I've been watching the real estate market especially close in the areas I farm and sell real estate. I have to tell you I am seeing 2004 housing prices in Huntington Beach, CA. Homes that sold for $642,000, $645,000, $657,000 only a year ago are now going for $520,000, $505,000, $470,000 and another is pending at a list price of $444,000. THAT IS A PRICE DROP OF $200,000!!!!!!! BUYERS!!!! What are you waiting for? Sure a few of these lower prices are due to foreclosures and bank owned properties and brought down the values in the neighborhoods, but what do you think

I have noticed many agents do not do their homework when it comes to listing a property on the Multiple Listing Service. When acquiring a new listing it does not take much to do the research and get answers. When you have a new listing, find out what tract it is located in. Many homeowners are facing a crisis because they cannot pay their mortgages. Yes, I know some of these homeowners didn't read the fine print, or ask the right questions when they acquired the loan. Homeowners don't realize how expensive it is to be a real estate agent. They think we make so much money, but little do they know an agent is held accountable for all of their marketing, MLS fees, advertising, E & O Insurance, signs, lockboxes, flyers, client gifts, gas, phone bills, internet expenses, and expense after expense. We also have to cover our own health insurance, dental insurance & most companies don't offer 401K incentive plans. I don't know about you, but I find myself curious about the real estate market every where I go. I go to visit a friend in another City or County...I can't help myself from going into open houses or picking up flyers on properties for sale, let alone going into model homes in new developments. In order to be the best agent I can be, I feel I have to know the market anywhere and everywhere. This way, when I hear a clients needs, I can direct them to the best possible location for the best price. Who cares if I am on vacation
