Nashville TN Real Estate Market Trends January 2012 Homes sales in the Nashville TN area have increased each month for 7 months straight compared to the same months a year ago. Graph maker January saw prices increase almost 1.5% compared to January of 2011. The actual number of closings increased 16%! Realtors are saying that business has picked up tremendously. Most feel that the bottom on home prices has hit and are seeing price increases. People are feeling more confident about the economy and their jobs locally. Williamson County Real Estate January 2012 Market Trends Williamson County Real Estate is starting to show new life. Sales were up 16% in January compared to January 2011. Prices inched up too. Pending sales are at a high not seen in the past several years. There are currently 360 homes pending. Of those, 242 are New Construction, or 67%. Nashville TN Real Estate January 2012 Home Sales The Greater Nashville Association of Realtors reported that there were 1377 closings in January 2012 up 25% from the 1101 closings in January 2011! January sales have increased each year since 2009. While this is great news, we still have a long way to go. There were 1615 pending sales at the end of the month of January compared to 1270 in the same time period of 2011. Inventory is down to 17,949 compared to 20,347 in January of 2011.
