Would you work with an incompetent lawyer? A CPA that had a history of losing clients money? A doctor with a chronic history of malpractice? No? Then are the majority of buyer's and sellers stupid? Not a rant, just head scratching things that I continue to see - would like to know if it's unique or going on elsewhere. In the past week, I've had folks contact me:

 “Husband left us for a 22-year-old. House for sale by scorned, slightly, bitter, newly single owner.”  Ouch. A woman in Beaverton, Ore., is using the story of her divorce to try to sell the bungalow home that she once shared with her now ex-husband. She recently posted a sign outside her for-sale home that reads

Appraisers Not at Fault for ‘Low’ Home Values - 07/16/12 04:20 PM
Intuitively we agents understand that many of the appraisal issues being experienced are due to more than "poor appraisers". Just as the sales business has agents that should be doing anything but advising buyers and sellers, so too does the appraisal industry. The major difference however are the number of influences directly impacting the appraisal industry in this current market. How many agents would thrive with underwriter and reviewer hands around their necks? With an unprecedented level of micromanagement? With being forced to accept slashed fees and increased report requirements?

Why is your list price so low on 0000 Swell Street.  Don't you realize it is not a fair market value and it is hurting the values in the neighborhood?
Sweet - cruising emails and I see that from what I'll assume is a resident in a community where we just listed a short sale. Bad timing as I'm not in the mood....so a little education was in order. My response...

Estimates Say 33% of FHA Loans Underwater - 07/06/12 04:18 PM
The Federal Reserve estimates that about one-third of the 11.1 million underwater home loans in the United States are FHA-insured. These 3.6 million underwater FHA loans account for nearly half of the FHA's 7.4 million outstanding loans. Since about 72 percent of all outstanding FHA loans date from 2009 or later, a reasonable estimate would be that about 1.5 million of recent FHA borrowers are underwater.
I wish I could say that I'm surprised. As noted in Appraisal Buzz, there seems to be a ready supply of soon to be distressed inventory.

Are you a reasonable home seller? In some metro Atlanta real estate markets, supply and demand has reached equilibrium and in some cases, a seller’s market. As noted in a previous post, many Atlanta home buyers are finding that the news headlines bear no resemblance to the real world. Many micro markets, mainly north from Atlanta between I-75 and I-85 and up the 400 corridor are bucking the bloody national reputation Atlanta real estate presently carries; homes are selling at or near list (some over) and buyers are found in quantity.

Where are the great home buying opportunities in Atlanta? Well, in most cases they’re where few folks want to be. Despite the continued blood bath media reports about the Atlanta housing market, many Atlanta home buyers are having a difficult time hitting the perfect trifecta; a quality home, in a stable area bought at a “value” price.
