What Documents do you need to get Pre-Approved for a Mortgage? - 06/28/10 09:06 PM
Getting yourself pre-qualified or pre-approved for a mortgage is pretty much standard operating procedure these days if you are looking to buy a house.
This is especially important if you are in a HOT real estate market like Winnipeg right now.
Finding your dream home is one thing, actually getting your offer accepted when there are several on the table is another.  Getting pre-approved for the mortgage can make your offer much more acceptable to the owner of the property because they know that if they sell the house to you, that you will be able to get the mortgage as specified on the … (1 comments)

Enhancing Your Home with a Pool, Spa or Hot Tub - 06/26/10 05:01 PM
As we are in the first days of summer, Canadians are preparing for the season's promise of warm days, barbecues and backyard get-togethers.  If you don't relish the thought of spending your entire summer inside your air-conditioned home, perhaps this is your year to invest in a pool for your home or a new home with a pool.
In earlier years, many homeowners were excluded from installing pools because the cost was too high and/or their yards were too small.  Today, pools come in sizes and styles to satisfy virtually all budgets and space restrictions.  Where a pool isn't feasible, an … (6 comments)

Landscaping and Gardening can be a low cost way to add value to your home. - 06/25/10 10:59 AM
Landscaping and Gardening can be a low cost way to add value to your home.  I tell my clients often that the exterior of their home is extremely important in getting maximum value for their property.  Regardless of constant warnings from our parents, people often DO judge a book by it's cover.  The "curb appeal" can make a significant difference in whether a potential Buyer will book a showing for your property or not, and if we can't get them in the door it's almost guaranteed that they will not be buying your property.
Enhancing the curb appeal by creating an appealing front yard and … (8 comments)

Pricing Your Home To Sell - 06/25/10 04:35 AM
Properly pricing your property is an important part of getting your home sold quickly and for the most money.  Over priced properties rarely sell quickly and the longer it is on the market the more leary the buyers will be.  It is very rare that I am not asked "how long has this property been on the market?"  Buyers ask that for a variety of reasons including trying to determine how motivated you may be to sell and as a way of guaging what the market response to your property has been.  If they hear that a property has been on the … (6 comments)

Mold - Some things you should know - 06/19/10 11:04 AM

Via Chris Smith Prudential Ronan Realty:
Mold can be dangerous.  This material has been gathered to inform people about mold.  Before you attempt to remediate mold, seek expert and/or professional help.  If mold is removed incorrectly, it can cause even greater and more costly damage (in terms of dollars and health effects).  DO NOT USE BLEACH to remove mold.
General Mold Facts (please verify all information before using)
Can be dangerous when alive or dead (because the toxins in a mold spore are in the outer membrane of the mold spore) Mold makes up 25% of the total biomass on our … (1 comments)

Bustin' Into The Garage - 06/18/10 12:18 AM

Via Steven L. Smith, Bellingham, Wa. Home Inspector (King of the House Home Inspection, Inc):
A real estate agent I work with often sent me this interesting video. Apparently, if there is a window on the garage door, it is pretty easy for a competent burglar to gain entry to the garage and maybe the house. Even if that was NOT the case, now that this video is all over youtube, I suspect that any reasonably up-to-date criminal will be into breaking into garages.
You can see the video below.

House Modifications to Enable the Disabled - 06/16/10 09:24 PM
An unexpected accident or deteriorating illness can suddenly thrust a family into caring and coping alongside a disabled family member.  It could be a child born with a disability or an aging parent seeking the comfort and support of family life.  In either situation, appropriate changes must be made to the home to allow the disabled family member to live independently and with dignity.
For the most part, the disabled want to be as self-sufficient as possible.  However, young children and the elderly may require extra attention according to their respective ages and the nature of the disability.  Lifestyle and budget … (0 comments)

Winnipeg Housing Market Outlook - 06/15/10 11:23 PM
The Winnipeg housing market is looking up again for 2010 according to Canada Mortgage and Housing Corporation (CMHC).  CMHC predicts builders will pour 1,700 foundations for single detached homes in the Winnipeg area which is a 13 percent increase over the previous year.
Canada's national housing agency predicts the New House Price Index in the Winnipeg area is expected to rise by 4 percent for both 2010 and 2011. This is low by historical standards considering 2007 had a 16 percent increase and 2008 had a 13 percent increase but higher than 2009's 2.5 percent increase.  Price gains are expected due to … (1 comments)

Good Management makes a Good Investment - 06/12/10 07:17 PM
There are three keys to successful investment in residential real estate. The first priority is to buy the right property for the right price. Then the financing and tax consequences must be structured to maximize the return on the investment.  Last but not least, after the property has been acquired, it must be carefully managed.
If the investment is going to bear fruit, you must select the right tenants, control costs and protect (and hopefully enhance) the value of your investment.
If it is one of many income producing homes you have on the go, you may want to investigate the … (0 comments)

THE MARKET VALUE OF YOUR HOME IS DETERMINED IN SEVERAL WAYS: - 06/12/10 01:33 PM
The key to maximizing the amount of money you recive from your home comes from getting the property priced right the first time.  Because homes are bought by comparison (Buyers look at several before making a buying decision) it is highly unlikey that someone would be willing to pay you more for the property than it is actually worth.  If you list your house for an unrealistic price buyers will look at it and then submit their offers on a property that is listed closer to the real market value. Often times your over pricing makes the realistically priced property look … (0 comments)

Real Estate Negotiating in Winnipeg - How to Win a Bidding War - 06/05/10 11:18 AM
If you are a home buyer (or their agent) in a hot sellers market like we are here in Winnipeg, Manitoba then you are most likely running into bidding wars on a regular basis. A bidding war is where there are multiple offers to purchase the same property and the house often sells for well above the asking price.
Here are some things you (or your client) can do to ensure you get the house that you want.
Firstly it is important to understand that there are two major components to the offer, Price & Terms. You have to find the … (3 comments)

Why should a Commercial Real Estate Owner use an Agent to lease their Space? - 06/05/10 12:33 AM
As an owner you can market your own space but it can be very time consuming and expensive. It's not just the cost of the signs and ads to consider, but also the lost opportunity cost. What is your time worth? If you are a business owner, what does it cost you to take your focus off your business to learn the real estate leasing game? ($300/hour, $500/hour?)What if it takes you an extra month (or two) to lease the space yourself? What do you lose in lost rent and expenses for the empty space that you are carrying?Do you have the forms … (1 comments)

MAY 2010 WINNIPEG MLS MARKET REPORT - 06/04/10 11:53 PM
Over 2,000 Residential-Detached Listings Going Into June
WINNIPEG  -  While no panacea for some homebuyers depending on the neighbourhood and price ranges they are searching for, the good news in May is WinnipegREALTORS®' MLS® residential-detached listing inventory is in better shape going into June than it has been in a long time.  Moreover, a good influx of new listings in early June bodes well for a healthier supply in the summer months. The same holds true for condominiums. You have to go back to May 2001 when supply is comparable to this year with over 2,000 residential-detached listings. Contrast this total … (0 comments)

What makes a Real Estate Investment a Good Deal? - 06/04/10 11:39 PM
That's easy it all depends. What it depends on, is the investors investment objectives. What really does determine what makes a good investment, entirely depends on what it is the investor is trying to achieve. The desired objective can and most likely will change often.Sometimes an investor needs quick cash in which case they need to look for flip and quick turn opportunities. Other times, when you're flush with cash from a couple flips, you want to invest in a long term, buy and hold type property. A property where long term capital appreciation and cash flow are the main objectives.I have … (0 comments)

Well don't worry, I can assure you that you are in good company.Lets get a few of the basics out of the way and then we can move on to some of the specifics. One of the first things you have to understand is that there are several components to the overall rental rate that you ultimately end up paying. Should You Lease or Buy Your Commercial Real Estate? - 06/04/10 10:35 PM
Ah, the age old question...Should I Lease or should I Buy? In dealing with entrepreneurs everyday, I hear it often.
There are definite advantages and disadvantages to both.
First let's consider the purchase of real estate.
In buying a commercial building you are acquiring an asset that adds substance to the balance sheet. It builds equity over time as the mortgage gets paid off and as the value of the real estate goes up. It is an asset than can be borrowed against in the future or rented for income.
It gives the company a tangible asset which often times ends … (1 comments)
