My business partner, Belinda, has been working very hard lately.  She is working non-stop and sometimes gets a little cranky.
Today was a morning of working in the office and since I get there before she does, I stopped and bought a bright bouquet of flowers to cheer her up.
She came in lugging her briefcase in one hand and diet pepsi in the other.  She wasn't smiling.  She went to sit down at her desk and SURPRISE, there were flowers sitting there just for her.
She has been cheerful and smiling ever since.

What happened to our sign? - 06/28/11 10:33 AM
Yesterday was an interesting day.  We received an email from one of our clients that somehow, some way, our flyer box was smashed.  
When I got there, I discovered also that not only the flyer box smashed but our sign was laying on the ground with a big dent in it. 
Our client said maybe the landscaping crew backed into it early in the morning or maybe it was a snow plow.  Oh wait, it is summer now. 
I wish he would have mentioned the sign.  I would have taken a new one down.

Half the year is almost over.
Boy, am I glad that we still have over a half year left.  The first six months have been great and I am so looking forward to a better next 6 months.  I have made lots of friends on AR and have learned so much from all the great BLOGS from all of you.

How do you help a 87 year old man, who is moving to assisted living and wants to sell his home?  This past week I took from 7 am until noon to help my wife's uncle who has 6 kids (but only 4 live in the area) trim his over grown brushes with one of his daugthers.

Yesterday was another crazy day for me in real estate. 
I was lucky enough to have my blog featured earlier this week and had 204 comments by the time I called it a day yesterday.  I feel bad that I haven't had time to respond to all the comments yet.

Why do Realtors feel compelled to throw out the "As Is" term when trying to get buyer's agents to limit the requests on inspections?
I am representing a buyer on a property that is 30 years old.  We offered the seller ALMOST full price for the property.  In fact, we came in at 98.5% of the asking price.  In today's market, I think that is a great offer.
I have been trying to schedule the home inspection with the listing agent and she keeps telling me that the home is sold "As Is".  I'm sorry, but for a property that is … (224 comments)

Vegetable Pizza
Something lite to eat on a warm day.
Ingredients:
1 tube of crescent rolls
1 8oz cream cheese
Ranch dressing
1 cup broccoli florets
1 cup cauliflower
¼ cup shredded carrots
2 cups mozzarella cheese
 
Unroll can of crescent rolls on a baking sheet, do not break apart but form a crust and bake at 375 for 11 minutes.   Cool, keep on baking sheet.
Beat together wet ranch dressing about ¾ cup and cream cheese. 
Cut broccoli and cauliflower into small pieces.  Shredded carrots
Spread dressing mix on crust
Top with veggies and  cover with mozzarella cheese.

Real estate in Denver has been very busy this summer.  Our office at Metro Brokers Marina Square has about 116 agents and we are all very busy dealing with clients.  No one seems to have time for much of anything else these days.

Looks like they need OUR help.  Humane shelters are a place to find that perfect cat or dog that you can enjoy.  Cats love me, but some how my nose does not like them.

I Could Use Some Suggestions For A Speech I Have to Give - 06/16/11 12:16 PM
Tomorrow morning I will be giving a short speech to the Aurora Board of Realtors about why I should be elected to the Board of Directors for the Aurora Board.
Speeches are not my favorite thing, but luckily I only have to talk for two minutes.
I know I can tell them audience about how long I have been in real estate and how I have always supported the board, but I would like to come up with something that will stand out from the others.

Some Real Estate Agents Get Rather Cranky These Days - 06/15/11 09:26 PM
It has been a great summer so far.  We have lots of business and are keeping busy every day.  Some days, it is hard to juggle the constant phone calls and keep all of our clients happy as well as take time to enjoy life and take care of personal matters.  I am not complaining though.  The alternative is awful!
 
We showed so many homes to one client in the past 30 days I can't even remember where we have been.  Apparently, we showed these clients homes on May 19th.

My business partner, Belinda, just got a new camera for real estate because hers just wasn't taking great pictures of our listings. 
She took 35 pictures at 14 MP and the camera said out of memory.  I asked her is it had a memory card and she said no.
On my way to work Friday, I stopped and picked up a memory card for her camera which will give her an additional 8 GB orf memory.

One of my favorite places to be is at the closing table with happy clients.
Yesterday we closed on a brand new Lennar home in Beacon Point with some very happy clients.  They couldn't wait to pick up the moving truck and start moving in to their new Telluride model home. 
The husband is already planning on working on finishing the basement.  He says he will start the wriring this weekend.  I wonder if his wife has other plans for him.

There is a company that we use to generate our marketing pieces.
They have not let us down in so many years.  This past spring, the company decided to update and change the format for how the system works.
What was a great product that I would recommend to fellow agents is now something that I get frustrated with everytime I try to create a simple property flyer. 
After a number of phone calls to the help desk, their standard reply is "Be patient, it may take longer now."

I just got back from eight days in Ohio where I spent time with my daughter and her family.  She had her fourth child and I was happy to be there for the birth.
I got home late Sat. night and had a golf tournament on Monday. 
My business partner, Belinda, was very busy the entire time I was off.  She got one of our listings under contract, took buyers out and listed two homes.

Not long ago, one of my favorite AR members predicted that my business partner and I would need more for sale signs by the end of May, because our current 12 signs would not be enough. 
Well she was so good at encouraging us to keep up the good work, that tomorrow, I will be picking up 6 more signs.  Granted, my partner Belinda, listed a home yesterday and we installed our last sign there today.  While I was on vacation and Belinda just kept working at a very fast pace.

As many of you know, I have been in Akron, Ohio this past week celebrating the birth of my fourth grandchild.  It has been so much fun spending time with my daughter, her husband and the four little ones.
Since she just gave child birth last Saturday night, I didn't want her to be stressed out over grocery shopping or cooking.

May 27: headed for the airport at 5:30. Dropped off dog at friends on way, forgot food, drove back to house for dog food and back to friends.  Finally arrived at airport only to find that the plane is running one hour late.
