I read the other day that Bernard Madoff was sentenced to 150 years in prison for the financial scandal that unfolded during the economic down time. His financial empire was exposed to the world. I posted a blog asking everyone if they had a favorite doughnut shop to meet people in the morning. Well, Dunkin' Donuts won hands down. People loved their coffee and doughnuts. I know they have hit Arizona pretty hard when it comes to opening 200+ stores along with heavy advertising on TV, radio and billboards along with streets. The people have spoken on AR. Yes, we had our first stripper arrested in the state of Arizona. A gentleman was arrested for stripping his home that went into foreclosure. This has become a huge problem here in Arizona and around the country. People are stripping their homes to only sell the items to friends and people on Craigslist. There was a person selling items on Craigslist such as molding, kitchen cabinets, bathrooms cabinets and entire fixtures in the house before it went into foreclosure. The FBI is starting to crack down on this crime.

Things are heating up here in Phoenix, AZ. I just took a picture of my temperature inside of my car. Yes, that is 106 degrees hot. I always make sure I drink plenty of water in the desert. I stopped by this lovely yard sale this morning. However, all the good stuff was gone by 8AM this morning. This house is situated on a busy corner of Phoenix. Here is another photo in the field of a bank owned property full of plastic bottles. Why would anyone keep these bottles? These plastic bottles were in the back patio all over the place. The place really smelled bad. I will start taking pictures of things I see in bank owned properties so everyone gets a taste at the homes that I see on a daily basis. It is incredible to me on how some people decide how to live.

PRIVATE MONEY EASY TO FIND - 06/27/09 12:22 AM
I work mainly with investors who want great deals and want to invest the minimum in order to reserve their cash for more deals. So, I have been able to develop relationships with private individuals that will loan their money out to other investors at a normal 18% short term bridge loan in order to get a better return on their money. The private lender is in first lien position on the property. It has been working out quite nicely in my business.

Things are starting to heat up in Phoenix, AZ. Bank owned properties are starting to receive multiple counter offers on properties. Last month a total of 16,865 foreclosures were reported in Arizona, up 3.8 percent from the previous monthand up 31 percent from the same month a year ago. Of that total, 12,749 occurred in Maricopa County, which was up 13.5 percent from April and 31.2 percent from May a year ago. During May Arizona posted the fourth-highest state foreclosure rate in the nation, with one in every 158 housing units receiving a foreclosure filing. I had a situation that happened with a fellow loan officer. I closed on a real estate transaction with private money. I asked my investor to use my Network to do his rate and term refinance. Well, he declined and went out of Network. The other loan officer keep giving him excuses over two months on why he could not get the loan done. I followed this transaction each week. Also, I am starting to see the professional seminars coming to town to teach people how to invest in real estate. People spend thousands of dollars on real estate education and not purchase one property. The workshops provide the motivation and education.
