Craig's band - &lt;a href="http://stillrockn.com/" title="San Ramon Live Band"&gt;&lt;strong&gt;Still Rock'&lt;em&gt;N&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt;&lt;em&gt;&lt;/em&gt; - is a composition of a number of professional and celebrity musicians who come together to provide an incredible music experience no matter what the venue. Craig &amp;amp; Still Rock'&lt;em&gt;N&lt;/em&gt; were recently featured in a &lt;a href="http://www.contracostatimes.com/ci_19766932?IADID=Search-www.contracostatimes.com-www.contracostatimes.com" title="San Ramon"&gt;Contra Costa Times article&lt;/a&gt;.&amp;lt;!--more--&amp;gt;&lt;/p&gt;
&lt;p&gt;I got to video the event and am now working on increasing my proficiency with video editing software which will come in handy when creating videos to help market our clients homes for sale in the Danville, Dublin and San Ramon areas.&lt;/p&gt;
&lt;p&gt;The gig at the Crow Canyon Country Club was a knockout success, the response even surprised the organizing staff at the club. Normally the carvery night dinners attract less than 100 attendees, but last Friday saw a packed house as members and non-members enjoyed a buffet dinner, dancing and live music.&lt;/p&gt;
&lt;p&gt;Besides Craig &amp;amp; Tracey, I saw at least 3 other Realtors in attendance and a couple of other mortgage brokers / loan officers besides Dennis Viers who plays bass guitar with Still Rock'&lt;em&gt;N&lt;/em&gt;..&lt;/p&gt;
&lt;p&gt;The event also turned into a mini family gathering for me as I brought my son in from Chicago to help with photography and my older sister and her husband drove over from Sausilito to wine, dine and dance.&lt;/p&gt;
&lt;p&gt;We also had several of our past clients attend. When people relocate to the area, Craig and Tracey always take them to the Crow Canyon Country Club to introduce them to the facility, the staff and some members to help them get a feel for the community and begin making friends in the area.&lt;/p&gt;

      <description>&lt;h2&gt;San Ramon Neighborhood Community Emergency Response Team Meeting&lt;/h2&gt;
&lt;p&gt;Volunteers  for the &lt;strong&gt;San Ramon Community Emergency Response Team (CERT&lt;/strong&gt;) held their  first neighborhood meeting to begin the process of developing a plan to  coordinate activities in the case of a disaster.  The neighborhoods  represented were those known as Area 39 which is serviced by Fire  Station 39 just off Alcosta Blvd. on Fircrest Lane.  This includes  roughly the area from Bollinger Canyon Rd. to the north, to just south  of Alcosta Blvd., to just west of I-680 and to Dougherty Rd to the  East.&amp;lt;!--more--&amp;gt;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.theharperteam.com/wp-content/uploads/2011/07/san-ramon-cert.jpg"&gt;&lt;img title="San Ramon CERT" src="http://www.theharperteam.com/wp-content/uploads/2011/07/san-ramon-cert.jpg" alt="San Ramon Community Emergency Response Team" width="300" style="float: right;"&gt;&lt;/a&gt;The meeting was held at Craig &amp;amp; Tracey Harper's home in San  Ramon and was attended by approximately 20 neighbors most of whom are  certified CERT volunteers and other neighbors who attended to learn more  about the program.  Topics of discussion included "Incidence Command  Center" locations where CERT volunteers will meet to coordinate  activities in the case of a disaster, logistics and communication  issues, supplies that everyone should have on hand as well as special  tools and other supplies stored at various locations and the development  of a formal written disaster recovery plan.&lt;/p&gt;

&lt;p&gt;The CERT program is organized by the San Ramon Valley Fire Department and coordinates training and dissaster recovery activites by volunteers from local citizens and neighbors just like you. The purpose is to help each city, community and neighborhood to identify the people resources who will help out in the case of a disaster, provide training to those who wish to help and develop a disaster recovery plan that will kick into action in the case of just such an emergency. There are several ways that you can benefit by this program and several ways that you can help prepare your neighborhood and your family for an emergency that is not a matter of "if" it will happen, but "when".&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;History of C.E.R.T.&lt;/strong&gt;&lt;br&gt;The CERT concept was developed and implemented by the Los Angeles Fire Department in 1985. They recognized that citizens would very likely be on their own during the early stages of a catastrophic disaster and that some basic training in disaster survival and rescue skills would improve the ability of citizens to survive until other assistance could arrive. The training program proved to be so beneficial that the Federal Emergency Management Agency (FEMA) felt the program should be made available to communities nationwide.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How Does The C.E.R.T. Program Work?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;As each CERT is organized and trained in accordance with standard opertating procedures developed by the sponsoring agency (San Ramon Valley Fire Dept.) it's members select a team leader and an alternate and identify a meeting location, or staging area, to be used in the event of a disaster. This is where the fire dept. and other services will come to interact with the CERT volunteers to determine damage assessents and allocate volunteer resources.&lt;/p&gt;
&lt;p&gt;Getting involved can be as simple as attending a neighborhood meeting to know where your staging area is and where to go in case of a disaster. Or, you can decide to take the CERT training and become a certified volunteer. This training in our area is done at the &lt;strong&gt;San Ramon Valley Fire Department&lt;/strong&gt; at 1500 Bollinger Canyon Rd. in San Ramon. You can sign up for classes on &lt;a href="www.firedepartment.org/community_outreach/cert" title="San Ramon Fire Department CERT"&gt;their website&lt;/a&gt;.&lt;/p&gt;

&lt;p&gt;The Harper Team recently had the pleasure of working with new clients who were  &lt;strong&gt;relocating to California from Paris&lt;/strong&gt; and needed to find a home very  quickly,  We were initially contacted by the Human Resources Department  of the company that he would be working for in the East Bay who had  researched a number of Realtors.&lt;/p&gt;
&lt;p&gt;Having satisfied the HR  manager that we were very familiar with the area, the local communities,  schools and neighborhoods that would meet the client's search criteria, we  were asked to contact the clients to answer any questions they had and  to set up an appointment to show them the area.  As they had never been  to the&lt;strong&gt; San Ramon Valley&lt;/strong&gt; and had a very short time frame, they needed to quickly narrow down the  communities, neighborhoods and  homes for sale that would be of interest.&lt;/p&gt;
&lt;p&gt;Unfortunately, they were not able to visit  the area together so the husband came in first and we spent several  days looking at neighborhoods and homes in several communities including &lt;strong&gt; San Ramon, Danville, Blackhawk, Alamo, Diablo, Lafayette, Walnut Creek  and Pleasanton&lt;/strong&gt;.  We were able to narrow down the areas he was most  interested based on commute time to work, schools, and several other  factors.&lt;/p&gt;
&lt;p&gt;He returned to Paris and his wife came in the following week  with her mother - determined to find a home for sale in San Ramon or Danville that they could purchase. It was an absolute pleasure working with them to  once again preview homes and neighborhoods.&lt;/p&gt;

&lt;p&gt;They fell in love with several communities in Danville  and Blackhawk including Blackhawk Country Club.  We spent most of the  day looking at homes in the area and had lunch at the Blackhawk Grille  in the Blackhawk Plaza.  After much debate, it was decided to look at an  area that would be a little shorter commute to work for the husband and  we showed them &lt;strong&gt;Norris Canyon Estates&lt;/strong&gt; which he had already seen and was  also very interested in.&lt;/p&gt;
&lt;p&gt;As there were limited homes for resale on the  market, we had already decided when the husband was in town to send a  letter to homeowners in Norris Canyon Estates asking if anyone was going  to be putting their home on the market in the near future.  We got  several responses, but none of them were right for our  clients.  So, we ended up looking at everything on the market which  included resale homes and a few new ones that were in various stages of  construction.&lt;/p&gt;
&lt;p&gt;They decided on a new home  they really loved and negotiations began.  The process took two days  with several turns, but suffice it to say that Tracey Harper's former  experience as a community sales manager with a national home  builder/developer came in very handy in helping them navigate through  the negotiation process, selecting the upgrades to the home and getting  all the documents completed. The average price difference for the 14 conventional home sales in San Ramon this year was $13,830. For short sales transactions, the average price discount was $18,633 (I did not include one home that actually sold for $56K above asking price). The&lt;strong&gt; average price discount for REOs (bank owned foreclosures) was $36,600.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Is now a great time to buy a rental property in San Ramon? Well, there have been recent articles about the increasing numbers of renters and there is the prediction of rent increases over the next couple of years. Home values may still settle some. A steady stream of foreclosures is expected over the next few years. So, the question is one of timing and fortune telling. If the U.S. economy takes another nose dive, home prices may fall, but rent demand will rise even more.&lt;/p&gt;
&lt;p&gt;The California Association of Realtors reports that all-cash buyers are on the rise - highest level in 23 years. New home building is in the dumps - down 22.5%.&lt;/p&gt;
&lt;p&gt;If you're thinking of buying a San Ramon condo as an investment, consider this: the condos you see below priced in the $120K range were selling in the $300K range in 2006. Can they go much lower? Probably not as their proximity to Bishop Ranch makes them ideal rentals in their current price range - you think?&lt;/p&gt;
&lt;p&gt;For home renters considering whether or not to buy the historical wisdom says to plan on owning the home for at least 7 years.&lt;/p&gt;
&lt;p&gt;From 1998 to 2004, we saw large numbers of homebuyers enter the market hoping to build double digit equity in just a few years. Home flipping reached frenzied heights. Today, we are witnessing a return to "buying a home" to build financial wealth - a longer term strategy for most.&lt;/p&gt;

&lt;p&gt;The MLS is showing 14 potential short sales and 6 REOs (bank owned    foreclosures) in Windemere (San Ramon, California).&lt;/p&gt;
&lt;p&gt;The asking price on the homes for sale in Windemere  range from     $380,000 to $1,074,500&lt;/p&gt;
&lt;p&gt;26 of the homes for sale in Windemere are new listings. 3 of these new listings in San Ramon have already seen price reductions ( $70K, $4K and $5K).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;12 of the homes for sale in Windemere&lt;/strong&gt; have been on the market for some time have had price changes and some have agent changes as well. One of these homes was for sale in the second half of 2010 and is now back on the market with an &lt;strong&gt;$100K price increase!!!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;One of the homes back on the market in Windemere saw a price decrease of $30K in 2010 and a price increase of $19K in 2011. The most &lt;strong&gt;significant price reduction on a home in Windemere is $179K&lt;/strong&gt; on a home that has been on the market since August of 2010.&lt;/p&gt;
&lt;p&gt;8 other Windemere homes for sale have seen price reductions that range from $9K to $45K.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What does this indicate about the current housing market in Windemere?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;On the one hand we see many homesellers that have been trying to sell their homes in Windemere for 6 months or more. Many of these sellers took their homes off the market for the holidays and have had the Days on Market reset. Most of these San Ramon, CA home sellers are reducing their prices to try and attract fresh eyes.&lt;/p&gt;
&lt;p&gt;On the other hand, we see many of the &lt;strong&gt;new listings coming on the market with "optimistic pricing"&lt;/strong&gt; - maybe we'll find a buyer, we need room to negotiate, my agent let me set the price, or...???&lt;/p&gt;
&lt;p&gt;A few of these sellers seem to have read some news about the median price of homes increasing and have decided to raise their price. The median price of a home is simply the average of two home prices (most expensive and least expensive) in any given time period. As such, it is fairly meaningless unless you are tracking home prices over a period of years.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;significant price factor in the current Windemere housing market is the comps&lt;/strong&gt; - what are the home prices on comparable homes for sale in San Ramon? The real estate market in Windemere may not have reached bottom yet. Motivated homeowners wanting to make sure their homes sell quickly will put additional downward pressure on prices as will the continuing short sales and REOs (foreclosures) entering the market. Don't expect this downward pressure on home prices in Windemere to be as significant as in the past 3 years.&lt;/p&gt;
&lt;p&gt;Buyers should not expect to see the desperation of the last few years, nor the bargain basement prices. &lt;strong&gt;Home values are stabilizing in Windemere&lt;/strong&gt;. Serious buyers need to think in terms of initial offers at 5% to 10% below asking price (if the asking price reflects the reality of the market) as a place to start negotiations - &lt;strong&gt;low-ball offers will get no traction&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;We are looking at data for homes bordered by Montivideo on the north, Pine Valley Road on the south and between I-680 and Broadmoor. If you are thinking of selling your home in this area of San Ramon in 2011, this data will be of interest to you.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;MLS Stats - Homes for Sale in Central San Ramon&lt;/strong&gt;&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;&lt;a href="http://www.theharperteam.com/wp-content/uploads/2011/01/for-sale-signs.jpg"&gt;&lt;img title="San Ramon CA Homes for Sale" src="http://www.theharperteam.com/wp-content/uploads/2011/01/for-sale-signs.jpg" height="300" alt="San Ramon California Homes for Sale" width="200" style="float: right; margin: 10px;"&gt;&lt;/a&gt;Currently, the MLS is showing 16 homes for sale in this area of San Ramon, CA. 9 of these homes are listed as potential short sales and 4 are shown as REOs (foreclosures).&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;7 of these homes are priced below $500K - 2 of which are showing significant price increases. One of the homes showing a price increase has been on the market for over 275 days and the other for over 100 days.Two of these homes have have been on and off the market over some time and were originally priced above $700K - fine examples of homeowners failing to deal in the reality of the market and letting time steal money out of their pockets.&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;There are currently 9 homes showing pending sale. One of these homes is an REO (foreclosure) and has seen a 40% drop in original sales price as it went from a conventional sale to an REO. The other 8 homes showing pending are reflecting a 9% difference in asking price to sales price, but this won't be accurate until the final figures are available after escrow closes.&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;9 of the homes for sale in central San Ramon are priced between $500K - $600K and the average days on market for these homes is over 100 days because one of the homes has been on the market for over 390 days (that's back to 2008). This home, too, is a perfect example of chasing the market down while missing opportunity after opportunity to get it sold at market value.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;End of Year 2010 Home Sales&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;MLS stats for homes sold in this area of San Ramon since September 1, 2010 reflect the following:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;14 conventional sales&lt;/li&gt;
&lt;li&gt;5 REOs (foreclosures)&lt;/li&gt;
&lt;li&gt;2 Short Sales&lt;/li&gt;
&lt;/ul&gt;
&lt;p style="padding-left: 30px;"&gt;One of these homes was on &amp;amp; off the market since 2005 with a price that began at $743K and ended at $500.&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;Of the 14 conventional resale homes - 3 are showing price increases and 2 sold quickly at the original asking price. The other 9 homes saw an average difference of 5% between original asking price and the actual sold price.&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;The 2 short sales were on the market an average of 80 days with an average difference in 13% between asking price and sold price.&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;The days on market for the 5 REOs ranged from 8 days to 80 days the price discount averaged about 7%.&lt;/p&gt;
&lt;p&gt;The MLS also shows two expired listings for this area of San Ramon at the end of 2010. One was a short sale, the other conventional. Both entered and exited the market with no price change.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Reality of the Local Real Estate Market&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Number of Condos/Townhomes sold in 94582 in 2010 = 186 in 2009 = 178. An increase  of 8 homes or 4.5%. The Median Price of Sold Properties in the  last 365 days  compared to the previous 365 days has increased by $27,676.  This  represents a percentage increase of 6.5%.&lt;/p&gt;
&lt;p&gt;In the $600,000 to $700,000 price range, the average sales price was   $621,667 with an average of 23 days on market. 25% of the homes sold in   this price range had at least 1 price change before they sold.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;94583&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;The California Association of Realtors' market forecasters are predicting that 2011 home sales will be slightly below 2010.&lt;/p&gt;
&lt;p&gt;Expect foreclosures and short sales to increase in the first quarter of 2010 as banks get back to business after the holidays and the recent "robot paperwork" scandal. Foreclosure market share should drop while short sale market share increases.&lt;/p&gt;
&lt;p&gt;Home values below $700K are going to see more downward pressure than those between $700k and $1 million. High end homes -above $2 million - will see the most pricing pressure.&lt;/p&gt;

&lt;p&gt;Danville, CA is one of the San Francisco Bay Area's (East Bay) popular upscale communities. Located on the I-680 corridor between Walnut Creek, CA and Pleasanton, CA, this upscale community has a per capita income far above the national average and features many luxury homes valued in excess of $2 million dollars.&lt;/p&gt;

It is on the east side that Danville is seeing most of it's development as the west side of Danville is mostly built out. The west side of Danville (west of I-680) includes downtown Danville, the city offices and Hartz Avenue the main north-south avenue that runs through the heart of Danville.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Danville's Westside&lt;/strong&gt; is a sought after location for many homeowners as many homes are only a short walk or bike ride to all that downtown Danville has to offer. Local schools for all ages are within a mile of most homes on the Westside of Danville.&lt;/p&gt;
&lt;p&gt;The luxury home market in the $2 to $3 million range on the west side of Danville has it's unique story about how the downturn in the housing market has affected it.&lt;/p&gt;
&lt;h2&gt;Current Westside Danville Housing Market Stats&lt;/h2&gt;
&lt;p&gt;The MLS shows there are currently 9 homes in this price range for sale in all of Danville ($2,150,000 to 2,995,000). One of these homes is listed as a potential short sale. 5 of these homes are located in zip code 94506 and 4 homes are in 94526 zip code.&lt;/p&gt;
&lt;p&gt;Two of these &lt;strong&gt;luxury multimillion dollar homes&lt;/strong&gt; for sale are located on Danville's west side. There are no homes on the west side currently showing sale pending.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.theharperteam.com/wp-content/uploads/2011/01/trends.jpg"&gt;&lt;img title="Danville CA Westside Homes" src="http://www.theharperteam.com/wp-content/uploads/2011/01/trends-150x150.jpg" height="150" alt="Danville CA Westside Homes" width="150" style="float: left; margin: 10px;"&gt;&lt;/a&gt;According to local  MLS data, since January of 2009, eleven homes priced between $2 - $3 million have  sold in Danville - no home in this price  range has sold on Danville's west side in this time frame.&lt;/p&gt;
&lt;p&gt;Of the two homes for sale on Danville's west side, the history of sales process gives us some insight into this &lt;strong&gt;luxury home market niche&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;One home was first listed for sale in 2006 for over $4 million. It came off the market in 2007 with a price around $3.6 million. After 2 1/2 years it came back on the market and the price is now below $3 million.&lt;/p&gt;
&lt;p&gt;The other home for sale on the west side is showing as a potential short sale. It entered the for sale market in 2008 - also, priced above $4 million. It, too, is currently for sale at a price under $3 million.&lt;/p&gt;
&lt;p&gt;Each of these owners has changed REALTORS at least once in the process, so far.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Expired Westside Listings Add to Market Insight&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are 6 listings on the west side of Danville that expired in 2009 and 2010. One of these homes sold - BUT - hold on! Earlier we said that zero homes sold on the west side in the price range we are looking at. This house first entered the active, home for sale, market in spring of 2004 priced in the mid $2.5 million range. It sold in the summer of 2010 for $1.4 million.&lt;/p&gt;
&lt;p&gt;Two of the expired listing homes spent several years on the market before coming off - we're talking days on market of roughly 760 days and 1135 days. One home was originally priced in the high $3 million range and the other in the low $2 million range. Both exited the market under the $2 million mark.&lt;/p&gt;
&lt;p&gt;For the three expired listings that remained priced in $2 to $3 million, price reductions were in the 10% range and days on market ranged from 85 days to 371 days.&lt;/p&gt;
&lt;h2&gt;How is the Luxury Home Market on Danville's West Side?&lt;/h2&gt;
&lt;p&gt;&lt;a href="http://www.theharperteam.com/wp-content/uploads/2011/01/up-down-housing.jpg"&gt;&lt;img title="Danville California Million Dollar Homes" src="http://www.theharperteam.com/wp-content/uploads/2011/01/up-down-housing.jpg" height="173" alt="Danville California Million Dollar Homes" width="200" style="float: right; margin: 10px;"&gt;&lt;/a&gt;Well, in the $2 million to $3 million range - not moving. One home sold in the last two years is not an indication of a market (location &amp;amp; price point) in demand. Sellers putting their beautiful unique homes on the market and then chasing the market down (sometimes since 2006) until the home is withdrawn from the active listings of homes for sale is a sad situation, but a situation that says a lot about this market segment.&lt;/p&gt;
&lt;p&gt;Sellers in this price point usually have the financial means to weather the storm of economic downturns better than sellers in the middle or low end of the market. When the subprime meltdown began, most thought the correction would take a year or two - or several at best. Sellers with the financial means could afford to wait it out - or so we/they thought.&lt;/p&gt;
&lt;p&gt;But people change jobs, retire, die, move on and a host of other things. Sometimes we need to sell our home regardless of where we would like the market to be. Selling a multimillion dollar home on Danville's west side is a challenge in the current market. The California Association of REALTORS' market forecasters expect 2011 home sales to be equal to or slightly lower than 2010 home sales and the luxury home market to still be settling in home values.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Selling a MultiMillion Dollar Home in Danville this in 2011&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;So, sellers with homes on the west side of Danville, CA that are thinking of pricing the home for sale between $2 million and $3 million need to ask themselves one simple question - Do I want my home to be the 1 home sold on the west side this year? If so, what are the critical factors to look at?&lt;/p&gt;
&lt;p&gt;Here is &lt;strong&gt;THE Factor&lt;/strong&gt; as I see it:&lt;/p&gt;
&lt;ul&gt;

&lt;strong&gt;Price&lt;/strong&gt; - Price in this market is they key motivator. Look at how some homeowners chased the market down from $4 million into the $2 million range. Look at the months and years of getting on with life that have been lost. When considering your asking price - ask yourself this - Am I willing to wait 3 to 5 years to get this price? If your home has not sold in the next 2 years, what would you be willing to price it at? &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Location, location, location is only so good and it's at it's best in a hot market. In today's market, most buyers have many great locations to choose from. The most significant location in this market segment is not geographical - it's what side of the sales process are you on - For Sale or Sold.&lt;/p&gt;
&lt;p&gt;Every home is special - especially in this luxury home market. Buyers are looking for value. Banks are looking at valuation. Getting some distance from the emotional investment in the home is critical if one really wants their home to be the one that screams - &lt;strong&gt;BUY ME TODAY, I WON'T BE HERE LONG!!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;How to Market a Luxury Home in this Market&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The statistics for this niche market tell us one very important thing - the buyer pool is very, very small. Spending tons of money for fancier brochures and ads is probably not going to bring that buyer to you. More and more advertising and marketing dollars are not going to be the determining factor.&lt;/p&gt;
&lt;p&gt;The key to marketing any home quickly in this market is &lt;a href="http://www.theharperteam.com/blog/buyers/the-home-pricing-issue/" title="Danville Home Values"&gt;understanding value and home valuation&lt;/a&gt;. Sellers usually have an unrealistic value of their homes, especially in a market like the current one. Buyers are looking for the value they want. The home appraisal process has changed dramatically in the last 2 years. Banks (federal government) are controlling the appraisal process and banks are crunching very specific numbers that don't include the koi pond, hardscaping, home theater, etc.&lt;/p&gt;
&lt;p&gt;Homes that entered the market priced in the $2 to $3 million range and sold for $1.7 to $1.99 million are part of the current pool of comp data - as are homes that were originally priced above $3 million and sold in the $2 million dollar range.&lt;/p&gt;
&lt;p&gt;So, the &lt;strong&gt;key to marketing and selling a multimillion dollar home&lt;/strong&gt; in the current market is all about &lt;strong&gt;accepting the reality of the market&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;In the past 2 years of data we looked at there are several examples of homesellers in Danville that listed their homes at $4 million dollars or more. Most likely, if they had initially listed the home at $3.5 million, it would have sold - maybe at 5% less than asking price. Now those homes have been sold at or are currently listed in the mid to high $2 million range. So, instead of losing (Paper Loss? Imaginary Loss?) $500K to $600K on the home, the loss has doubled.&lt;/p&gt;
&lt;p&gt;In 2009, April to July saw the highest inventory of homes in this price range on the market. In 2010, it was July to October. In 2009, more luxury homes, in this price range sold in June &amp;amp; September while in 2010 June &amp;amp; July were the high sales months. The average difference between asking price and sales price was $459,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How to find the right REALTOR for this market&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Finding the right REALTOR in this market, for this price point should  be relatively easy. It's not the ones that take the price you would  love to get or need to get and say let's give it a try. It's the one insisting on dealing with reality - what the market is telling them  about the market - and has an honest conversation about the market and  the risks involved in ignoring the market dynamics.&lt;/p&gt;
&lt;p&gt;The right REALTOR is the one running their business as a business. Anyone in business that is willing to spend thousands of dollars and lots of time on trying to sell an overpriced product is - what?&lt;/p&gt;

&lt;li&gt;California home prices have mostly stabilized with the bottom of the market having been hit in 2007 for most neighborhoods.&lt;/li&gt;
&lt;li&gt;Mortgage rates continue to receive federal support to remain at historic lows.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;The opposing trifecta is represented by continued high unemployment, foreclosures and tight credit.&lt;/p&gt;
&lt;p&gt;Nationally, 1 million foreclosures a year are expected for the next 3  years. Recent developments with faulty paperwork resulted in a 9% drop  in home repossession but foreclosure activity is returning to  pre-scandal levels. The number of California homeowners underwater on  the mortgage is now about 2.2 million.&lt;/p&gt;
&lt;p&gt;The California Housing Finance Agency - CALFHA - is rolling out a new program - &lt;a href="http://www.keepyourhomecalifornia.com/" title="Keep Your Home California"&gt;Keep Your Home California&lt;/a&gt; - which is being backed by $2 bijllion in federal grants. This program  is supposed to help underwater homeowners stay in their homes. So far,  similar federal programs have been dismal failures.&lt;/p&gt;
&lt;p&gt;A recent survey by the California Association of REALTORS found  homebuyers reporting that they feel it is getting more difficult obtain  financing. Homebuyers continue to report that the two main factors in  agent satisfaction are communication and negotiation skills.&lt;/p&gt;
&lt;h2&gt;What's a homebuyer to do?&lt;/h2&gt;
&lt;p&gt;Many homebuyers find themselves in limbo trying to time the perfect opportunity. Others are ready to buy, but find it difficult to get financing. Others are seeing their buying power erode as banks continue to tighten credit.&lt;/p&gt;
&lt;p&gt;The current housing market continues to evolve and change. Prices may have settled, the bottom of the market may be appreciating, high priced homes may still be seeing some correction - BUT - interest rates and the certainty of future inflation make buying a home now a good decision.&lt;/p&gt;
