Can You Tell Me The Offer Amounts On This Property?? - 08/22/08 08:29 AM
I had a potential client call me asking me this question.  He said the realtor wouldn't tell him the price of the offers on a particular property.  I told him that its against the rules to disclose the offers on a property.  But he still asked me to find out the price of the property.  The only information I can give him is how much the house sold for a few years ago.  I really can't call the agent and expect him to tell me all the offers.  Thats really unrealistic.

Which GPS Device Is Best For Realtors? - 08/22/08 08:24 AM
I currently have navigation in my car but I refuse to pay the $399 for an upgrade dvd from the car company.  So I'm looking into buying a portable GPS so that I can use it for showing and also when I go on trips.  Do any of you have any suggestions of which GPS system would be the best to use?  Also, if it included free updates to the maps, then that would be great also.  Thanks

Foreclosure? No Problem, Call Trump! - 08/18/08 03:24 PM
It was really sad to hear about Ed McMahon going into foreclosure.  Well Donal Trump has pitched in to help him out by buying his property and letting him live there.  I think its great that he has a place to live.  But on the other hand, I was wondering (if I had a mortgage.. paid in full a few years ago), would anyone come to my rescue?  Probably not.  I'm not famous. 
Fortunately for me, I don't live outside of my means.  Ed McMahon was very lucky, but think of all the other people who aren't as lucky.

Listing Signs With/Without Agent Pictures? - 08/18/08 02:22 PM
I've been going around a few properties with agent for sale signs.  Its been amusing to see mustaches and other marks on the agents picture.  So I thought I would write about it in my blog.  I personally don't have a picture on my sign for any of my listings.  I personally don't want to see my face every time I go by a property so I can image how other people feel.  When people ask me why I don't have my picture up, I usually reply that I'm not that vain to have my picture up all over the place.  … (17 comments)

Before You List Your House For Sale - 08/18/08 08:21 AM
I met with a client to discuss listing his house on the market.  After going over the price of other properties, I wanted to give him some advice before listing the property that he should listen to.  If you don't fix the problems now, you'll pay for them in the end.  I had a few items that I'll let you know about if you're looking to list your property.
1)  Address all leaks in your house.  Around windows, toilets, tubs, ect.  If there are any signs of leaks, then it means trouble.

Neighbors Are The Best Source For Information! - 08/18/08 08:15 AM
After showing some properties over the weekend, my clients fell in love with 1 particular property that had no information in the listing sheet.  So I wanted to figure out how to get more information quickly, so I went next door to the neighbor.  I introduced myself and my clients.  The neighbor invited us to sit on the patio and we proceeded to have a 30 minute conversation about schools, neighbors, the house.  Such good information that you can never get from the MLS.

It Pays To Be Organized For All Showings. 4 Steps - 08/18/08 08:07 AM
As a real estate agent, it really pays to be organized when going out for showings.  I always print out an itenary of the schedule, map out the directions, and bring along reports about the property.  I have 3 copies, 1 for me, 1 for the husband, and 1 for the wife if she wants one.  So here's a few tips that I personally like to do for every showing.  If you have any other suggestions, then please let me know.

7 Showings In 3 Hours - 08/18/08 07:58 AM
Sunday afternoon I had showings down in the Oswego area.  I managed to burn through 7 showings for my clients.  They were very happy with the results.  They had to bring their 2 year old along so it actually turned out pretty good.  I had to make a few more stops like at McDonalds but I did manage to see 7 properties. 
The thing that will always surprise me is how a builder can build a nice looking home and put lenolium through out the house instead of wood flooring.

Why Are There So Many Lockboxes? Supra, ActiveKey, SentriLock - 08/11/08 08:09 AM
Over the weekend, I had a number of showings in the Plainfield area.  I had scheduled 5 showing and all but one of the properties was on SentriLock.  Since I'm a member of the Northwestern suburbs association of realtors, I had my Activekey with me.  Unfortunately, these different lockbox systems don't communicate with each other.  Supra, ActiveKey, SentriLock are just a few of the lockbox systems that I've worked with.
How difficult is it to have 1 lockbox system for the entire state?  Who's really getting kickbacks from selling these lockbox systems to the different associations?
