The Holt Woods Spring Market Report is being reported with the Bradford Hills Market Report. The number of homes sold was down just a bit, as were the sales prices. Prices appear to be stabilizing. 
 
 
There are currently 12 homes on the market as active with 3 of these having contingencies on them. The sole pending property is a short sale.
Holt Woods and Bradford Hills combined only have 9 available homes for Sale. This is a 7 month supply and would indicate that we are … (3 comments)

The Bradford Hills Spring Market Report is being reported with the Holt Woods Market Report because of the similarities of the properties and there was not a large number of sales.
 
 
Prices seem to have finally hit bottom even though we're reporting a slight decline compared to the first quarter of 2011.
Bradford Hills and Holt Woods currently have 12 properties listed as active with 3 having contingencies on them. The one Pending sale is a Short sale.

Sales are up in Villages of Brentwood in 2012! There is another house pending and 2 of the active listings have contingencies on them.
 
 
The prices are a little deceiving. The two homes that sold in 2011 averaged 1203 square feet or $120/square foot. The homes sold in 2012 averaged 1600 square feet with a sales price of $91/square foot. Of the 4, the smallest home sold for $122/square foot. As the size of the home increases, the price per square foot usually decreases.

We have seen weeks of positive reports, blogs and media on how the economy is truly showing signs of improving. This morning on the front page of the business section the title was: Housing Market May Get Hit Anew!
It says that we can expect to get hit with a Second Wave of Foreclosures in 2012.
In 2010, 35% of home sales were foreclosures. In 2011, that number dropped to 11% due to the foreclosure scandal facing the larger mortgage banks.

Recent reports indicate that for the 8th consecutive month, that Year-over-Year sales rose. February showed the strongest sales since 2008. With unusually warm weather this past month Spring Buyers helped drive up sales sharply, compared to a year ago.
The following charts show how the activity has changed from one year to the next:


Immediately you notice that inventory is down. Pending sales are up 23% and closed sales are up 26%. Local housing experts predict that more of the excess inventory should be absorbed in 2012.

Homes sales in the Nashville TN area have increased each month for 7 months straight compared to the same months a year ago.

January saw prices increase almost 1.5% compared to January of 2011. The actual number of closings increased 16%!
Realtors are saying that business has picked up tremendously. Most feel that the bottom on home prices has hit and are seeing price increases. People are feeling more confident about the economy and their jobs locally.

The Greater Nashville Association of Realtors reported that there were 1377 closings in January 2012 up 25% from the 1101 closings in January 2011! January sales have increased each year since 2009. While this is great news, we still have a long way to go.
 
There were 1615 pending sales at the end of the month of January compared to 1270 in the same time period of 2011. Inventory is down to 17,949 compared to 20,347 in January of 2011.

Real Estate trends for the Nashville area for the winter of 2011/12 are certainly looking better than the past few years.
There are a number of different factors that could end up driving potential buyers into the market during the first half of 2012. Mortgage rates are low, apartments in Nashville are experiencing record high rental rates and most of all, the local housing market seems to finally be taking steady strides towards a recovery.

Villages of Brentwood did not perform as well in 2011 as it did in 2010. Sales were off 47% compared to an 18% increase in Nashville overall.
 
There's no particular reason for this decline in the number of sales. These things just happen sometimes. Prices There are only 4 homes on the market so there is very low inventory. Those coming on the market in the next few weeks should sell quickly.

Holt Woods saw a nice increase in sales in the year 2011.
Nashville's Real Estate sales were up 1.8% for the year and 18% for the final quarter of 2011. Holt Woods was way ahead of that!
 
 
Prices are still down a bit but the outlook for 2012 is very positive.
There are 3 homes showing active in Holt Woods and one of those has an Inspection Contingency. That leaves a less than 3 month supply of inventory.

For Nashville TN Home Sales, 2011 was the first year since 2006 that actually showed an increase in the number of homes sold over the number of the prior year. The increase for the year was only 1.8% but the final quarter of 2011 was up almost 18% compared to the final quarter of 2010.

Total sales were up over 15% for the month of October, compared with October of 2010.

"October marks the fourth consecutive month of increased sales for Middle Tennessee" said GNAR President Alice Walker.

Year to date sales are still down 1% compared to the same period in 2010 but the pending sales are up in October which could indicate that the market is starting to stabilize. The median Sales Price for single family homes fell from $173,525 to $162,000, down 7%.

Holt Woods saw it's home sales double over the same time last year.
Last fall there were only 2 sales in the third quarter. One of those was a foreclosure. The other had a sales price of $192,000. The 2 had an average days on the market of 136 Days.

Bradford Hills Third Quarter 2011 Market Report

Bradford Hills saw a nice increase in sales this past quarter! Sales were up 75% over the same period in 2010! This is not the case in all of middle Tennessee, so something great is happening here!
 
 
Though the Sales Prices show a decrease of 5%, the actual price per square foot only dropped 2% from $85.63/sqft to $84.23/sqft.  The days on the market are down and inventory is at a 5 1/2 month supply.
Bradford Hills is slowly turning back into a stable market.

This fall appears to be slower than last fall by a large amount, but over all Year to Date sales are only down 50% and there is a pending and 3 of the active have contingencies on them. Not a terrible sign.

This report covers the first 3 quarters of 2011 compared to the same time period of 2010. The numbers should not be alarming since there was no tax incentive this year.
