Should Underwater Borrowers Stay or Go? - 11/30/09 02:58 PM
Increasing numbers of home owners are struggling with the decision to walk away from their homes because their mortgages are so far underwater.Whether it is a good idea or not is an open question with strong arguments on both sides of the decision.Leaving a home and a mortgage ruins a credit score, complicating future transactions, and makes it more difficult to rent another residence and buy a car.Despite this potential pain, Glenn Kelman, chief executive of Zillow.com, believes that people should consider giving up."I think there are a lot of people who don't walk away from their house for moral reasons … (3 comments)

Invest in a Buyer’s Market - 11/27/09 05:53 AM
Here are a few thoughts to consider as we invest in this buyer's market:
•·         Create win win situations (who else benefits besides me)
•·         Make sure your due diligence is completed properly
•·         How can I increase the value of my investment
•·         Time spent verses gain realized
•·         Internal rate of return
•·         Long term hold or resale
•·         If resale, can I offer for sale below current market value

Thankful for What - 11/27/09 05:38 AM
I have read that we learn more from one mistake than from ten successes. After having made my share of mistakes and reflecting on this thought I would like to express my thankfulness for adverse opportunities in my life. The ability to learn and grow through these opportunities will not kill me, but will make me strong.

Victor City Council Candidate, Write-in Tie - 11/12/09 06:39 PM
Victor Politics
VICTOR - In the race that resulted in a tie between the candidate that campaigned and a candidate that was a write-in, the Idaho Attorney General's Office requested a recount.
During Tuesday night's election, Grant Thompson and write-in Matthew Eagens both received 98 votes. Normally, the tie would be resolved with a coin flip.
The recount for the 2-year term city council seat will happen sometime next week. No specific date or time has been set.

Moonlight Ride Teton Valley Idaho - 11/08/09 08:58 PM
Yeah, it was still daylight, but the moon was out. If you have Daughters you know what it means to hang out with daddy's little girl. Rey and I were riding around the north end of the Big Hole Mountains during a photo shoot for Canyon Creek Ranch. Teton Valley Idaho. There are miles of roads that were built for logging, and are closed to truck traffic, these roads are just right for horse riding.

Foreclosures and Short Sales - 11/07/09 06:37 AM
I am of the mind that if you agree to pay someone (even a bank) an amount of money for something, you should pay. That being said I also believe that consumers do agree to terms that are unfair at times because they do not know any better. And we had a bunch of Mortgage brokers writing loans that were not good for the consumer and with no regard for the actual ability for consumers to repay. The mortgage brokers got their money when they resold the loan. Even the banks that purchased these loans from the brokers repackaged and sold … (0 comments)

Test Your Technology - 11/05/09 07:57 PM
Ever set up an online conference only to have technology failure your only presentation?
Here are a few suggestions:
•·         Test all technology prior to needing it (I now can tether my laptop to my blackberry supposedly, but will not try using it with a client till I know it is reliable).
•·         Practice makes perfect (test your new tech tools with friends and family).
•·         If you want to use tech tools as part of your marketing plan, plan to be able to explain why it works.
•·         Do not count on other people's abilities to provide the technology. Make … (3 comments)

The Cost to take a bath? - 11/04/09 05:59 AM
Just a thought, what does it cost to heat a gallon of water? I found the answer at a site called "ask mr electricity" (google it) it has all kinds of information on appliances.
It costs $.01 to $.02 to heat a gallon of water. The exact amount will depend on the efficiency of your hot water heater, whether you use gas of electric and exactly what your electric or gas costs are.
50 gallon soak tub X .02 = $1.00
Take a bath every day of the year weather you need it or not, $365.00/year
Being clean, PRICELESS.

Entrepreneur startup at the age of 65 - 11/04/09 05:03 AM
Have you ever heard someone in their 40's or 50's say "I am too old to start a business"? I usually respond that "Colonel" Sanders was 65 when he launched his Kentucky Fried Chicken Franchisees. Using $105 of his Social Security check to fund visits to potential franchisees, Sanders reportedly would sleep in his car and his business plan was rejected over a thousand times. Why did he succeed? He kept trying! At age 74 he sold K.F.C. for $2 million. How is that for 9 years of work in 1964? This is a great example of what can be achieved … (6 comments)

Our Honeymoon has Lasted 17 years - 11/02/09 07:26 AM

Today is our 17thanniversary. We still have people ask if we are on our honeymoon when we travel together without the kids. We are lucky to have found each other in all the people that exist in the world. And I am fortunate that she put up with me all these years. Over the years we have been blessed with three beautiful daughters, they give us reasons to be proud of them every day. I could not imagine my world without Heather, she is my bride. Sure, a good marriage like luck is created thru hard work and persistence, … (3 comments)

Negative/Positive Cash Flow - 11/01/09 07:34 AM
How many properties can you afford if each one has a negative cash flow of $100.00? (NONE!)
How many with positive cash flow of $100.00? (As many as you can find?)
I like cash flow properties. I want cash flow properties with a twist. I love cash flow properties with an added bonus. A good example is a lot that is big enough by code to allow 2 houses, and situated on the lot with enough room to add the other house. Most zoning ordinances have a simple lot split. After the lot split you then sell the extra lot, pay … (5 comments)
