Sales are up in Villages of Brentwood in 2012! There is another house pending and 2 of the active listings have contingencies on them.
 
 
The prices are a little deceiving. The two homes that sold in 2011 averaged 1203 square feet or $120/square foot. The homes sold in 2012 averaged 1600 square feet with a sales price of $91/square foot. Of the 4, the smallest home sold for $122/square foot. As the size of the home increases, the price per square foot usually decreases.

Villages of Brentwood did not perform as well in 2011 as it did in 2010. Sales were off 47% compared to an 18% increase in Nashville overall.
 
There's no particular reason for this decline in the number of sales. These things just happen sometimes. Prices There are only 4 homes on the market so there is very low inventory. Those coming on the market in the next few weeks should sell quickly.

The sales in Villages of Brentwood more than doubled in October and November, compared to the number of homes sold in 2010. Only 2 homes sold in the two month period in 2010 and 5 homes closed in the same period this year.
The Days on the market dropped from 107 days to only 70.

Sales in Villages of Brentwood continue to float up and down from month to month, quarter to quarter. This fall appears to be slower than last fall by a large amount, but over all Year to Date sales are only down 50% and there is a pending and 3 of the active have contingencies on them. Not a terrible sign.

This report covers the first 3 quarters of 2011 compared to the same time period of 2010. The numbers should not be alarming since there was no tax incentive this year.
 
Many people bought houses just because of the Tax Incentive. Some  were not sure if they were ready or not last year but took the plunge anyway. That drove the numbers up dramatically.

Villages of Brentwood has sold well in 2011 despite the numbers going down this year. Spring of 2010 showed a spike in sales because of the Tax Incentive. Many of the Buyers in this neighborhood are first time homebuyers and qualified for the incentive.

The Villages of Brentwood has finally turned the corner and gone from a Buyers market to a Sellers market. They still have competition in the surrounding area, but there are fewer homes on the market now than there have been in several years.
The Chart below shows the number of sales in the past quarter, past 6 months and past year. This is called an Absorption Rate chart that clearly shows the activity of the neighborhood.

Closed sales were down in Villages of Brentwood this spring. There were 3 homes pending at the end of the first quarter which would help put the numbers closer to the first quarter in 2010.

The Villages of Brentwood had mixed reviews this past year. Sales were up 23% for the year but sales prices fell 6%. The fall quarter sales were down 25% where there had been 8 closings in the last quarter of 2009, there were only 6 in 2010.
 
The Villages of Brentwood is in Area 1 of the local MLS. If we compare their sales with the area in general, sales were down in Nashville, area 1, by 18% instead of the 23% increase in this neighborhood. The … (2 comments)

The Villages of Brentwood have seen steady sales year after year. Considered a first time home buyers neighborhood, the prices often bounce around a lot.
 

 
 
Here we see the number of sales down just 10% and prices appear to have gone down 4%. The reality is that the price/square foot actually INCREASED from an average of $99/sqft in 2009 to just over $104/sqft in the same time period of 2010. That's a 5% increase.

Villages of Brentwood saw a remarkable increase in sales this spring. With overall sales up 78% over 2009, one would think the recession was a thing of the past! Closed sales are down 10% as of September 30th but of the 17 active listings 4 have financing or inspection contingencies and there are 2 pending. I predict that due to the pick up in First Time HomeBuyer sales starting in June that total sales will be up over 2008 in this neighborhood.

Home sales are just barely down in the Villages of Brentwood this year. Prices have also remained very close to their levels of 2008. The bigger difference that you'll see is that the smaller and thus lower priced homes are the ones selling right now. What that means is where you see the AVERAGE sales price is down from $181,230 to $168,818 which looks like a lot. The actual price per square foot is actually up a Dollar!

Because the prices typically range from the $120s to the $230s it's not possible to see a trend in where the prices are going this year. With only 2 sales the numbers could be anywhere.
