Bradford Hills 2014 sales stayed very similar to the sales in 2013! Prices were up as were Days on the Market. All good things for any neighborhood.
 
 
 
Sales prices show a 7% increase. With the variety of floor plans in Bradford Hills, the home sizes can vary from 1200 square feet to almost 3000sqft. These larger homes often have finished basements.
 
Bradford Hills tends to follow closely with Holt Woods since the same builders built them. The floor plans are largely the same as is the square footage.

Activity in the Bradford Hills subdivision is really picking up. There were only 2 sales in January, but there have already been 2 in February with 2 more pending!
January Sales: 2 Average Sales Price: $190,000
Pending Sales: 2 Average Asking Price: $222,400
Active Sales: 8 Average Asking Price: $203,168
Of the 8 Active listings, 2 have Financing Contingencies and 3 have Inspection contingencies. That leaves 3 available homes! If you're thinking of selling in Bradford Hills, now would be an excellent time to get your house market ready!

Bradford Hills sales doubled in 2013 compared to 2012! Prices were up and Days on the Market were down. All good things for any neighborhood.

Bradford Hills appears to be following the Real Estate trends we've been seeing across the country. More sales, lower inventory and prices inching up. The numbers below indicate that prices have fallen since last spring, but that's not the case.
 
 
The average SIZE of the homes sold went from almost 1900 square feet to just over 1600. That means that the Sales Price/Square Foot went from $96/sqft to $106/sqft. A full 10% increase in just one year!

We like to think that numbers don't lie but sometimes they don't tell the whole truth either. The numbers below show sales up and prices down. These numbers reflect the Average Sales Price.
What the numbers don't tell you is that of the homes sold, there were a large number of smaller homes that sold this year, bringing down the average sales price.
The average Sales Price/Square Foot (sp/sqft) went up from $86/sqft in 2011 to $95/sqft or a whole 10% INCREASE in price. That's huge.

Bradford Hills, in the Nipper's Corner area of South Nashville is really seeing a comeback in the Real Estate market! The number of homes sold in the first half of 2012 is up over 70% compared to the number of sales in the same period of 2011.
It appears that Buyers are really seeing the value of home ownership and the popularity of this well located neighborhood.

The Bradford Hills Spring Market Report is being reported with the Holt Woods Market Report because of the similarities of the properties and there was not a large number of sales.
 
 
Prices seem to have finally hit bottom even though we're reporting a slight decline compared to the first quarter of 2011.
Bradford Hills and Holt Woods currently have 12 properties listed as active with 3 having contingencies on them. The one Pending sale is a Short sale.

For Nashville TN Home Sales, 2011 was the first year since 2006 that actually showed an increase in the number of homes sold over the number of the prior year. The increase for the year was only 1.8% but the final quarter of 2011 was up almost 18% compared to the final quarter of 2010.

Bradford Hills saw a nice increase in sales this past quarter! Sales were up 75% over the same period in 2010! This is not the case in all of middle Tennessee, so something great is happening here!
 
 
Though the Sales Prices show a decrease of 5%, the actual price per square foot only dropped 2% from $85.63/sqft to $84.23/sqft.  The days on the market are down and inventory is at a 5 1/2 month supply.
Bradford Hills is slowly turning back into a stable market.

Sales were down a bit for the first 3 quarters of 2011.
In Bradford Hills, 13 of the 17 that closed in 2010 qualified for the First Time Buyers Tax Incentive! That made a huge difference in the two years numbers.
By all accounts, sales are steady in Bradford Hills with prices just down 3%. Combining the numbers with Holt Woods, there have averaged 3 sales each month and there are currently 17 homes on the market.

That's right Sales are up 300% in Bradford Hills for the month of July. Last year had only 2 closings in July. Last month there were 6 closings!
September of 2010 had one sale. There is already One Pending sale and 2 homes with contingencies. Sales will be up again in September at this rate!
All of the homes that have closed, have closed under $200,000. That's certainly down from the highs several years ago.

The number of closings between April 1 and June 30th were double 2009. One assumes that most of the sales were due to the First Time Home Buyers Tax Credit which expired June 30th.

Bradford Hills still posts strong sales for 2009. The number of closings is down 25% over Spring of 2008 and the prices are down about 3%. These are still good numbers, compared to Nashville, in general, which posted an almost 37% decrease in the number of sales and a full 7% decrease in the average sales price.
There are currently 21 properties for sale. That comes to approximately a 9 month supply, down from highs of 20 month supplies.
