It's a froggy situation...

In the summertime one of my favorite things is to watch the froggies at night.

Yep, it's true. They put on a show for me some evenings. It's funny to watch them. Last night it was only one, but some nights it's three or four. Don't know why, but the frogs like to climb our windows.

It's a funny sight. It's an amazing sight. Reminds me of spiderman. Just crawling up my window.

I really do hope that these froggies are enjoying the numerous misquitos that swarm outside!

In the meantime - I'll enjoy their show!

Postlets or Realbird?

I have tried both postlets and realbird to create online flyers for my properties and I gotta say I love them both!

Realbird allows me to advertise my listings on facebook, which I absolutely love. I haven't used it to send my listings to any other sights like craigslist but it appears that it would be pretty straightforward. I also set up a counter through realbird that gives me the ability to check out who's been looking... There are some great features here and the design and look of the flyer they create is quite workable for me.

Postlets I've tried once. Just this week. Love the look!!! It's clean and crisp with all the info you want on one page without extra clicking involved. I kind of like that. I can't seem to find a way to send directly to facebook so I'll have to do my homework and see if it's possible...

Both websites give the ability to post urls, and widgets anywhere you want on the web for free. It's an awesome blogging/advertising feature! I am so glad that I've started using them and am continuing to look for new ways to use them..

Summer Swimming Rules!...

The summer heat in Minnesota is a BEAUTIFUL thing!
Who can resist the thought of a nice swimming pool in the humid and lasting heat of summer?
As you enjoy the fun of summer
here's a few rules to always remember.

1. If the pool is in your yard... always make sure to follow the city guidelines.
In some cities pools must have a cover and the stairs must be removable.
You must also remember to get your permit from the city.

2. Remember that kids are curious and most love water. Watch the kiddos when they are outside so that they don't find themselves taking a dunk while you aren't available to them.

3. Have lifejackets/safety gear on hand. It's great for the little ones to have floatation devices even in kiddie sized pools! (If nothing else - they think that they are cool!)

4. Don't forget your sunblock. That hot sun can feel oh so good until it's burn sinks in.

5. Enjoy!

I'm sure that there are more safety items that we could discuss, but the basics are always the best.

Spitting that darn cherry pit...

Okay, so this is a little off topic... All right, A LOT off topic, but I just had to share.

I was driving down our very LONG driveway yesterday, eating cherries and spitting the pits out the window of my car. I felt a little like a rebel because I usually consider that kind of thing littering, but yesterday for some reason it felt a little freeing!

Truly I couldn't continue my spitting quest going down the highway because the pits would have just come back in and hit me in the face, but it was fun while it lasted.

It reminded me of when I was very young and we'd get a watermelon. My mom would cut it into little pieces and we would sit out in the back and eat the whole messy thing. It was the greatest thing in the world to spit those seeds at my brothers. I'm sure that I lost most of those watermelon wars, but oh the memories!

I'm sure in a coule of years I'll be the one teaching my kids the fine art of seed spitting, but in the meantime I might just grow a couple of cherry trees!

Sherburne County Fair Kicks Off with a Parade!

On Friday, July 18th, the Sherburne County Fair in Elk River will start off with a parade!
Get the kiddies out...
Bring your chairs, and goodie bags, sunglasses and a little bit of bug spray
cuz this is a "must see" event!
Last year the parade lasted about 1-1/2 hours and we walked away with more goodies than you could buy in a store.
It's plenty of free entertainment to watch the floats go by...

ONLY to be followed up with by the fair.

Do you love the rides?
The food?
The 4-H building and animals?
How about the tractor pull and demolition derby?
The entertainment?
Make it a weekend long event with the fair running from Friday thru Sunday!!!!!

The weather promises to be nice this year so I'll plan on seeing you there!

With a snap of my fingers!...

Just a couple of weeks ago our neighbor decided to build a barn. Yep, a whole TWO day project. Don't you wish you could build a house that fast? I didn't believe it at first. I didn't think that a five many team could really put together a building quite that fast.

So, as my 2-year watched the "Trucks Workin" I stood by in amazement as the structure grew before our eyes.

By the end of day one you certainly could see what they were building. It didn't take all that long for the shape to start to form....

We were leaving town the second day so I didn't get to watch all of the construction, but when we got home in the evening the guys had certainly finished their job!!!

Crazy how fast they can put those buildings up...
Crazy and amazing!
I don't know how construction workers do it...
That's why I'm a real estate professional -
Building things just fogs my brain,
but once the structure is there I know what to do with it!

Fly by!...

How is it that some weeks fly by so quickly!?
This week has been one of those weeks. I was really just believing that it should be like Tuesday and it's already Thursday! Yikes, it feels like I have lost two days....
At least my kitchen table could be cleaned off in a milli-second if I needed (unlike most weeks),
but I'm still amazed at how quickly time is moving.

So, now I'm off to orgainize my brain, and then maybe I'll be able to write a sensible post!

Why Banks Why?

Have you ever wondered why banks take so long to accept or reject short-sales? I know that I've suffered my share of frustration when it comes to buyers and offers and waiting on the banks' answers. The thing is - it's no easier on the listing agent than it is on the buyers and their agent. There are so many thoughts left unanswered in this area that it's nearly impossible to truly know the answer as to why it take the banks so long.............. But, here's my best guess (serious or not - you can determine!)

10. They are waiting for a better offer.... no matter how good the offer that they have is.

9. They have so many files that they get covered up as they come in and have to re-find the file before they can answer back.

8. They sent their entire company on vacation RIGHT when your offer came in. Darn anyways,... I guess we have to wait until the bank gets back.

7. They took a really long lunch to go over policies and protocol.... guess they forgot to come back!

6. They are so busy taking phone calls regarding the files that are six weeks old that they haven't yet answered that they don't have time to look at the new files....

5. They are trying to see how much they can aggravate the potential buyers before they actually move in.

4. They want the seller's agent to work as hard as possible for their commission so that they KNOW that they have gotten their money's worth.

3. They are holding out for the insurance money to come through from mortgage insurance. (this is my bet!)

2. It takes that long to sort through the documents, get the appraisal in order and decide if the short is worth the effort.

1. They want to prove that the bank is boss!

Household Tips Before Leaving Town....

In retrospect of my preparation for my last trip out of town, I thought that I'd take a minute and share my top 10! These are my top ten to-dos before driving down the road. I hope that you find them useful and feel free to add your thoughts along the way!

Vacation can be lots of fun, but it can also be disastrous if you don't take the necessary precautions.

10. Water the plants. If you are going to going to be out of town for several days or weeks you might want to find a kind neighbor to help keep them hydrated! I've come home to droopy plants more than once in my life!

9. Unplug unused electric items. You never know when there might be a power surge causing a blow up. (This actually happened to my brother's house this last week.... he blew a light over his kitchen sink while our family was out of town...thankfully his renters were home!)

8. Turn the water off at the main switch. Especially in Minnesota weather - you don't want to risk and frozen pipe situation or an accidental overrun of water if you spring a leak. It's amazing how much damage one little leak can do.

7. Put a stop on your mail. Can you just imagine your nosy neighbors leasurely reading your bills? It'd be nice if they'd pay them, but somehow I think that's doubtful!

6. Leave your animals in good hands. If you are leaving your animals home it's a great idea to make sure that they will have enough food, water, noise and shelter while you are away. We had a bird growing up and always left the radio on for him... I'll never forget the vacation that he learned to talk static!

5. Close those windows and blinds. If weather turns sour a good rain storm could certainly wet the carpet, but you also have to keep track of the nosy neighbors (again!) You wouldn't want snoops peeking in the windows and seeing the dirty undies that you forgot laying on the floor.

4. Take out the trash. Nothing stinks worse than days old or weeks old garbage that's been sitting in the can!

3. Leave my travel plans with some I know. In the event that something SHOULD happen while you are away - it's great to know that someone would know how to contact you. This spring we had tornadoes in the area and several families came home to destroyed homes.... leaving a phone number with someone could have given them forewarning to the situation.

2. Turn off the fax and on the message recorder.... I know a funny one. But, we realized two hours out of town that we had left the fax running instead of voicemail. My hubby likes to call home while we are away and it left him buzzing this time around.

1. And, the obvious, close and lock the front door! Growing up I can't tell you how many times my parents stopped to call a neighbor and asked them to make sure that the door was locked and shut! Oops. Guess there's always something!

Okay, so I don't really expect that your neighbors would truly be the ones to snoop or cause trouble. It's just funny to imagine that it's the people that I know in the picture of something that could be more than troublesome.

Hopefully when you leave your driveway you will feel confident that your home will be safe and sound when you return home! Have a great getaway!

4th of July Celebration

The party is at Orono Park off Highway 10 in Elk River. You will find parking in the fair ground parking lot. Plan on coming early if you are attending the fireworks... you'll need some parking time...

Uh, duh!

I had a "duh" moment this morning.

In the wake of my recent birthday it shouldn't have happened, but it did!

I called to wish my mama a "happy anniversary" and she said, "can you believe that it's been 36 years already??!?!!?!"

Uhm. Yeah.

I was shocked. I said, "you're kidding! You aren't that old are you?!?!?!"

My mum laughed. Then I remembered how old I am and did the math. It appears that she is right. How is it possible that life passes so quickly by?

Anyways, I am wishing my parents a happy anniversary today. They have been great cornerstones in my life...

Teaching me that life isn't easy, but always good.

Teaching me that spouses don't always get along, but can still be best friends.

Teaching me that no matter what happens, you don't have to walk through life alone.

Teaching me that as life passes by, it's my choice on how I want to spend the rest of it!

Teaching me that whether hard times or good, it's always best to walk thru it together.

Speaking of the great outdoors!....

If you read my blog titled "one bedroom and a tent" you know that I am working on listing a home that only has one bedroom.

I thought of that home OFTEN this week as we forged through the thick of the woods to enjoy the great outdoors. Tenting it is always a fun way to enjoy the beauty of summer, but is it worth calling a tent an added bedroom in your home?

Uh,... no.

My boys did an awesome job sleeping in our 4-man (if your squish) tent, but it definitely doesn't hold the potential of a real bedroom.

There is a roof over your head, but in the rain you have to watch for leaks.

It protects you from the wild nightly roamers (like the raccoon that passed close enough to my head to touch) but doesn't feel like it's safe enough to keep the varment out!

It fresh and airy, but COLD in the night breeze.

There is room enough to add a bed (well, an air mattress) but really needs to have a closet addition for the clothes for your back!

The benefit?

Who wouldn't want to wake up to this view!?!!?!?

The beauty of the lake without a spit's throw of our tent door was worth the inconveniences of cold bathroom runs and mosquito attacks!

A week off?

Can you believe what a week off does?

This week many will be putting all the paperwork aside and leaving their desks untouched for a few days to rest, relax and enjoy.

I just got back from my week away and I really can't figure out where to start to get things back on the up and rolling. I just "dug" in today but have such a LONG ways to go!

Since returning to my beautiful home on Saturday I've been meaning to check out what's been happening in the rain and I've been missing my daily chats with the folks here but it's just taking me longer than normal to get back up to speed.

It was awesome to spend time with my beautiful family and I can say that it's also great to get back!

One bedroom and a tent?

I did a market last night on a very small home in the area. I'll probably be listing it in the next week or so, but had to laugh at the seller. We actually laughed together over the bedroom situation.... they only one. It's a one bedroom one bath in a lake area. They have done an impeccible job keeping it up, but are worried about resale value on the smallness of the home. When I was on my way out the door he said to me, "now, remember it's a two bedroom" and I was like "huh?"..

He said, "you know... one bedroom in and one bedroom out!" as we stared at the tent that they had set up in the backyard.

I've heard of clever marketing over time, but this would take the cake!
Can you imagine if I advertised the home that way?!?!!?!?...
But, then again, maybe it's already been done.

A little MeMe about Me me...

Question #1: Who is my favorite musical artist?

I think that I have many but I love Michael W Smith's woship collection and Mercy Me I do believe is right at the top. My hubby takes a close third with his musical ability - I get jealous when he just sits down and plays anything!

Question #2: Who is my favorite visual artist?

There is this picture that Thomas Kinkade potraits of Jesus and it absolutely touches me.I want it in my house someday!

Question #3: Who is my favorite blogger?

Oh..... This is a toughy, but I think that my original inspirerer was Teri Ekholm. She has a great blog and made me want to attain that bar of greatness one day!

Question #4: If I could meet anyone (dead or alive), who would it be?

This is another tough one but right now I would like to see my dad again. It is father's day on Sunday and there are so many things I would like to ask him and I would love to just tell him how much he meant to me.

Question #5: What did I want to be when I grew up?

I really wanted to be an orphan director or a social worker. I always wanted to help kids in need.... it breaks my heart to see kids in painful situations.

Question #6: If I could live in any point of history when would it be and why?

See, now honestly, I am really enjoying living in today. I wouldn't change when I'm living. Things might be tough, there might be turmoil in the earth but I have found happiness in the time that it is.

Question #7: What is the most interesting piece of trivia you know?

hum. I'm stumped. Every piece of trivia I know is quite unique..... Not sure that it would qualify as interesting.

Question#8: What is the most interesting job you have ever held?

When I was a florist asssistant I ended up frequenting the backsides of several funeral homes... that was exciting! Real estate has truly though been the most interesting. Everyday in this business is an adventure to me! Between that and being a mom I never slow down! Gotta love it.

Yard Varmin

Summer in Minnesota is one of the best things ever! The changing of seasons brings warmth, sunny days and lots of bugs.

If you don't have to deal with dandelions growing amongst your beautiful green grass, which sometimes can look like beautiful golden fields, then it might be something else....

... Something like mushrooms growing out of rotting wet wood or tree stumps that have been left behind. If you have a trail of mushrooms through your yard it can be a sign of rotting tree roots shooting through the ground.

Hmmm. No mushrooms? Well, then maybe you are lucky like me and have tent worms crawling through your bushes and trees and anything that appears tasty. We found three tent worm "homes" before they hatched and ridded of them, but somehow we missed one and those little skinny worms came out and are plumping up daily!

Yikes! I really don't find them to be any fun. They are DEFINETELY part of the Minnesota summer experience that I could leave behind.

Then, this year, we have something new to deal with. Kind of cute, really destructive, and ever so active. My hubby has been chasing them through our yard, bombing them out, and still they rear their heads. Well, that's about all we've seen of them anyways. Yep, these little gophers are sending tunnels through all five acres of our yard and daily battle my hubby for our garden plants. Me? I'm just proud to have gotten a picture of one amidst his hard labor of tunnel building. It's kind of fun to play the "haha, I'm sneaking up on you game..."

All this to say, as you enjoy your summer, watch out for the varmin!

A garden dream for me or you!?!

Yummmm! The garden's are growing and there are plenty of yummy fruits to share. June is a great month to go strawberry picking. The beauties are ripe and beautiful! My 2-year old is really good at finding all the red on the vine. He even shared one of them with me this weekend!

My hubby does a great job on our garden. He has the patience to nurture the young plants into existance and he loves each one to it's perfect growth! It makes for great summer eats and a gorgeous landscape to watch.

Having the fruit starting to grow in our garden reminds me that the local food shelf is asking for all garden growers to add a row to donate to their shelf. With the number of families visiting the food shelf growing every month they could really use the support! Kind of a cool idea.
