Nashville TN Real Estate January Sales Increase 6%
Today the Greater Nashville Association of Realtors posted that property sales had increased 6% in the month of January 2010 over January 2009 sales. Many have been skeptical about how much the First Time HomeBuyers' Tax Credit was actually helping the local economy.
Sales had increased over 60% in November and that was very clearly a result of the Tax Credit.
The jump in January shows that local confidence in the economy is still strong compared to last year.

There is good news on the Horizon for Bradford Hills! A recent study showed that home sales in this neighborhood are up 350% in October November 2009 over the same period in 2008. There were 2 sales last year and this year there were 7.

Nashville TN Real Estate finally picks up! October closings showed a 22.7% increase over October of 2008. This is the first time since October of 2006 that Nashville home sales have had an increase on a year-to-year comparison for any month. October reported 2145 closings for the month, up from the 1748 for October 2008.

For 3 months in a row, there were over 2,000 sales pending. As the number of closings continued to decrease from 2008 sales, there were actually 2,214 closings, down just 11% from the 2,488 closings in July of 2008. The median price of a single-family home decreased 5% from 2008. The median price was $171,100 verses $179,995 in 2009. The median price for a condo it was $142,146, down 13% from $162,900.
