The Villages of Brentwood started off 2013 with a steady increase over the same period as in 2011. Sales up slightly and prices up too.
The remarkable thing we're seeing is how much the market has picked up since the beginning of April. There have already been 4 closings since the first of April, there is currently one sale Pending, and of the 4 properties on the Active Report, 2 have contingencies on them. We think Buyers are finally responding to the improved economy and are ready to get off (4 comments)
Bradford Hills appears to be following the Real Estate trends we've been seeing across the country. More sales, lower inventory and prices inching up. The numbers below indicate that prices have fallen since last spring, but that's not the case.
The average SIZE of the homes sold went from almost 1900 square feet to just over 1600. That means that the Sales Price/Square Foot went from $96/sqft to $106/sqft. A full 10% increase in just one year! There are currently 12 active listings in Bradford Hills. Of those, 4 have (0 comments)
Holt Woods showed a dramatic increase in it's sales the first quarter of 2013, compared to that of 2012. There was only one sale between January and March of 2012 and 4 in the same period of 2013. It's hard to compare prices, with so few transactions but the indication is, while adding in the Bradford Hills sales, that prices are up close to 10%. The two neighborhoods combined have a total of 10 active, non-contingent, homes for sale. With 9 sales in the spring quarter that puts them at a 3 (3 comments)

Middle Tennessee Home Sales Continue to Recover! The Greater Nashville Association of Realtors recently announced that though February sales increased 18% in 2012 compared with February of 2011, it was a decrease from the average of 24.6% that most months have shown! It's the most homes closed in February since 2008. There were 1,784 closings compared to 1,515 last year. March is predicted to be an especially good month as there are already 2269 homes pending! Inventory levels are down 14.3% compared with this time last year. This would be a strong reason for the 9.4% increase in the (5 comments)
Villages of Brentwood sales held steady throughout 2012. They had their share of foreclosures so we've done two charts to show sales and price results both with and without the foreclosures. This chart shows the 2011 vs 2012 comparison with ALL sales included: An interesting note is that with or without the foreclosures, the prices seem to have increased dramatically. Closer look shows that there were 3 homes that closed at over $200,000 in 2012 while the highest price received in 2011 was only $180,000. But the average sales price (3 comments)
Holt Woods home sales stayed strong in 2012 compared to 2011. Prices appear to have increased a good bit. We think when the end of months sales are reported that Holt Woods sales will be the same 12 as in 2011. The sales price increase is remarkable since they stayed somewhat stagnant in 2011. It's an interesting contrast to Bradford Hills, where sales were up 58% for the same time period. But prices only increased 2% compared to the 10% increase in Holt Woods. Nashville TN Home Sales Increase 38% in November 2012! The Nashville Real Estate market hasn't seen sales this strong since the fall of 2007. It's still well behind that of 2006 but we're headed in the right direction it seems. For the year, sales are up 27% over last year and may be as high as 25,000 transactions. That will be the first time since 2007. Single family home Median prices increased from $167,500 to $179,900 or up 7% over the same time in 2011. Inventory is down almost 15% with a less than 6 month supply of homes (3 comments)
The Villages of Brentwood neighborhood has seen very nice increases in both the number of sales and the sales prices. The number of Active Listings is down to 5, leaving a less than 3 month supply. The Villages of Brentwood is nestled between Edmondson Pike and Nolensville Road, in he Nippers Corner area. This neighborhood is in an ideal location with 3 grocery stores, restaurants and other locally owned businesses just in the Nippers Corner area. Over on Nolensville Road there is that much and more. Nashville TN Real Estate 3rd Quarter 2012 Market Report It's always exciting to report good news. Once again, Nashville has seen an increase in sales and an increase in the sales price. Just in October, sales were up 33% over October of 2011. The year to date closings exceed all of the closings for 2011. The amount of the e price increase may seem insignificant. But the direction is the most important. It is the seventh month in a row for sales to increase. Inventory is down in some areas Sellers are receiving multiple offers. Holt Woods saw a slight decrease in the number of homes sold but the price increase more than makes up for the difference. Nashville in general has seen both price and number of sales increases month after month in 2012. The Holt Woods subdivision is linked with Bradford Hills and the trends in one tend to match the trends in the other. The following numbers show the sales for the 3rd quarter of 2012. Holt Woods currently has one home Pending and 2 Active for Sale listings. One of these (0 comments)
We like to think that numbers don't lie but sometimes they don't tell the whole truth either. The numbers below show sales up and prices down. These numbers reflect the Average Sales Price. What the numbers don't tell you is that of the homes sold, there were a large number of smaller homes that sold this year, bringing down the average sales price. The average Sales Price/Square Foot (sp/sqft) went up from $86/sqft in 2011 to $95/sqft or a whole 10% INCREASE in price. That's huge. The inventory in Bradford (0 comments)
Recently it was reported that Lake Providence by Del Webb was the second fasted growing neighborhood in middle Tennessee. This market report will certain confirm that sales are brisk there. As Lake Providence goes into it's 5th year of building, more and more resale homes are coming on the market. In the second quarter of 2012 the following sales took place: There are currently 14 homes for sale, of which 9 are resales. The new homes continue to sell at a quicker pace than the resales with a total of 79 pending (0 comments)
The Villages of Brentwood numbers in Real Estate are ALL going in the right direction. Sales and prices are headed up and days on the market are headed down! The average sales price is below the average home price in Nashville of $182,000. This is a very affordable neighborhood in a great part of Nashville! There are only 6 homes available for sale in Villages of Brentwood, which is not quite a 4 month supply. Anything under a 6 month supply of inventory is considered a Seller's Market. Holt Woods home sales, though down a bit in number are seeing a nice increase in value. Sales prices were up 7% compared to sales during the first half of 2011. This is more than double the average increase in the Nashville area. There are currently 7 homes listed for sale in Holt Woods. In 2011 few if any homes sold for over $200,000. This spring Holt Woods had 2 sales over that price. Currently most of the active listings are over $200k. Holt Woods is in the Nippers Corner area (4 comments)
Bradford Hills, in the Nipper's Corner area of South Nashville is really seeing a comeback in the Real Estate market! The number of homes sold in the first half of 2012 is up over 70% compared to the number of sales in the same period of 2011. It appears that Buyers are really seeing the value of home ownership and the popularity of this well located neighborhood. The Bradford Hills home prices appear to be down from this chart but in fact when one looks at the Price per Square Foot ($/sqft) (0 comments)
The Holt Woods Spring Market Report is being reported with the Bradford Hills Market Report. The number of homes sold was down just a bit, as were the sales prices. Prices appear to be stabilizing.
There are currently 12 homes on the market as active with 3 of these having contingencies on them. The sole pending property is a short sale. Holt Woods and Bradford Hills combined only have 9 available homes for Sale. This is a 7 month supply and would indicate that we are (3 comments)
The Bradford Hills Spring Market Report is being reported with the Holt Woods Market Report because of the similarities of the properties and there was not a large number of sales.
Prices seem to have finally hit bottom even though we're reporting a slight decline compared to the first quarter of 2011. Bradford Hills and Holt Woods currently have 12 properties listed as active with 3 having contingencies on them. The one Pending sale is a Short sale. Sales are up in Villages of Brentwood in 2012! There is another house pending and 2 of the active listings have contingencies on them.
The prices are a little deceiving. The two homes that sold in 2011 averaged 1203 square feet or $120/square foot. The homes sold in 2012 averaged 1600 square feet with a sales price of $91/square foot. Of the 4, the smallest home sold for $122/square foot. As the size of the home increases, the price per square foot usually decreases. We (2 comments)
