Can a real estate agent really get 26% more for a home than a private seller? This is a claim that a realtor made in a post on his blog. On September 18 we posted a comment on the agents post. We asked for verification of this statement so we could read the article. Here is our request. There is a post on Activerain where the blogger claims that a real estate agent will get about 26% more for a house than the For Sale By Owner seller will. Lets do some math. In June 2008, new rules governing Canadian real estate transactions took effect. Buyers and sellers must disclose more personal information than they did in the past. This is intended to combat illicit financial activity and eliminate money laundering. Real estate agents are now required to acquire and verify all personal information. They must also account for the source of deposits submitted for each transaction. In Ontario, all Realtors must disclose when buying or selling real estate. To do this, they will insert a clause in the Agreement of Purchase and Sale. This is the offer form used in the Province of Ontario. They must also complete a ‘Disclosure Statement'. This form answers questions such as why they are buying or selling and any knowledge they have regarding the future use of the property. In the Province of Ontario 2 people can sell real estate. The owner of the property and a licensed real estate agent. In order to be a realtor, an individual must pass the required courses administered by the Ontario Real Estate Association (OREA). Up completion, they submit an application to the Real Estate Council of Ontario (RECO). A license to sell real estate will be issued. An Ontario real estate owner can control their own private sale.
