real estate agents: Home Inspection Reveals Necessary Repairs - What To Do To Determine Whether You Want To Buy The House - 09/13/08 03:39 PM
A home inspection is required to reveal deficiencies in the property. Hopefully they are not major, as you have spent a lot of time to find your dream home. You don't want to start shopping again, and at the same time don't want to have to spend thousands of dollars the day you move in. When the home inspector finds a problem, they will in some cases be able to provide a ballpark figure for repairs. Some home inspectors have worked in the construction field prior to becoming licensed. They are in a position to offer some prices to correct the

real estate agents: Advertising Real Estate For Sale - 09/12/08 04:24 PM
The other day I was talking with a real estate agent. I asked how business was. They responded that it was dead. Nothing was happening because their phone was not ringing. I then asked how many listings they had. Five right now and working on getting another one in the next couple of days. But nothing is happening right now on any of them. Very few showings and no phone calls. I decided to take it to another level. I asked what they were doing to market and advertise their listings. I'm glad I was sitting down because I was not

real estate agents: 25% Of Residential Real Estate In Canada Is Sold Privately - 09/01/08 05:12 PM
Private sales of real estate in Canada amount to 25% of the market. This number surprises a lot of people, however statistics will verify it. Have you ever bought a new home from a builder? If so, this was a private sale. No real estate agents were involved in the transaction as it was not listed on MLS. The builders representative drafted an offer which contained a condition for a few days to allow your lawyer to review it. If you accepted the agreement, you proceeded with the purchase. So what is so difficult about selling your own home? You market the

real estate agents: Can A Real Estate Agent Really Get 26% More Money When They Sell A House? - 08/19/08 12:14 PM
There is a post on Activerain where the blogger claims that a real estate agent will get about 26% more for a house than the For Sale By Owner seller will. Lets do some math. A Realtor sells a property for $300,000 which is market value. Based on the above statement, the FSBO seller will only get $238,095 for the same home. That's a lot of money to give away. Obviously this statement is not correct. I am currently trying to obtain a copy of the report that makes this claim. How can you even start to compile a statistic like

real estate agents: Where Is The Real Estate Business Headed? - 06/22/08 03:58 PM
On Friday we received 2 calls from real estate owners that are currently listed with a broker. The reason for the call is they are canceling their MLS listing and are going to sell private. These calls were unsolicited. They came across HomesByOwner of Durham Region by our signs and word-of-mouth. In one case the seller was waiting for the cancellation agreement to be signed by the broker. We have an appointment with them next Friday to list their home on our private sale website. In the other, their listing expires in July. They are attempting to cancel, however the realtor

real estate agents: Selling Privately Can Be A Part-Time Job That Pays Well - 06/18/08 03:09 PM
A survey of For Sale By Owner real estate sales indicated that they sold in just over 3 months and sold for 95% of the list price. The savings in real estate commissions totaled more than $10,000. To break this down, let's say that it took 91 days or 13 weeks to sell the FSBO property. The commission savings of $10,000 based on the time period involved would breakdown to $110 a day or $770 a week. Considering this is a part-time job, it is not a bad paying one. If it were a job, you would need to gross around

real estate agents: Adding Your Property To Our HomesByOwner.com Website When You Are Already Listed With A Real Estate Agent - 06/07/08 09:36 AM
We are often contacted by property owners that are currently listed with a real estate broker and asked if they can add their listing to our for sale by owner website. The short answer to this question is no. When you sign a listing agreement with a real estate company, you give them the sole and exclusive right to market your property. Therefore, any marketing you do will be breaching the contract. You could talk to your agent about adding your property to our site, but don't count on them to allow you this form of advertising. The real estate industry is

real estate agents: Working With Offers From Real Estate Agents When You Are Selling Privately - 06/04/08 11:21 AM
When selling privately, you might be approached by a real estate agent that claims they have a buyer that is interested in your property. The agent will no doubt state that you have to sign a listing agreement before they will show the property to their client. They will do this to insure that they are paid a commission on the sale. After signing a listing contract, the buyer might not show up to view the property or the offer could fall through. You will be obligated to continue the listing which could run for 60 to 180 days. This is

real estate agents: Reasons Real Estate Agents Use To Discourage Selling 'For Sale By Owner' - 06/01/08 05:33 PM
The For Sale By Owner revolution is gaining steam. Real estate owners are sick of paying $10,000, $20,000 and even more for something they can do themselves. Real estate agents realize that their business is being threatened by the growth of the FSBO market. The internet has empowered property owners to market their property themselves. They use HomesByOwner.com that provides the tools for a successful private sale. Let's review some of the excuses realtors use to try to convince private sellers that they cannot sell privately. 1. The inability to price the property correctly. They are right. A real estate owner might

real estate agents: Some Real Estate Agents Are Living In The 1980's - HomesByOwner.com Sells Properties Like It Was 2008 - 03/18/08 08:09 AM
That's right, some real estate agents are living in the 1980's. Here is a good example. A few weeks ago I had a real estate owner contact me about listing his property on the HomesByOwner of Durham Region For Sale By Owner website. I went to his home, took the pictures and gathered the information to build a professional presentation on our FSBO site. It was at this time he informed me that he was going to list the property privately but had also made arrangements with a realtor to be listed on the MLS system. A few days later, I dropped off some feature
