I was doing a BPO yesterday morning in a gated community. Yes, I had to wait five minutes until another home owner drove out of the subdivision for me to drive in to complete my BPO. SATURDAY PHOTO It was another day in real estate for myself. I took off early this morning to perform three Broker Price Opinions. My first BPO was located in a gated community as you can see in this picture. What am I to do? Well, I wait for another car to come to open the gate so I am able to take my pictures to complete my exterior BPO. Bam, I was inside the gated community in five minutes. It took me another five minutes to complete my pictures of subject property. Just another day in real estate.
I started my real estate career six years ago. I was mentored by a highly successful Realtor in our local community. I learned all the creative methods of investing in real estate such as owner carry back notes, lease options, and private money. I have always been fascinated with private money. It was so much easier to close a property with private money versus conventional financing. The investors only took five minutes to sigh their paperwork at title. Plus, I (0 comments)
It was just a normal day looking at homes before being sold at the court house steps. I had my son with my in the car. He likes to join his Dad in the morning to look at homes before going to school. It is my time to bond with my son. So, he saw this truck full of hay. He says "Hey Dad look at that truck." So, we declared it HAY DAY. Put it in the books. We had a good laugh that day. (6 comments)

PHOENIX FIX AND FLIP CONTINUES TO HEAT UP AT ARIZONA TRUSTEE SALE It amazes me when people tell me "I am waiting for home prices to drop until I purchase a home." Hello! I guess they do not look at the numbers like I do on a weekly basis. I am assisting many real estate investors to Phoenix Fix and Flip homes by purchasing homes from the Arizona Trustee Sales on a daily basis. Why? I find the better deals are at the court house steps. It has been another busy week at the Arizona Trustee Sales with real estate investors purchasing homes with great margins. So, there are times when people are still inside the house when real estate investor purchases the home from the Arizona Trustee Sale. What do I do? That is a great question. Divorce is happening at record levels during these tough economic down times. Divorce is not a pretty picture for anyone involved in it. How does one divide up the money and real estate? I have been contacted several times to list a home involving a divorce. Many times the home represents equity to be split among the couple. NETWORKING WITH OTHER REALTORS IN CDPE DESIGNATION CLASS I finally obtained my Certified Distressed Property Expert(CDPE) designation this past week. Now, they do offer this via online. However, I always enjoy attending a live class to network with other real estate professionals. First, the class was exactly what I needed to better understand on how to better serve people who are upside down on their home. The process is all there for all who wish to learn and implement.
