It's true. There are lots of reasons that buying now is a good idea when it comes to real estate.
1. Prices are good and in some ways getting "gooder."
2. There are LOTS of choices to pick from so you probably will find something that you like.3. Maybe my most important for the evening....
The Nehemiah funding program is going ba-bye and very soon. If you are a FIRST time homebuyer this is a great option to help with down payment assistance and/or closing costs. They voted this week to discontinue the program and it will happen very soon!

I had some time today in between clients and ran downtown to enjoy the beauty of the newest renovation in town!
I have to give Elk River a big THUMBS UP!
This park overlooking the river definitely has it's positives in every way.

Located right off Main Street and Jackson this park shows off the Mississippi in the best light possible!
The kids love the park (or the water within)andparents love watching the kiddos playing in the water.

Who doesn't love a Parade?All that candy...The goodies thrown from shiny floats to make every child's day happy?!?!?!
From the firetrucks to the towtrucks...From the clowns to walking cell phones....From the horses to the gocarts...
There was definetely something for everyone to see!

Starting promptly at 6:30 with the horses and the fanfair...Onlookers cheered as the 2 hour journey of floats passed by.

In the summertime one of my favorite things is to watch the froggies at night.
Yep, it's true. They put on a show for me some evenings. It's funny to watch them. Last night it was only one, but some nights it's three or four. Don't know why, but the frogs like to climb our windows.
It's a funny sight. It's an amazing sight. Reminds me of spiderman. Just crawling up my window.

I really do hope that these froggies are enjoying the numerous misquitos that swarm outside!
In the meantime - I'll enjoy their show!

I have tried both postlets and realbird to create online flyers for my properties and I gotta say I love them both!
Realbird allows me to advertise my listings on facebook, which I absolutely love. I haven't used it to send my listings to any other sights like craigslist but it appears that it would be pretty straightforward. I also set up a counter through realbird that gives me the ability to check out who's been looking... There are some great features here and the design and look of the flyer they create is quite workable for me.

Okay, so this is a little off topic... All right, A LOT off topic, but I just had to share.
I was driving down our very LONG driveway yesterday, eating cherries and spitting the pits out the window of my car. I felt a little like a rebel because I usually consider that kind of thing littering, but yesterday for some reason it felt a little freeing!
Truly I couldn't continue my spitting quest going down the highway because the pits would have just come back in and hit me in the face, but it was fun while it lasted.

On Friday, July 18th, the Sherburne County Fair in Elk River will start off with a parade! Get the kiddies out...Bring your chairs, and goodie bags, sunglasses and a little bit of bug spraycuz this is a "must see" event!Last year the parade lasted about 1-1/2 hours and we walked away with more goodies than you could buy in a store.It's plenty of free entertainment to watch the floats go by...

Just a couple of weeks ago our neighbor decided to build a barn. Yep, a whole TWO day project. Don't you wish you could build a house that fast? I didn't believe it at first. I didn't think that a five many team could really put together a building quite that fast.
So, as my 2-year watched the "Trucks Workin" I stood by in amazement as the structure grew before our eyes.
By the end of day one you certainly could see what they were building. It didn't take all that long for the shape to start to form....

How is it that some weeks fly by so quickly!? This week has been one of those weeks. I was really just believing that it should be like Tuesday and it's already Thursday! Yikes, it feels like I have lost two days....At least my kitchen table could be cleaned off in a milli-second if I needed (unlike most weeks), but I'm still amazed at how quickly time is moving.
So, now I'm off to orgainize my brain, and then maybe I'll be able to write a sensible post!

Have you ever wondered why banks take so long to accept or reject short-sales? I know that I've suffered my share of frustration when it comes to buyers and offers and waiting on the banks' answers. The thing is - it's no easier on the listing agent than it is on the buyers and their agent. There are so many thoughts left unanswered in this area that it's nearly impossible to truly know the answer as to why it take the banks so long.............. But, here's my best guess (serious or not - you can determine!)

The fourth of July in Elk River is a day of celebration! Starting at noon thru fireworks it's a family friendly celebration here in town! From the carnival to the stage shows thru the fireworks there is something for everyone! Bring you swimsuits and picnic baskets and come join the fun!
The party is at Orono Park off Highway 10 in Elk River. You will find parking in the fair ground parking lot. Plan on coming early if you are attending the fireworks... you'll need some parking time...
Don't forget your sunscreen, bugspray and picnic blanket or chairs!

I had a "duh" moment this morning.
In the wake of my recent birthday it shouldn't have happened, but it did!
I called to wish my mama a "happy anniversary" and she said, "can you believe that it's been 36 years already??!?!!?!"
Uhm. Yeah.
I was shocked. I said, "you're kidding! You aren't that old are you?!?!?!"
My mum laughed. Then I remembered how old I am and did the math. It appears that she is right. How is it possible that life passes so quickly by?
