HawaiiLife.com has been absolutely crushing the lead generation scene out in Hawaii and we've been kicking around the idea of opening up in another area for quite some time now. Well, the time has come and we have decided to make a push into the Southern California area.

Today we made some minor, but super important upgrades to HawaiiLife.com.

  1. We added a mortgage calculator to the property detail pages as this has been requested numerous times by our users. Sorry for taking so long to get it up!
  2. We added a search box from the home page. Another multiple requested item.

The same software that runs the award winning HawaiiLife.com website will be available to agents and brokerages throughout the US in May 2008. This decision to sell the IDX solution that displays listings on a map came about because of the numerous requests to buy our software.

Of course the website is great at displaying properties, but we our most proud of the site's ability as a lead generator. We have worked very hard on conversion rates and know from experience that website can generate a lot of leads.

Our hope is that buy allowing other agents to use our solution we will create a better Internet research experience for home buyers across the nation.

Of course we are very proud of this accomplishment and happy to hear our name in the same breath as Century21, Windermere and Redfin. We would also like to thank Joe one more time because it was through his blog, The Future of Real Estate Marketing, that many of our ideas and inspiration for the website were first nurtured.

 

Kauai’s current real estate trend shows a shift towards a buyer’s market in 2007. This change can be attributed to a growing inventory as property sales slow through the first half of the year.

Compared to the same time last year, the overall number of properties sold is down 52%. Vacant land and condo sales were the largest contributing factors, with sales falling 66% and 64% respectively. Residential homes sales were less effected, showing an 11% dip.

Kauai’s median sales prices paint a different picture. Year to date, median sales prices have increased 26.5%. This is an indication that Kauai real estate continues to rise in value. Generally, one would think that median sales prices would decrease as demand for property fell. However, Kauai poses a unique real estate market due to the limited amount of land available for development.

So how does this affect you, the buyer? With a large inventory of property and a limited amount of buyers, motivated sellers will need to reconsider the asking price of their property. With the help of a buyer’s agent who knows the inventory, it could be a good time to put in a lower than normal offer to see if you can maximize the return on a piece of highly valued Kauai real estate.
