hamden: State of the Foreclosure Market in Hamden 2011 - 01/27/12 12:53 PM
Recent headlines have stated that foreclosure homes accounted for 20% of all sales last year. That grabbed my attention, so I thought I would check to see how Hamden compared to the national statistics. According to the Greater New Haven Association of Realtors, 358 single family homes sold last year in Hamden. (That's up from the 354 I previously reported. Seems like some agents were slow to report their end of year closings.) Of the 358 Hamden sales, 44 or 12% were foreclosed properties. In addition, 28 or 8%, were short sales, which probably would have resulted in foreclosures. Added together,

Hamden experienced a slower market in 2011, which comes as no surprise to those of us who follow economic data. Despite lower listing prices and historically low interest rates, worries about jobs and uncertain local, national, and world economies weighed heavily on buyers' minds. Money was cheap last year, but really hard to get from banks. Wealthy people with great credit had no problem obtaining mortgages. This was reflected in the surprising number of homes that sold in the upper brackets - $750,000 and up. hamden: An early Spring graces Connecticut - 04/22/10 11:00 AM
Happy Earth Day! After a tough winter, we in Connecticut have been rewarded with an extra month of Spring this year. Everything has greened up at once. We gardeners are thrilled, although, we wonder what is going to be left to bloom. It's only April 22nd, and already we have seen the early rhododendrons, the azaleas, the tulips, the lilacs and even the trees in bloom. We are almost a month ahead of schedule. I don't remember an earlier Spring in the 25 years I have lived in Connecticut. No complaints here, other than lots of sneezing. We love nature's show.

hamden: Snapshot of Hamden sales YTD - 03/03/10 09:43 AM
The picture is looking rosier. The inventory is still low in Hamden, about 200 active listings, even as we march towards the April 30th deadline for first time homebuyers' to be eligible for the tax credit. I took a look at what has sold in town since January 2nd, and found that 46 single family homes have closed year to date, vs 36 in the same period in 2009. Of these, a sobering 20 were bank owned or short sale properties. These short sales statistically brought down the average sale price in town to $135.29 from the mid $150s at the

On Sunday morning I looked out of a second story window at home and saw something sparkling in the distance, where Quinnipiac University is building the new 250 acre York Hill Campus in Hamden. The sparkles were coming from the new "windmills" which the university has erected to generate power for the campus. On Monday, I decided to check things out. A few months ago there was only one windmill, and now it looks like there are a dozen or more. As you can see, there are no blades on these structures. There is a spot on New Road that has been a favorite with locals for centuries. It's Clark's Pond, a calm oasis in a busy part of town. Today the Pond is bordered by Quinnipiac University. Early Fall in Hamden is a magical time. Nature provides the perfect backdrop for our town. We all feel energized by the cool, crisp air. Trees are giving their first hints of the blaze of color that is to follow. (October 15th is peak leaf-peeping time in Hamden). Now is the time to visit the local farms for fresh apples and produce. Let's face it folks, this has been a frustrating year in real estate. There are hints (stock market) and even signs of an improving economy, but the turn around seems so slow sometimes. We need job creation in Connecticut and a State Budget to work with. Despite all the delays, however, we seem to holding our own with the real estate market. As we know, all real estate is local. After a long and trying winter, this breath of warm, fresh air is most invigorating. It is wonderful to feel good and positive again, if only for a day. Now let's try to keep this feeling going. There is another big headline today that may impact Hamden in a positive way. The Economic Stimulus bill finally was passed by Congress. If you like an old fashioned community with quaint homes, apartments, and small shops, you will love Whitneyville in Hamden, CT. Whitneyville is home to Home & Hearth Realty, so I spend a lot of time here. It's flurrying lightly today - we expect heavier snow later. The weather, however, isn't as relevant here, because people can walk to shops if they need anything, without necessarily depending on their cars. As a child, growing up in rural Plattekill, NY, I would listen to the top 100 hits of the year on radio, writing this information down, as if it had huge significance. Contrarian investors know to jump in when everyone else is fleeing. Right now the news couldn't be bleaker, but could this be the bottom of the real estate slump? I am awaiting Congress' vote for the $700 million bailout with the rest of you. Another big bank was scooped up at a bargain basement price last night. Looks like a lot of Fall cleaning going on in the financial markets. If Congress approves this bill, pressure on the economy should ease and money should start flowing again. I am starting to see some life come back to our local Hamden market. There are a few more homes on "show" status or on deposit. The inventory is growing, but well below the numbers at the end of December. What I am also seeing is an unusual number of houses for rent in the area. Perhaps people are postponing the sale of their home, choosing to rent, while this market stabilizes. This is helpful, because the last thing we need is a bloated inventory. I say this to every seller I meet. It gets them thinking about making a favorable impression. I walk around the house and yard with them, asking them to play the role of the potential buyer. It can be enlightening - or not. Sometimes sellers will speak with pride about renovations or redecorating they did 40 years ago and how much value that adds to the proprerty. We may have to work with that, so my mantra with sellers is Quality-Order-Serenity. Quality: It is imperative that everything be in working order, even if it is not modern. Think Oh, Suzanna had it bad? It's warm and icy today in Hamden. We had an ice storm overnight which left northern Hamden frosted and lovely, and now warmer temperatures and a rain storm to finish things off. This disparity mirrors our real estate market. Great prices and low mortgage rates should equal a hot market, but buyers are giving real estate the cold shoulder. My office is in Whitneyville, a little jewel of a community, just north of the New Haven border. We have tree lined streets, sidewalks and an active merchant community. Prices are moderate. Location, location, location. Never has this old adage been more important in real estate. In this volatile market, there are great buying opportunities, but I would only consider properties in the most desirable areas. The Spring market is almost here, and more buyers are out looking, but they are taking their time to make decisions. Their theme is fear: fear of deflation, fear of unemployment and a general insecurity about the economy. I remember a similar market in the early 1990s. What I remind my buyers is that we came roaring back from those recession lows to all time high prices in real estate.
