It is a form of buyers remorse based on fear. (&lt;strong style="padding: 0px; margin: 0px;"&gt;F&lt;/strong&gt;alse&amp;nbsp;&lt;strong style="padding: 0px; margin: 0px;"&gt;E&lt;/strong&gt;vidence&amp;nbsp;&lt;strong style="padding: 0px; margin: 0px;"&gt;&lt;/strong&gt;&lt;strong style="padding: 0px; margin: 0px;"&gt;A&lt;/strong&gt;ppearing&amp;nbsp;&lt;strong style="padding: 0px; margin: 0px;"&gt;R&lt;/strong&gt;eal)&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;Sometimes the reluctance to go ahead with the purchase comes during or after the deal is being negotiated. Sometimes it comes after the home inspection, when the buyer finds out that the house isn't "perfect." Because first time home buyers look at lower end homes the houses need a little work. This should be looked at as a way of gaining a little sweat equity and an opportunity. Your Realtor and a home inspector can help you decide what a red flag is.&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;By purchasing a year long home warranty, this can help ease your fears too. Many times we negotiate this for our buyers and have the seller pay for it.&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;Parents and friends are the biggest reason that we have seen who give the first time home buyer their "fuel" for fear. Sometimes it seems that the parents look at their role as being the "protectors" and no matter how great that first home is it going to get scrutinized beyond belief so to solidify their role to the buyer. "Good thing you didn't buy that one. I saved you!"&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;"First Time Home Buyer-itis" will happen to you, it's just a matter of when. What should you do to prepare for it?&amp;nbsp; Here is our checklist:&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;1. See at least 10 homes before making a decision. Have you seen everything that fits your criteria? Go see a house that is lower and higher than your price range to understand the market.&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;2. Know what you NEED in a home not WANT.&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;3. Trust your Realtors judgment more than your friends or family. Your Realtor has gone through the process many times. How many homes has your family&amp;nbsp; purchased?&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;4. Remember that you are the one paying for the house not your friends or family. If you are mature enough to pay the mortgage you are smart enough to make a good buying decision.&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;5.Sit down with your Realtor first before looking and have them run throught the entire process and strategy of searching and eventually buying a home. This way nothing will come as&amp;nbsp;a surprise.&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;6. Feel comfortable with your payments by&amp;nbsp;knowing exactly what your TOTAL payment will be including taxes and insurance.&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;7. Go to the Home Inspection and have the inspector show you potential issues and how to pro-long the life of the home.&lt;/p&gt;
&lt;p style="margin-top: 0px; margin-right: 0px; margin-bottom: 20px; margin-left: 0px; padding: 0px;"&gt;8. Don't worry about making a bad decision, make the decision the right one! Education, trust and patience are key!&lt;/p&gt;

      <title>Cedar Rapids Real Estate: What kind of seller are you?</title>
      <description>&lt;p&gt;&lt;strong&gt;Over the past 12 months, we have sold more listings than we ever have in a year's time. This is our 11th year and we credit our success to identifying what our seller's true motivation is. Too many Realtors are over-pricing &amp;nbsp;properties. We know this because many times we are the second or even third Realtor hired.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This is a brutal truth. Respectfully, we understand that it is still a buyer's market, but the good news is, that you CAN sell your house. We want what you want...the most money, in the least amount of time, with no problems.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So what kind of seller are YOU?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1. UNREALISTIC REBEL- Usually an overpriced for sale by owner or FSBO. Doesn't really seek guidance, only prices the house based on what he needs for a net profit. Tries to sell it in 90 days or less and rarely if ever changes his price. This may even be the second year that they try...because it's spring, right?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. DREAMER- No real intention of really selling. They are constantly getting ready to get ready. Maybe next year we will list it.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. "I GOTTA SELL IT FOR &amp;nbsp;THIS PRICE OR I'M NOT SELLING" - The seller starts too high, may lower it once or even twice but still never gets the price to where its at or below fair market value. Ignores comparables that have gone sale pending or are the competition because their house is always superior.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.SURRENDERER- Cannot sell it at market value as they are upside down and can't bring that much cash to the closing. Must go short sale or worse yet..foreclosure.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5.LETS GIVE IT A SHOT SELLER- Much like the "Unrealistic Rebel" and "The Dreamer" but whose motivation is only about getting their unrealistic price. Constantly says that "we really don't need to sell." Finds agents that may think they can pick up a buyer at the open house. Overpriced, and ignores market facts of what the correct price should be. Remember, the market doesn't care how much you need to sell it for.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;These are brutal facts and meant to be straight forward observations. Our success is factual. &lt;span style="text-decoration: underline;"&gt;If you ignore the market facts as a seller, you still have a home to live in. If we ignore market facts, we won't have a home to live in!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This is an honest and sincere business and we know no other way. Here is the last kind of seller and one that is the reason for our success and get the results they want. Because they WANT to sell their house...&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6. REALISTICALLY MOTIVATED...Using market facts from their Realtor, they price the house at or just slightly below market value. Why waste 30-45 days "testing" the market with an inflated price. They understand that after 100 days on the market, their house will become stigmatized and even a buyer who wants it will ask, "why has it been on the market so long." &amp;nbsp;These sellers will lower their prce every 3 to 4 weeks until they &amp;nbsp;get an offer because they know that we will get them 95-99% of the asking price. No matter how painful it is to take a 5-10% loss on their house they are going to sell, they know they may be getting a better mortgage rate in the next house and may get that one purchased at a 10-25% discount. These sellers ACTUALLY GET THEIR HOUSE SOLD!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>Cedar Rapids Real Estate - Market Report March 2012</title>
      <description>&lt;p&gt;The Cedar Rapids market's closed sales were down by 12.6% versus last year in February. Pending sales were up by 13.5% over the same month last year. Inventory is down by 101 units, or 5.6% from last month. The average sale price in February was $151,000, up $10,000 from last year. homes sold in February spend an average of 112 days on the market.&lt;/p&gt;
&lt;p&gt;The resale segment of the market's closed sales were down by 6.1% over Feb. of 2011. Pending units were up 13.7% over the same period last year. The averagesale price of a resale listing in Feb. was $142,000 up $19,000 from last Feb. The average time on the market for resale homes was 111 days in Feb.&lt;/p&gt;
&lt;p&gt;For new construction, closed sales were down by 44.1% from Feb. of 2011, although pending sales were up 12.1%. Inventory was up 25 units (7.5%) from the previous month. The average sales price of a new home in Feb. was $231,000, up $2,000 from last year, with price per square foot being $157, compared to $145 last Feb. The average days onthe market for a new home in February was 116 days.&lt;/p&gt;

Several factors here that people forget. Everyone always focuses on the commission. He spent over $9000 in payments in the last 7 months. Consider th&lt;span class="text_exposed_show" style="display: inline;"&gt;e house he was buying...If the rates would go up a half of a percent (which they have gone up and down a lot) on a $200k house that equates to a $1000 loss for every year you stay in the house!!! His net "lost" was $3000" with me selling it. If he could have found a buyer to pay him even close to what he was asking. Hope that makes sense. Don't save a nickel to lose a dime. If we had no value we wouldn't be around. Realtors have a great value and its called Exposure! Plus 3rd party negotiation always save money.The more people who see your house the more chance you have to sell it for top dollar. That's why our biz has gone up 20% in the last 2 years.
