EXPECT A CALL FROM MY BROTHER NEXT WEEK It is another busy day in real estate. I wrote a recent blog post on TOP 5 REASONS WHY RENTAL UNITS STAY VACANT when it comes to using Realtors. I was inspired to write this blog post because a new real estate investor asked me this question when signing up with me for property management. He informed me that his unit had been vacant for five months and he could not under the reasons from his previous Realtor. Voila! Please read the informative post. Again, there are three main parts when investing in real estate from my experience: Acquisition Rehabbing the home Property management We can all agree that the first two steps go very fast. Step #3 requires a unique skill that many people do not possess. The landlord/tenant relationship can make or break a real estate investor. First time home buyers are being beat by cash deals. Banks and sellers are taking cash over finance deals. So, cash is king in Phoenix. Here is a picture of downtown Phoenix from a different view. I went to the Arizona Science Center with my son on Friday for a class visit. I had a great time with my son. We spent the whole day learning about science and our soloar system. I have to admit that I took a little siesta during the Planetarium movie. The school organized a field trip to the Arizona Science Center. I had a million things to in real estate that day. However, we all need to take time out for the special ones in our lives. Plus, all government and banks are closed today. This is a great time to schedule viewings for properties with clients. So, I was able to book three showings in the same area today. Here is a live shot of an Arizona constable assisting Properties R Us LLC to secure a rental since we obtained a judgment on the tenant for failure to pay rent. Then, he did not move on the date agreed upon court. So, we called in the writ to have the constable with us while we change the locks to secure the home for the next renter. What if they leave their stuff behind? That is a great question. Then, we must store their items for 21 days at (3 comments)
Here is a picture of one of our lovely green pools that we have in Phoenix, Arizona. Are you ready to take a swim? Clearly! The tenant has neglected pool maintenance for quite some time. It is best to pay for the pool service as the owner to ensure the pool is being maintained. This pool will need to be re-plastered and pool equipment will need to be updated to have a functional pool. I spoke with him over the phone last week to learn more about his property and to set realistic expectations before signing up to be his property manager. He had very simple realistic expectations. IT IS BEST TO HIRE A PROPERTY MANAGER WHEN INVESTING IN REAL ESTATE TO SAVE MONEY AND PROTECT ASSETS I have been doing real estate for the past ten years and I have seen many mistakes done by real estate investors. I believe that "REAL ESTATE IS A TEAM SPORT." It is much better when the real estate investor has a network in place when investing in real estate. The easiest parts of real estate investing are the acquisition and rehab of the home in my opinion. Now, the management of the property takes a certain skill set so be successful. (2 comments)
