Brentwood TN Real Estate Market Report for Chestnut Springs - Spring 2009
Sales of Homes in Chestnut Springs have basically doubled this year. There are 5 closed to date and one pending. The time on the market has increased by almost 100 days and the prices are down 7% on average.
What we're seeing is that the lower priced homes have started to move and the upper end continues to sit on the market. The 7% decrease in price is high for Brentwood TN home sales, where the average has stayed below 4%.

One thing for certain in the Brentwood TN Real Estate Market, is that Nothing is for certain! Wow did that make sense???I just posted how there were no closings in Raintree Forest for the first half of last year, but there were several from July to December. Just the contrary in Chestnut Springs. There were 3 closings the first quarter of 2008 and 4 for the second. Then none after that.2009 has started off promising. Chestnut Bend Home Sales are already ahead of 2008! January turned out to be a good month for home sales in Chestnut Bend. One house closed and another went pending. There is still a lot of inventory but 2 down 6 active to go.
Traditionally 8 to 10 homes sell each year in this quiet neighborhood, tucked behind Franklin High School. With 6 homes still for sale that would easily be an 8 month supply. With spring upon us, hopefully that won't be the case. These homes have been on the market for an average … (0 comments)

Sales of Homes in Chestnut Springs were down 60% in 2008 over 2007 sales. The average sales price was down about 3% , but the Days on the Market were up over 100 days. The numbers are as follows:

Average Days on the market in 2008: 101
