<p style="text-align: center;">Growing up with grandma admittedly wasn't easy, but something changed after my grandpa died. There was such a softening inside of her. Truly it helped when they realized that she was having some "older lady" issues and they stabilized her blood sugar.</p>
<p style="text-align: center;">Over the years my grandma has been a picture of health and strength. She worked for so many years side by side her husband on the farm. Putting her all into everything that she accomplished.</p>
<p style="text-align: center;">It was a killer when we lost grandpa. My grandma felt lost for quite some time but she had her friends by her side and she was able to grow through it and become a woman that I truly admire.</p>
<p style="text-align: center;">Her sweetness has astounded me time and time again.</p>
<p style="text-align: center;">I will always miss her potato salad and homemade cookies and pie. <br />I will miss her smile and her lovingkindess that she bestowed on those around her.<br />I will miss her stories of her past and their tie to our present.</p>
<p style="text-align: center;">I am grateful that I spent the last year getting my boys to see her as often as I could. <br />I'm happy that in my heart I have happy memories of her singing ditties with them and her laughing at their antics.<br />I'm happy in my heart that my grandma had time on earth to meet my children and leave her footprint in their lives.</p>
<p style="text-align: center;">It's beautiful to me that my 2-year old talks about her when we see women of a similar age range. <br />I'm happy that he had the time to love her and know her.</p>

<p style="text-align: center;">Last night my grandma went home... suddenly...<br />She is reunited with the ones she loved that went before her.<br />The doctors don't know why, but all we know is that it was her time.</p>
<p style="text-align: center;">Sad as I am (I've been crying all morning) I am happy to know that she won't be lonely anymore.<br />I'm happy to know that she will no longer have physical pains that hold her down.</p>
<p style="text-align: center;">I loved my grandma.<br />And now it's time to say goodbye to her.<br />The hardest part is explaining to my son that he won't see her anymore....<br />All I know is that she was one special lady!</p>

<p style="text-align: left;">Real estate in this century requires many things. A certain must is that we must speak the language of our clients. Without the ability to speak their language we cannot complete our work.</p>
<p style="text-align: left;">In most of the country that starts with the ability to speak English... in some areas Spanish, Chinese, African dialects and much more. With the use of interpreters we can go a long ways, but this really is only the beginning of defining the languages that we must know.</p>

<p style="text-align: left;">From morning until sundown each day can bring us new clients, current clients, past clients, friends, family and much more.</p>
<p style="text-align: left;">The longer you work in this business the more languages you may be required to speak. Some agents specialize in certain areas: first time buyers, sellers, bank properties, rentals, fixer uppers, etc.</p>
<p style="text-align: left;">However, the majority of us end up with a splattering in every area requiring us to speak many many different languages.</p>
<p style="text-align: left;">My first several sales in real estate were buyers. First time buyers. I learned how to speak to them. I learned that they needed me to hold their hands and guide them through the process. I learned how to talk title, lender, friend and chaeuffer in a quick hurry.</p>
<p style="text-align: left;">It didn't end there. One of my clients recommended me to a family friend who was older and moving from one home to another. I had to learn to talk perfection. I learned how to talk seller. The loss of something precious in order to gain something better. I learned how to talk second home buyer.</p>
<p style="text-align: left;">During my first years of real estate working with buyers I had to learn how to talk negotiator as I represented several deals in multiple offers. I had to learn to talk tough and strong to my competing agents as well as empathetic to my buyers as they struggled to get a home they loved.</p>
<p style="text-align: left;">I've learned that it's important to be able to communicate clearly with the elderly as they sell their beloved possessions and homes to downsize to something more practical. And I've learned it necessary to be able to communicate with their children and yet another younger generation. I've learned the importance in taking their individual situations as I communicate and guide them through their real estate process.</p>
<p style="text-align: left;">I've learned to talk lender so that my clients needs are met practically and mindfully.</p>
<p style="text-align: left;">I've learned to talk title so that my clients are taken care of and that all dots and "t's" are set before we ever reach the closing table.</p>
<p style="text-align: left;">I've learned to talk secretary as I am one for myself but also because I need to be able to clearly communicate with my office that is supporting me.</p>
<p style="text-align: left;">I've learned the importance of being friends and yet maintaining professionalism in each transaction from the buyer to seller to the other agents involved. I've learned the language of respect.</p>
<p style="text-align: left;">I've learned that if I can't be clear and understanding in each and every situation that I may as well bale from it all and find a different business.</p>
<p style="text-align: left;">I've truly learned that part of the reason that I love this business is that I can be myself. I can tend to my clients with careful and thoughtful respect of who they are and what their situation is. I can laugh with them, cry with them, celebrate with them and help them attain that which is most important. In each situation I can grow with my clients and the professionals that we work with along the way.</p>

<p style="text-align: center;">We were at the state fair this week and saw the most gorgeous display of outside play towers. My son played and played on it... until we dragged him away with promises of more fun.</p>
<p style="text-align: center;">I brought home one of the company's catalog to drool over for awhile and my son stole it from me and wouldn't let it go. He constantly talked about his "sphwings" and how he wanted to slide at the "store" again.</p>
<p style="text-align: center;">Yesterday morning my hubby looked at the catalog and asked how much "those things" cost and he almost fell over when he saw the price.</p>
<p style="text-align: center;">With both of us being self-employed many of the "toys" get put on the back burner while we try to make all the ends meet. We've decided that debt reduction is the key and then we'll play later.</p>
<p style="text-align: center;">Anyways, I had a closing yesterday and was gone for several hours. <br />This is what I came home to....<br />Well, this with the kids playing on it!</p>

<p style="text-align: center;">As of August 1, 2008 all residential homes in Minnesota are required to have CO Detectors. <br /><br />Carbon Monoxide is a serious threat in Minnesota during the winter heating season. <br />With the cool starting to inch it's way back into our northern climates we need to be thinking about the effectiveness of our furnaces.</p>
<p style="text-align: center;">If you don't already have one, now is a great time to get your CO detector installed. <br />Whether it's a battery, plugin or hardwired unit...<br />it is worth the time it takes to install.</p>
<p style="text-align: center;">Maybe now is the time to have your furnace cleaned, serviced and filter changed.</p>

<p style="text-align: center;">Just a little whine... just a little one. <br />I was on my way to show a house today and saw the coolest building. <br />I pulled over... stopped the car.... leaned over to grab my camera out of my purse...<br />and realized it was still at home from our birthday party last night.</p>
<p style="text-align: center;">I was soooooooooo bummed. <br />I wish I'd had it with. <br />Really, it's not that great a loss. I can go again and take a pic. The building isn't going anywhere.<br />The bummer is...<br />Now I can't find my camera at all.</p>
<p style="text-align: center;">I have a funny feeling that my 2-year squandered it and hid it somewhere. <br />The key is where?<br />I'm not even sure that is the truth, but our house is "fairly" clean due to having company last night and I can't find it anywhere.</p>

<p style="text-align: center;">This last spring Burger Time closed and a "for sale" sign went up on the property. <br />Yes, it's true....<br />After years of enjoying the walk-up Burger and "biggie" fries of Burger Time they closed their doors for their very last time. <br /><br />One could only imagine what would go up in it's place. The tiny little lot that sits between the clinic and SuperAmerica. <br />It didn't take long to find out!<br /><br />In short fashion Sonic stuck it's sign up on the edge of the property and within weeks we watched the old building come down and the new building going up.</p>

<p style="text-align: center;">The anticipation of the new fast food joint grew and grew. <br />Daily I heard rumors of it opening soon.<br />Then, one day, it did.<br /><br />It opened in a <strong>BIG</strong> way!<br />They hired security guards and put cones up all the way down the main drag in town.<br />I think that they over-anticipated the hype, but it was busy. <br />It took over a week for us to "brave" the crowds and walk up for an icecream treat.</p>
<p style="text-align: center;">It's weird to have waiters/waitresses roller blading with food in their hands. <br />I can't imagine doing it myself <br />(that's why I sell real estate)<br />but they have certainly created an ambiance.</p>
<p style="text-align: center;">Even now, today, you will find yourself fighting traffic and security guards to line up in wait of a great Sonic burger. I'm sure that one day the hype of the new burger will die, but in the near future it will probably stay a pretty popular thing.</p>

<p style="text-align: center;">So, you all are gonna think that I have some fascination with frogs, but this was a first for me! <br /><br />I was showing one of my listings today and when I was opening the lockbox a frog poked it's head out. That little frog (toad) was hiding between the lockbox and the door lock and scared the living daylights out of me.</p>
<p style="text-align: center;">So, I got past myself and calmed my innards before letting the buyers into the home. <br />Yeah, I'm pretty sure that they were laughing at me behind my back...<br />Afterall, that's what you do when you meet a realtor at a house and they shriek right?...</p>
<p style="text-align: center;">Anyways, we were touring the house and I opened the door part way through to look at something and was surprised to see that the frog had completely disappeared. <br />Yeah, I shoulda known better!</p>

<p style="text-align: center;">Do you know what it <em>feels</em> like to completely miss the fact that there is a fleshy animal <span style="text-decoration: underline;">INSIDE </span>your lockbox when you are putting away the key and yakking at someone else instead of watching what you are doing?</p>

<p style="text-align: center;">I was showing homes this morning and enjoying my time with my clients, but sure wishing that I had my camera with me. Every time I show homes I <span style="text-decoration: underline;">learn</span> something, <span style="text-decoration: underline;">see</span> something or am <span style="text-decoration: underline;">shocked</span> by something.</p>
<p style="text-align: center;"><strong><em>Today?</em></strong><br />Today I hit all three...<br /><br />I have seen homes with deadbolts on the door, but I have never seen a deadbolt added UNDERNEATH the door handle. Two homes that I showed had lockboxes swinging way out to heaven because the deadbolts were in the way. Hmmm.</p>
<p style="text-align: center;">But, I gotta tell you, there is something else that I saw that actually took the cake. <br />I have seen pebbled ceilings. I have seen flat ceilings. I have seen textured ceilings...<br />But, I hafta tell you,...<br />I have NEVER ever in all my years seen a ceiling with STRAW hanging in it.</p>
<p style="text-align: center;">That's right. Straw and plaster mixed and pasted to the ceiling?<br />Why is all I can ask?<br /><br />Were they trying for a barn feel? <br />It's such a mystery.</p>
<p style="text-align: center;">You can never tell. Houses tell so many stories... but they also leave some questions forever to be unanswered.</p>

<p>When I started real estate in 2004 there were record numbers of realtors in Minnesota and those numbers were growing strong and steady. I wondered what that would mean for me in the years to come. I knew that my competition would be fierce and that I'd have to be professional and knowledgable to do the best that I could do!</p>
<p>If my memory serves me correctly the numbers were reaching in the 24,000 range which was awesome for our beloved midwest state.</p>
<p>We are currently running our realtor race in Minnesota at 17,125 active agents. That is 2,080 less then 2007.</p>
<p>That is a 1.48 average of closed transactions per agent this year with an average income of $5,378. Doesn't seem like much does it?</p>
<p><em>Don't despair....</em></p>
<p>For agents working 40+ per week the closed transactions jumped to 12+ and those working 50+ are closing 16+!!!!!</p>
<p>Basically - put in the time and you will succeed!</p>
<p>Currently there are over 6,000 agents in our state that haven't had any transactions this year. (thankfully not me!).</p>
<p>The MAR is anticipating a drop in agents before the end of the year. It seems to happen in late fall every year. Either the numbers are up - or they are down. This year? They are anticipating a 7,000 agent drop. Wow!</p>
<p>We shall see what the end of the year will bring, but for me? I'll still be here next year. Don't have to worry about my going anywhere. Just really intrigued by statistics.</p>

<p>Recently I did a market for a home in the area and the sellers disclosed to me that there was some recent storm damage on their property. They already had an adjuster out and were waiting for the check to come in the mail to make the repairs.</p>
<p>They asked me if I felt it advisable to replace the roof and siding that the money was being sent for - or if they should pocket the money and let the new buyer's deal with the damage on their own....</p>
<p>My advice was that they should, of course, fix the damage. That they had to disclose the damage and that most buyer's would ask for those things to be taken care of prior to closing anyways.</p>
<p>I am SOOOOOOOOOOOOOO glad that I gave that advice!</p>
<p>It sounds very much like the disclosures in Minnesota will soon be changing to include a section about insurance claims. They will be requiring sellers to divulge any insurance claims that they've made and whether they used the money towards that issue or not.</p>
<p>What a sticky situation that could become!</p>
<p>I can see it now, "yes, Mr buyer, we DID have an insurance claim sent in for our property but we decided to buy a new car with the money instead of putting a new roof on..." Hmmmm.</p>
<p>It's always best to be honest up front isn't it?</p>
