old. I purchased it new. We have had some good times and a couple of not so fun times. It is gone.

U.S. NEWS & WORLD magazine features lots of lists. They are no different than most publications. Their lists include healthiest places, brainiest places, outdoorsiest places, greenest places, etc. I am sure you see a pattern here. If not, check out their main list page.
I was bit surprised to read this morning's Florida Today newspaper front page and see Cocoa, Florida listed as one of the best places (actually one of 10 affordable cities for retirees) to retire.

I was contacted by an individual last week who was looking for advice - actually a second opinion. As real estate agents we are often called upon to advise our clients.

I have written about the Viera planned unit development in Brevard County, Florida quite a bit over the past year or so. After all, I work and live in the area. My office, Century 21 Baytree Realty is at the exit off I-95 and we do have a huge billboard at the exit so...we sell a lot of homes in Viera and Suntree!

I put together a quick post yesterday on Heritage Isle, the 55+ community in Brevard County Florida. I tried to highlight the amenities the development offers its residents. Actually, it is not just amenities - It is a lifestyle!
As the post was getting too long I left out a couple of items I wanted to mention. Yes, the development is rather new. Yes, there are a lot of resales there with great offering prices. But there is also new construction properties available.
