Once upon a time ago, you had to be able to afford a home before you bought it.  Creative financing was a tool used by investors to work their business.  When home-lookers went to purchases a property, they not only had to show that they could afford it, but they had to put money down.  Yet when the housing bubble continued to inflate beyond the point where we could afford to buy, we as a nation found ourselves in a pickle.

Hello Active Rain,
I recently posted a blog called "Battle Over Commission".  The responses that I found were quite intersting.  It is no secret that commissions are ''always negotiated,'' in compliance with Federal antitrust laws that prohibit price-fixing, however that does not mean that you have to work for free, or does it?  If a listing was offering a commission that would cause you to operate at a loss would you show it?  What is the lowest commission that you would work for?

Battle Over Commission Pt. 2 - 07/26/08 06:21 PM
I believe in charity and giving back to the community, however real estate is my business.  That being said when in business you have to set a price for your product.  I know many realtors that will not show properties to their clients unless it offers 3%.  I do not feel that is representing my client to the fullest, and at the same time, I don’t work for less than 3% (normally).  When I first meet with my clients, before I start showing them any properties I explain this to them in detail and give them the option to work with … (5 comments)

In the the glorious state of New Jersey "Price Fixing" is illegal.  You cannot force a company to have a set commission rate.  Now you are probably wondering why any company would accept anything less that 6% for their commission.  There are various reasons and I am not against any company that offers discount brokerage, but you have to understand how that whole concept got started:
