Remembering Clint Miller - A Reluctant Memorial - 02/29/12 07:47 AM

CLINT AARON MILLER        03.08.1971 - 12.11.11

THIS BLOG is about a co-worker and friend, and how some people continue to be a presence even after they are gone.
I'm writing about Clint Miller, a longtime employee and social networking wizard here at Real Estate Pipeline. Many of you followed Clint's blog on Active Rain, others knew him from his posts on Twitter and Facebook. Hundreds of you followed his fight with cancer, and offered support, on a Facebook prayer board.
Despite prayers, hopes and well wishes, numerous surgeries and chemotherapy and everyone doing everything they could, Clint died Dec. … (38 comments)

13,000 - No Big Deal. Wake Me When the Dow Passes 14,000 - 02/27/12 11:55 AM
"Memory is deceptive because it is colored by today's events." Albert Einstein.

THERE IS A LOT of chatter today about the Dow Jone Industrial Average climbing back above 13,000 as it briefly did last week. For many, it is a sign the economy is coming back, that good times are returning.
After all, times have been tough. But what we need to remember is that the last time 13,000 was a milestone, the Dow was dropping through it, not climbing above it. The stock market is graphic proof that what goes up can indeed come back down.
So, perhaps again reaching 13,000 is reason to … (2 comments)

Reacting to rising gas prices - 02/24/12 10:12 AM
IT'S GETTING TOUGH again at the gas pump. And according to all of those who claim to know, it's just going to get more expensive as the year passes. What isn't so clear is why.
Regardless of the reasons, it again is becoming a time when consumers are looking for ways to control, or at least have some impact, on the amount of money being spent getting from point A to point B. In many communities, the most effective way to cut down on gas consumption is to use public transportation.
However, taking the bus isn't realistic for everyone (including many real estate … (2 comments)

Montana Town For Sale - 02/22/12 06:21 AM
WHY just buy a house when you can buy the house and the town it resides in? Along with being a homeowner, you could become mayor too! Even better, it's in Montana.
The town of Pray, Montana is for sale. The asking price is $1.4 million. For that the buyer gets the five acre townsite including several commercial buildings, a post office and several other outbuildings. Currently there are several hundred people living in the area who have a Pray mailing address.
Making it even better is that the town is located in the heart of Montana's Paradise Valley, alongside the Yellowstone River and just … (4 comments)

Why Aren't More People Buying? - 02/20/12 06:04 AM
Let's see if I have this straight:
Home prices fell in November and hover near recent lows: S&P/Case-Shiller 20-city report, rates for a fixed mortgage remain at an all-time low: Freddie Mac and more people can afford to buy a home now than in decades: NAHB/Wells Fargo Housing Opportunity Index.
The country's Gross Domestic Product continues to climb: Bureau of Economic Analysis and the stock market is at the highest level since 2008: Wall Street Journal.
So, why aren't more people buying a home?
Is this yet something else we can blame on our financial institutions? I'm reading a lot of gripes about overly restrictive lending conditions facing potential homeowners as … (5 comments)

Geocaching - Just for the Fun of It - 02/17/12 06:44 AM
Warning: This blog is just for the fun of it.
Anyone interested in seeking hidden treasure? If you have a Smartphone it's easier, and more fun, than you might imagine.
This blog is about setting work aside, having fun, learning something in the process and finding stashed goodies. It's about geocaching. This is a great hobby that is catching on about as quickly as Smartphones. And it can be especially rewarding, and educational, if you have children in your world.
Here's how it works: Anyone with an IPhone, Droid or other Smartphone has within it a GPS positioning system or can easily … (3 comments)

Long-Term Relationships, not Instant Gratification, is what Real Estate is About - 02/15/12 02:00 PM
Relationships - you can't succeed without them. I'm thinking that is one hard fact we all have in common.
I work with an on-line lead generation service and developing long-term, productive relationships is the key to a decent paycheck. I just got to have them.
So, when I sign someone up to receive leads from our company, I make sure they have the number to the telephone on my desk and my e-mail address. I tell them if they get a closing out of the first lead we send them, I want to know about it. Or, if we send them a bad lead they … (2 comments)

How are Those Resolutions Working Out for You? - 02/13/12 08:53 AM
"Wise to resolve, and patient to perform." - Homer

Forty days have passed since the beginning of a new year. It seems a good time to ask the AR community: "So, how are those New Year's resolutions working out?"
Many of us make them every year, we resolve to, in one way or another,  make ourselves a bit better than we were the year before. It seems that most of us agree a little improvement might serve us well. I think we should all get a point or two for just feeling the need. Improvement is a fine goal.
But sometimes we mere mortals aren't as … (1 comments)

'Hanging Five' on the tech wave - 02/10/12 08:53 AM
"Once a new technology rolls over you, if you're not part of the steamroller, you're part of the road."
 Stewart Brand
I've been thinking about the on-going discussion about syndicating listings to on-line sites. It seems to me that we can either surf the technology wave or be washed away by it. But what none of us can do is stop it. Nor would it be wise to try and ignore it.
Does it serve the real estate professional well to post listings on sites like Zillow or Realtor.com?
Maybe, maybe not. But I am pretty sure it is not going to … (0 comments)

Agents' websites shouldn't be a challenge for consumers - 02/08/12 08:58 AM
I am not an expert on website design. But I am a person who spends a lot of time on agents' sites and I am similar to many of the consumers who also make their way to those sites. During my travels through hundreds of these websites, I've kept a list of things that make me crazy and probably make others crazy too.
Since many of your potential clients get their first impressions from the home page of your website, I was thinking you might want to know what some of the more common mistakes are that leave the rest of us shaking our … (3 comments)

At home in Montana - wintertime or not - 02/06/12 08:59 AM
I live in Montana. It is February. The pale light of the short days of winter, temperatures below freezing and snow crusted with frost define my part of the world. That won't change anytime soon.
I sit in the office, considering where to call. Enough buyers come into our service that almost anywhere in North America is an option. So I look for leads in Florida, southern California, maybe South Carolina and Arizona. I pull up websites of faraway agents featuring patios and pools, green grass and best of all, beaches and oceans.
For the next eight hours, I live vicariously … (3 comments)

Working Internet leads? Be helpful, be a resource, and be patient - 02/03/12 09:05 AM
IT ISN'T NEWS to anyone these days that the Internet has changed how we all go about doing business. But what might be news, at least to some, is how to remain successful while embracing some of those changes.
Consider this: Give or take a bit, half of all people looking to buy a house these days are first time home buyers and on average that buyer was just five years old when the Internet became a world wide phenomenon. What that means for agents is that AT LEAST half of your potential clients are Internet savvy.
BUYERS BEGIN THEIR SEARCH … (8 comments)

Candidates focusing on the wrong house - 02/01/12 09:09 AM

The only house candidates appear to be concerned with
Working in the real estate industry and being a political junkie, I have been watching the recent debates and primaries with much interest. During the most recent debates in Florida I thought where better for the candidates to discuss their plans for jumpstarting the ailing real estate industry? For the most part, Republican candidates have remained quiet on the issue.
Now, with the Florida debate and election over, the quiet remains. In the most recent debate, the candidates got their chance to address the issue when a member of the audience asked about how they … (3 comments)
