West Group Real Estate has the pleasure of working with many clients to help them avoid foreclosure by selling their homes. Banks are cooperating in the process and most are waiving their rights to a Deficiency Judgment against the borrower. We have learned the short sale process and have been successful in helping our clients sell their homes and exiting gracefully.

Why do Lenders prefer a short sale over a foreclosure?

$$$!! It comes down to money!

· A short sale costs the lender about 20-30% less than if they had to foreclose.

· Maintaining a foreclosed property paying is expensive for the lender.

· The legal fees can be costly for the lender.

Why do Sellers prefer a short sale over a foreclosure?

· A short sale will affect your credit score less than a foreclosure.

o Even if you do not want to buy a home this can save you money.

o For future purchases, loan applications do not ask questions about a short sale.

· After a successful short sale, you may be eligible for a new mortgage within 2 years.

· You are in control of the sale, not the bank.

· A job application may be denied if the prospective employer runs a credit check and you have a foreclosure on your record.

· If you've had a foreclosure notice filed, you may be able to postpone that action while the bank considers your short sale.

· $$ Relocation Assistance – as much as $3,000.00

One very important thing to remember - time is limited! When navigating a short sale, it is important to take quick action and cooperate timely with your agent. It is important to get any requested documentation to the lender in a timely matter to allow the process to be completed. Short Sales can be an option even after you have been noticed for foreclosure.

I’m Gonna be Late for Dinner Again

Last night I called Heather and let her know I was going to be late for dinner. I just got a call to do a drive by BPO and I was going to take the order. I live in Teton Valley Idaho (ID)and the servicer wanted me to do a broker price opinion in Grovertown Indiana (IN).

The servicer’s accent made me wonder if she was a virtual assistant from somewhere outside of the US. Not that everyone in the US would know that ID is for Idaho and IN is for Indiana. In fact I am not sure I know the abbreviation for all 50 states.

What’s the abbreviation for your state?!

Shift from Multiple Properties to Multiple Buyers

We are starting to see a shift in our market. Where just last year it was common to see offers state “buyer is offering on multiple property and will buy only one” now we are seeing multiple buyers offering on the same property.

In one situation a cabin in rough shape on a town lot hit the market Friday and by Monday had 7 offers. Two of the offers for above ask and one by nearly 130% of ask price.

I have suggested that buyers consider the value of the property, not what will someone else likely bid.

· What is it worth to you?

· What will it appraise for?

· What do comparables show the value to be?

I for one am glad for this shift. It is yet another sign of a slow market correction. I see a pent up demand of buyers and sellers – fear of the market is what keeps the buyers on the fence. Short sale and REO is what the sellers are competing with. When the psychology of buyers allows them to feel good about moving into the real estate market the property demand may outpace the supply. Once distressed properties are absorbed the sellers competition becomes new home construction again and the RE market stabilizes.

Of course no one has a crystal ball, and I am not an economics professor. This is just my observational and the one thing for sure: CHANGE!

Where the Bears Roam, Teton Valley Idaho

We have had some bear sightings this spring and it is important to be “Bear Aware” when you live and play here in Teton Valley Idaho. Here is a recent article from the local news about a grizzly bear that had become a problem to civilized human occupation. Or should I say Humans became a problem to this bear?

Some things to remember when hiking, riding or biking mountain trails:

· Make some noise – most bear attacks happen when humans stumble onto a bear that is unaware.

· Keep your food in a bear proof box and hang it high from a tree when camping.

· Carry bear spray when you are in known bear country.

· Don’t leave your gut piles near camp when hunting.

· Know what your children are doing and where they are.

Be safe and enjoy your adventures. (bear picured is a black bear we photographed in Yellowstone).

Controversy over a New LDS Church in Teton Valley Idaho

I did not imagine there would be a time in Teton County Idaho that the proposal of building a new Church would be controversial. The LDS Church proposed a new Church House along the Highway just North of Victor that would provide services for people from county Road 4000 south to the Wyoming State line.

What is the controversy? Some feel that a church is not a good fit for the scenic corridor along the Highway. Some had issue with the height of the steeple. The church would like a steeple that is higher than the currently allowed height restriction.

County commissioners voted to deny the application 2 to 1. News Channel 8 story on the County’s decision.

My thoughts:

· A church of any denomination would be a great thing to have in the scenic corridor.

· Although one Commissioner stated traffic as an issue – Sunday mornings are not a busy time for traffic at this location.

· In a time of economic hardship – let’s embrace new construction.

· When a good use is not consistent with the comprehensive plan – change the plan.

With so many problems facing us in our community, our country and our world, why is this an issue?

After The Storm

When it was easy in the Real Estate Business there was a migration to the business. People quit their real job for a Real Estate business to make some easy money.

During the storm there was an exodus. That’s when I got back into the business. People thought I was crazy. Why would you want to be in the RE Brokerage business now?!

After the Storm, when the sun comes out the survivors will be standing in the sun and will appreciate the fact that they survived the storm.

I for one appreciate all the clients, customers, referrals and support that helped me weather the storm.

I see the clouds, they have a silver lining.

When asked how I like being in the sales businessit only took a minute for me to respond.

“I am in the People, Networking and Information Business”. You see I do not consider myself a “SALES PERSON”; I do not actually SELL people on anything! I meet people; I share my knowledge of the market and the homes that are available in our area. I help them find a home that is right for them or help them find a buyer that is right for their home. I do nothowever SELL them on anything.

I have met with a few real estate agents that discuss certain SALES techniques. Like showing homes that will make the one they want to SELL look good at the end of their tours. Not what I would classify as a good long range plan.

I have yet to meet someone that does not want to do business with me for telling the truth, doing my best and working hard to help them find the right fit.

Teton Valley Community Recycling

Teton Valley Community Recycling has developed an ethical solution to waste reduction that is financially sound and environmentally friendly for our Valley. They are improving the efficiency and convenience of recycling. TVCR has recently received a grant from the Teton Springs Foundation. Now the county is able to start baling cardboard, aluminum cans, tin cans, and plastics for recycling purposes.

Here are some of the Events and Goals that will be taking place this year in Teton Valley:

· Grand Teton Brewing Company Nonprofit Night July 2nd

Goals

· launch paper recycling

No Pig Wrestling at the Teton Valley Fair for 2012

The Fair Board has decided not to hostPig Wrestling for 2012. The deciding factor was the cost to bring the event to the Fair. The cost is $5,000.00 and last year the event ran at a loss of $1,500.

We can have this event again if we can get sponsors in 2013 to cover some of the costs. The question is does the public want us to bring the pigs and wrestlers back? What do you think about the pig wrestling?

Get Branded with the Wrong Iron

When there are too many branding irons in the fire a calf will inadvertently get branded with the wrong iron!

This is true in Business as well. When we are so busy trying to put fires out and multi tasking there are bound to be mistakes. As a Realtor I do not want to Brand myself as someone who is so busy that I make mistakes.

I am currently too busy to handle the work load, I have just started an assistant and I am considering a virtual assistant as well.

The way I figure it - If each of us is in charge of one Iron, all we have to do is make sure we are branding the right calf. As opposed to one person having to keep track of what iron to apply to what calf!

Keep the iron hot and move easy in the heard.

The Truth About Short Sale -What to do?

Are you wondering what to do? Trying to decide if you should attempt a Short Saleor just wait for Foreclosure? Are you getting conflicting information? Is it hard to tell what the Truth is? What is fact or fiction?

Find a Broker or Agent that has learned how to navigate the process and can show a track record of closings.

Here are my recommendationsfor anyone that wants to market and sell their property Short.

1. Contact an agent that has Short Sale Experience. Ask if they will look at your situation and help you understand your options.

2. Be prepared to get your agent all the information he needs in a timely manner. Time is not on your side. Keep your pay stubs and bank statements updated.

3. Present your home in its best light. You may not be making any money from the transaction outside of the moving allowance. Think of the dept forgivenessas your incentive.

4. If you are not going to occupy your home that is being sold short you may be tempted to rent it. If you rent your home make sure you have a great lease agreementthat addresses what is expected of your renter for showing your home and what happens if the tenant does not cooperate. DON’T RENTif you don’t need to!

5. If you have items not considered real property that will not be part of the sale –

remove themprior to showing.

6. Make sure your agent is not presenting the sale as “It’s a terrible thing” that you have to Sale Short. Keep a positive attitude. This is a win win win!

a. Seller wins – they are forgiven dept.

b. Buyer wins – they get a really good deal on the home.

c. Lenders win – it costs them less to sale Short than to foreclose.

Keep in mind; your Realtors are earning their commission on these transactions. The process is time consuming and takes a certain commitment above the normal. I for one will be glad when we forget what distressed property means. I have learned to work these transactions well and yet I will be glad when there are no more Short Sales to navigate. Let us work together to make this downturn in the real estate market a distant memory.

Here is a Fiscal building permit by year summery that shows how many building permits have been issued in the county of Teton, Idaho. Note: these numbers do not reflect building permits in Driggs and Victor City. The data was supplied by the Planning and Zoning and the report was dated December 14, 2009. I visited the planning/building staff last week and inquired about new building permits for the year. There has been little activity with a few remodel permits; however in visiting with local architects, there seems to be more in the pipeline. Architects will show activity prior to building permits, the plans are necessary to get a permit.

2012 The NEW Real Estate Normal

Our year has started out much better, hope yours has as well. I am looking forward to finding the new normal in the real estate equation.

I hit the pillow on the eve of 2012 and thought "This is going to be a good year". I asked my Real estate partner Heather (and wife, yes I sleep with my business partner) if she thought people all around the U.S. would be thinking the same thing?

Don't YOU think people are ready for a change? A change for the better!

How many in our industry have been collecting Buyers? Our Brokerage, West Group Real Estate, has a pent up demand of Buyers, they have been watching the knife fall (who hasn’t heard of the falling knife?) to the floor. As it lays there they are huddled around waiting to make sure it is not going to explode, or defy physics and fall right through the floor. Do they want to make sure the knot hole in the floor is not going to turn into the black hole and suck all parties into nothingness?

I don’t know about you – I am ready for a shift in the psychology of our Buyers and Sellers.

Let us find the new normal and build on it.

We have function in our site that will send automated updates to those that want them as an added benefit to our prospective clients to help them be the first to know when a price has been reduced or a new listing comes on the market in their price range.

To get the updates a visitor to our site is asked for their email address. It is surprising to me how many people view this as an invasion of their privacy. We get a Mickey Mouse or other celebrity sign ups and that is not so bad. The people that choose profane and rude sign up names and fictitious email addresses must think they are somehow getting even with us for asking? How dare we ask that they share their email! Well, I forgive them for their ignorance. I do sometimes wonder if these same people when asking for information of a Realtor would have this exchange:

Customer: I would like to know what the current real estate market conditions in Victor Idaho are. Can you help me understand the market?

Heather and I have been working with an out of state buyer. Polk never visited the cabin; he hired a home inspector and had his son look at the property for him. I don not know what my Client looks like, but I like him. The sales price was a quarter of the average sales price of our brokerage, yet we treated our Client with the same care and respect as we would have in a million dollar transaction.

When the property closed I sent him this email:

Polk,

The deed was recorded on Friday. It is your cabin now.
