&lt;p&gt;&lt;br /&gt;&lt;br /&gt;Well, they can make an incredible difference! A recent client of Haseltine-Photo was a Chicago based real estate agent with a beautiful property in Chicago's West Loop. The property has a great location surrounded by commerce, culture, and some great places to dine. Even though the real estate market has been hit pretty hard around the country, Chicago's West Loop has many forms of property still increasing in value (of course not all properties)!&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;br /&gt;This agent called our office at 5:45 PM on a Thursday evening. The call was forwarded to me in my office from one of my customer service reps who are answering phones here 7 days a week. I was already shutting down for the day seeing that I was going to be fleeing the office at 6:00. The agent was set on having professional photographs and virtual tours for her listing as soon possible. When I heard that, I quickly swung into action and made room for her listing's &lt;a href=&quot;http://www.haseltine-photo.com&quot; title=&quot;Haseltine-Photo Home Page&quot; target=&quot;_blank&quot;&gt;professional real estate&amp;nbsp;photography&lt;/a&gt; session the next business day.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;br /&gt;While engaging in friendly conversation with my new client I learned that she has had the property listed for some time without receiving a single call. I was not too surprised to hear this seeing that we were being hired via a &lt;a href=&quot;http://www.google.com/search?source=ig&amp;amp;hl=en&amp;amp;rlz=&amp;amp;q=haseltine+photo&amp;amp;aq=f&amp;amp;oq=&amp;amp;aqi=g1g-m1&quot; title=&quot;Haseltine-Photo on Google&quot; target=&quot;_blank&quot;&gt;Google search&lt;/a&gt; to take photographs of the property. Usually when a new agent calls us to inquire about our services they are usually pretty frustrated with the results of their current or past listings. The other popular &quot;new agent/client&quot; qualifiers are: that they are fed up with the service/quality of the other company they use, someone else in their office uses our services, or they were pressured by a homeowner to get professional photographs. In an effort to be fair, all reasons for needing our services we happily accept :-)&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;br /&gt;After completing the shoot, creating the virtual tours, and packaging everything into a link that we host at no additional cost I took the time to view the agent's previous listing for the property...and I was shocked by the photographs that I saw previously representing the property! I had to create a before and after!&lt;/p&gt;

&lt;p&gt;There are many blurry lines when it comes to what photos can and cannot be used on a blog/website/newsletter/etc. There is one rule every blogger and business owner should follow, and that is: &lt;strong&gt;&lt;em&gt;If you are not the photographer or if you did not have direct contact with the photographer, you are not safe to use the image!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are a lot of &quot;free&quot; stock photo sites out there that many bloggers and businesses are using. The only thing free about these sites is their liability!&lt;/p&gt;

&lt;p&gt;Look closely at the terms and conditions of these sites...they will say things like, &quot;&lt;em&gt;You agree that neither (&lt;span style=&quot;text-decoration: underline;&quot;&gt;place the stock photo site's name here&lt;/span&gt;) nor its affiliates, nor any of their respective officers, directors, employees, owners, agents, representatives, licensors and (sub)licensees (other than yourself, as applicable), shall be liable for any damages, whether direct, incidental, indirect or consequential, arising from any use by you of the Website, even if such parties have been advised, or advised of the possibility, of such damage.&quot;&lt;/em&gt;
&lt;p&gt;Many of these websites operate by trading or receiving photographs from its &quot;members&quot; who have agreed to &quot;give&quot; their photos and copyrights to the site to be redistributed for free. The &quot;members&quot; are asked to certify that they are the rightful owners of the photograph and they are submitting their work.&lt;/p&gt;
&lt;p&gt;Well, in a perfect world...this would work just fine...but the subject of copyright is wrapped with far too much red tape to keep any users of these sites to stay out of trouble.&lt;/p&gt;
&lt;p&gt;If a &quot;member&quot; uploads a photo that they copied from another website or did not rightfully own and you post it to your blog or your website...&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;YOU ARE LIABLE TO BE SUED!!!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If a &quot;member&quot; uploads a photo that they did take and own the copyright to, but they do not have the proper release signed by the person or brand owner of the photographs subject...&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;YOU ARE LIABLE TO BE SUED!!!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If a &quot;member&quot; uploads a photo that they did take and own the copyright and they do have a proper release signed regarding brand owner or person of the subject in the photograph and you use it in a way that can be considered defamation of character or slander...&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;YOUR ARE LIABLE TO BE SUED!!!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Example #1:&lt;/p&gt;
&lt;p&gt;There&amp;nbsp;was a case in Minneapolis where&amp;nbsp;the&amp;nbsp;phone company&amp;nbsp;used a Photograph of the city taken by a photographer that posted his image online. When the photographer saw his image on the phone book and knew that he had not submitted it for their use he began to inquire. The phone company claimed that they had rightfully attained the photograph from someone else who had clearly stolen it. Even though the phone company had documentation regarding the purchase of the photograph they were forced to pay $19,462 in a copyright lawsuit.&lt;/p&gt;
&lt;p&gt;Example#2:&lt;/p&gt;
&lt;p&gt;At a Virginia state fair in 1996 a photographer took a photograph of Andrew Marsinko holding a prize goose. The photograph was then sold to a notable stock photography agency which then sold the photograph to the Leanin' Tree greeting card company. The card company put the following quote on their greeting card over the photograph of Mr. Marsinko and his prized goose, &quot;Since it's your birthday, you decide - Would you rather get spanked... or goosed?&quot; The card was mass-produced in 2006...and there is an ongoing lawsuit still today.&lt;/p&gt;
&lt;p&gt;Overall, be careful when you use images for your blogs and websites. DO NOT trust sites that allow you to take photos for free but accept no liability of their own! Remember to practice safe blogging!&lt;/p&gt;

It helps us run just a little harder when there are people cheering us in all directions. We have been training all summer in order to beat personal records, accomplish our goals, and represent numerous charities.&lt;/p&gt;

It is difficult to show detail in a photograph that is not sharp.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; To effectively take a sharp real estate photograph your camera should be mounted on a tripod...unless you are trying to rush the shoot...you should always use a tripod. Also, you should use a timer or remote to control your shutter. In order to get the sharpest photograph possible you should remove all influence of movement while capturing your photograph. This is also important if you are taking any form of an HDR photograph. Any movement will compromise the quality of laying one photograph over another. If you are not using professional lighting, you are likely to have a long exposure. The long exposure is necessary because you will want to have a high f/stop (above F-8) in order to extend your depth of field and create a sharp photograph throughout your image.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The above tips along with many others will help you attain the image we are all striving for...but if your photograph does not have that perfect crisp look, here is a Photoshop tip to help sharpen your image.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Use the High Pass Filter. Photoshop defines the filter as: Retains edge details in the specified radius where sharp color transitions occur and suppresses the rest of the image. (A radius of 0.1 pixel keeps only edge pixels.) The filter removes low-frequency detail in an image and has an effect opposite to that of the Gaussian Blur filter.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; My suggestion to using this filter&amp;nbsp;is based on the fact that it gives you more control over the sharpening process, it adds contrast and sharpness to the edges of objects in your photographs, and it will not pixelate your photograph like many&amp;nbsp;sharpening tools will. It is also a great&amp;nbsp;filter to use on specific objects in a photograph. Anything shiny will&amp;nbsp;&quot;pop&quot; in your photograph with the use of this filter.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;99.9% of real estate listings begin with a photograph of the front/exterior of the property. The first photograph a prospective buyer sees is most often going to encourage them to either view or not view your property's listing. It is important that your opening photograph conveys the home/building in a way that makes it look as large as possible, shows off the unique dimensions of the home/building, captures the best features of the property's curb appeal, and of course&amp;nbsp;is&amp;nbsp;an eye-appealing&amp;nbsp;great overall photograph.&lt;/p&gt;

&lt;p&gt;Homes have many different shapes. However, there is a basic rule that will apply to photographing the majority of homes from the correct angle. This basic rule is shoot&amp;nbsp;into the &quot;corners&quot; of a home from an angle. Unless the facade of a home is completely flat, there should always be some sort of &quot;corner&quot; to shoot into. By shooting into the &quot;corners&quot; of a home's facade, your photograph will give the home dimension that would otherwise not be seen from a straight on photograph or one taken from the opposite side of the home's front. This seems basic, but it is the first of many rules that apply to correctly photographing the exterior of a property.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Avoid the driveway -&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If possible, keep the driveway, street, and curb&amp;nbsp;out of the foreground of the front photograph. Blacktop and concrete in the foreground of your photograph will often give your picture a cold unappealing look. Make sure to change your point of view to prevent the cold foreground. Having a wide angle lens makes it easier to keep the street out of your photograph while capturing the entire exterior of a property.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Elevate -&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In most cases, simply elevating your point of view will make an exterior photograph much better. This can be done by standing on a six or eight foot ladder...or standing on your car if you have to. Taking an elevated photograph will make the front yard look larger and will help to further enhance the dimensions of the home.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;An exterior photograph should show the &quot;right&quot; amount of sky. Too much sky can make a home look small. More importantly, showing too much sky can make a homes yard look very small. A simple rule to follow is do not let the sky occupy more than one-quarter or 25% of your exterior photograph. Remember, most listing photographs appear as thumbnail images when a prospective buyer is sifting through properties whether it be &lt;span&gt;&lt;span&gt;online&lt;/span&gt;&lt;/span&gt; or in a newspaper. Your front photo should focus on the property...and not the wonders of nature. (If you have a mountain view to sell...keep reading...I will address scenery).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The correct position of the sun -&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The sun's position is extremely important when capturing the exterior photograph of a home. The worst position for the sun to be in is just over the peak of a roof. If you plan on taking the photograph at this time...come back later. If the sun is positioned behind the home, your photograph will result in a dark shaded front and an overexposed background. This can be overcome with some creative post production, but it is not a desirable position for the sun to be in. The best position for the sun to be in is behind you when you are taking the photograph. In this scenario the front of the home will be properly lit by the sun, there will be minimal shadows on the front of the home, and your background will be properly exposed resulting in a beautiful photograph. (If a home does not have an East/West exposure identify the time in which the sun creates the most highlights on the front of the home and the least amount of shadows).&lt;/p&gt;

&lt;p&gt;If the front of a property is unattractive...do not use it as your marquis photograph! The photo that opens your listing should be an exterior photograph in most cases because it is what buyers are expecting, but it does not always have to be the front. This rule applies more for nontraditional properties but does include the single-family home as well. Survey the property and think of the best photograph that will be used to represent your listing. If you begin to think outside of the box you may find that the best angle of a home does not have to be the front. Instances where the traditional front photograph may not be best include but are not limited to: homes with garages making up the majority of the &quot;traditional front,&quot; properties surrounded by concrete, properties blocked by trees/other obstructions...etc.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Keep the driveway clear -&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This should&amp;nbsp;be obvious...but&amp;nbsp;make sure the driveway is clear of cars, dumpsters, PODS...etc. If one of these objects is present, try to minimize or avoid them as much as possible&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Fill the frame and use the property's surroundings -&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;If the homes surroundings are scenic...use them! Take photographs that best flatter the property and use all of the property's curb appeal and attractive surroundings. If the home has a large front yard, elaborate flowerbeds, &lt;span&gt;or&amp;nbsp;&lt;/span&gt;&lt;/span&gt;beautiful natural surroundings, find a way to include them in the marquis/opening photograph.&lt;/p&gt;

&lt;p&gt;When photographing a high-rise or &lt;span&gt;&lt;span&gt;multi&lt;/span&gt;&lt;/span&gt;-story building make sure to photograph the whole building.&lt;/p&gt;
&lt;p&gt;-&lt;strong&gt;Do not&lt;/strong&gt; take just a partial photo of the building.&lt;/p&gt;
&lt;p&gt;-&lt;strong&gt;Do not&lt;/strong&gt; take the front entrance as the exterior photo of the building.&lt;/p&gt;
&lt;p&gt;-&lt;strong&gt;Do not&lt;/strong&gt; take a photo of the sign outside of the building for a front photo.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;None of these photographs will grab the prospective buyers attention. Additionally, these photographs will not give a prospective buyer a fair representation of the property. Also, attempt to capture a pleasing foreground in your exterior photograph of a large building just like a house. Try to&amp;nbsp;prevent creating a cold foreground by avoiding parking lots, vehicles, streets, etc. Take the extra time to find a desirable location with a good perspective of the building from a distance.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Next time you are going to put photographs in your listing, remember the importance of grabbing your prospective buyer's attention with the perfect front photograph!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Make sure that you pick a location that is not going to be hindered by bright lights aiming into your camera. A strong security light pointing into your lens or obstructing the view of your subject will surely be a distraction in your photograph. Do not forget to practice the rules of composition. Specifically, make sure to have an even horizon and to fill your frame. There are going to be an overwhelming amount of shadows in a nighttime photograph and making your subject fill the frame will keep your photograph from being boring.&lt;/p&gt;

For the best exposure use a high f-stop/aperture setting. F-12 to F-16 will make your brighter lights less aggressive and will also help give your photograph a sharp focus throughout. Finally, your shutter speed is the best tool for adjusting the exposure in this format. A longer exposure will let the light bleed into your photo for a more dramatic lighting. Generally an exposure of 15-30 seconds will create this effect really well. Do not forget that anything moving in your photograph will likely be blurred with a long exposure, and you should set a timer or use a remote to avoid blurring the photograph while taking the picture. Also remember to experiment with your exposures to get the photograph just right.&lt;/p&gt;

&lt;p&gt;In most cases a long exposure of this nature will cause your photograph to take on a very yellow look/white balance. It is important to correct the color of your photograph because the color of a nighttime photograph's lighting will have a very dramatic effect. Almost every digital camera has a different set of menu options. The daylight white balance setting or tungsten setting will add blue to your image which will make the yellow lights appear clear or white.&lt;/p&gt;
