Numbers can be a funny thing sometimes. It can often be one of those "it depends" situations. It literally depends on the purpose, presentation, creation, interpretation, formulation of percentages, and a host of other variables, which can easily be manipulated by anyone with a little mathematical prowess. Study the numbers below. We could all have figured this out with enough time, right? Creating a current real estate value is an art, not a science. Size does matter. Don't create a suggested list price without first measuring (or having it measured) the property. Protect your client and yourself.
